Heating, Ventilation, and Air Conditioning (HVAC. Maintenance. LANDLORD shall, at its expense, maintain and make such necessary repairs to HVAC equipment, whether or not the HVAC equipment was paid for by TENANT. LANDLORD shall document maintenance on the heating, ventilating and air conditioning system (e.g., filter changes and cleaning methods and procedures).
Heating, Ventilation, and Air Conditioning (HVAC. Maintenance LESSOR shall, at its expense, maintain and make such necessary repairs to HVAC equipment, whether or not the HVAC equipment was paid for by LESSEE.

The Department shall coordinate with GSA in providing an adequate HVAC system and in maintaining HVAC at an acceptable working environment within the temperature and ventilation range outlined in GSA regulations and specifications in offices under GSA's jurisdiction.

The HVAC system will be operational on workdays during the core hours and flexible time bands during which employees are permitted to work, including overtime, compensatory time, and credit hours, and consistent with the provisions of the Master Agreement.

The Contractor shall provide all personnel, equipment, materials, tools, supervision, facilities, and transportation necessary to perform HVAC maintenance and on site emergency repair for all equipment as defined in the Statement of Work (SOW) at the end of this section. Heating, Ventilation, and Air Conditioning (HVAC a) Ventilation and cooling is provided by a floor-by-floor Variable Air Volume (VAV) system served by one (1) roof-mounted, air-cooled liquid chiller of 350 tons nominal capacity. Chilled water is circulated through a closed loop vertical plumbing riser to air handlers located in the equipment room on each floor. Supply and return air ducts are extended from the air handler into the lease area and looped around each floor to supply conditioned air to the VAV terminal boxes. VAV terminal boxes are installed on each floor complete with heating coils, piping and control valves—approximately one VAV terminal box per 1,200 square feet of usable office space. All ductwork and piping are installed “high and tight” against the structural members to allow for lighting and data/communication cabling as part of the Tenant Improvements.

Heating, Ventilation, and Air Conditioning (HVAC. Landlord, at Landlord’s sole cost and expense, shall install additional HVAC unit(s) necessary to provide adequate air conditioning to the existing warehouse portion of the Premises.
