Interior Repairs. Additionally, the Parties agree that the Tenant shall be responsible for any repairs to the interior of the Demised Premises necessary to make the interior presentable and safe for occupancy and use as a school, provided however that said repairs shall be mutually agreed to by both the Landlord and Tenant. Tenant shall not be obligated to restore the Premises upon surrender and shall have no obligation to remove any cabling or wiring on or following the expiration date, unless restoration is necessary to preserve the integrity and functionality of the building at the discretion of the Landlord.
Interior Repairs. Lessee will keep the interior of the Premises, together with all electrical, plumbing and other mechanical installations therein, all heating and air conditioning equipment, and all interior windows or doors serving the Premises, in good order and repair, and will make all replacements thereto as its expense. Lessee will surrender the Premises at the expiration or earlier termination of this Lease, in as good condition as when received, excepting depreciation caused by ordinary wear and tear and casualty damage unless caused by Lessee, its agents, employees or contractors. Lessee will not overload the electrical wiring serving the Premises or within the Premises, and will install at its expense, but only after obtaining Lessor's written approval (which approval shall not be unreasonably withheld or delayed), any additional electrical service which may be required in connection with Lessee's use or occupancy. Notwithstanding anything herein to the contrary, Lessor, and not Lessee, shall be liable for any and all interior repairs which may result from any structural failure of the building, unless caused by Lessee, its agents, employees or invitees. Lessee will repair promptly, at its expense, any damage to the Premises caused by bringing into the Premises any property for Lessee's use, or by the installation or removal of such property, regardless of fault or by whom such damage was caused, unless caused by Lessor, its agents, employees or contractors. If Lessee fails to make such repairs, Lessor may make same, and Lessee agrees to pay, as additional rent, the cost thereof to Lessor promptly upon Landlord's demand therefor, provided such costs do not exceed the lowest acceptable bid from qualified contractors.

Tenant will surrender the Premises at the expiration of the Term or at such other time as this Lease may terminate in as good condition as when received, excepting depreciation caused by ordinary wear and tear, damage by fire or casualty, unavoidable accident or Act of God. Tenant will not overload the electrical wiring serving the Premises or within the Premises, and will install at its expense, any additional electrical wiring which may be required in connection with Tenant's apparatus. Landlord shall keep the roof free of leaks and the Building free of seeping water. In the event Landlord fails to make the required repairs, Tenant shall make such repairs and deduct the cost thereof from future rent payments.
B. Any damage or injury sustained by any person because of mechanical, electrical, plumbing or any other equipment or installations, whose maintenance and repair is the responsibility of Tenant shall be paid by Tenant, and Tenant shall indemnify and hold Landlord harmless from and against all claims, actions, damages and liability, including but not limited to, attorneys' and other professional fees, any other cost which Landlord might reasonably incur as a direct result thereof.

Lessee, at his sole cost and expense, shall perform all repairs and maintenance required to keep the interior of the building in good repair and condition, including but not limited to all plumbing, heating and cooling units, wiring, piping, fixtures, appurtenances, and all glass in windows and doors during the term of this lease.

The lessee shall keep the interior of the apartment in good repair, and the lessor shall not be held answerable for any repairs in or to the same except as herein before specifically provided, and in the case of the refusal or neglect of the lessee, during ten days after notice in writing from the lessor, to make such repairs or to restore the apartment to good condition, such repairs or restoration may be made by the lessor, which shall have the right, by its officers or authorized agents, to enter the apartment for that purpose, and to collect the cost of such repairs or restoration as an additional maintenance fee. In addition to decorating and keeping the interior of the apartment, the lessee shall be responsible for the maintenance or replacement of any plumbing fixtures, lighting fixtures, refrigerators, or ranges that may be in the apartment.
Interior Repairs. Tenant shall at its own cost and expense, take good care of and make necessary repairs, or replacements, to the interior of the Leased Premises, the fixtures and equipment therein and appurtenances thereto, including interior windows, doors, signs, showcases, floor coverings, interior walls, columns and partitions, and lighting. Tenant agrees to maintain in good condition the electrical equipment, heating and air conditioning equipment, and plumbing fixtures in the Leased Premises. Any damage sustained by any party caused by mechanical, electrical, plumbing or any other equipment or installations, whose maintenance and repair is the responsibility of Tenant shall be paid by Tenant, and Tenant shall indemnify and hold Landlord harmless from any and all claims, actions, damages and liability in connection therewith, including, but not limited to, attorney's and other professional fees, and any other cost which Landlord might reasonably incur.
Interior Repairs. Tenant, at Tenant’s sole cost and expense, shall keep the interior of the Premises, including but not limited to all doors, windows and glass, electrical, plumbing, heating, air conditioning and other mechanical installations and equipment used by or in connection with the Premises in clean, safe and sanitary condition and in good order and repair, including replacement thereof, and promptly replace any plate glass which may be broken or damaged with glass of like kind and quality, and will suffer no waste or injury thereto, and quit and surrender the Premises at the expiration of the Term in as good condition as when received, except for ordinary wear and tear. Without limitation of the generality of the foregoing, Tenant, at Tenant’s sole cost and expense, shall promptly make all repairs and replacements to (a) any pipes, lines, ducts, wires or conduits contained within the Premises, (b) Tenant’s signs, (c) any heating, air conditioning, electrical, ventilating or plumbing equipment installed in or serving the Premises, (d) all glass, window panes and doors, and (e) any other mechanical systems serving the Premises. Tenant shall be responsible, at Tenant’s sole cost and expense, for providing all janitorial, cleaning, pest and termite control services for the Premises. All such services shall be provided in accordance with standards customarily maintained for similar shopping centers and Tenant shall maintain, at Tenant’s sole cost and expense, service contracts therefor. Tenant shall provide Landlord with a copy of a fully executed maintenance contract covering heating, ventilation and air conditioning equipment, within the Premises and Tenant agrees to keep such contract in force during the Term of this Lease. Such contract shall be with a contractor licensed to do business in the jurisdiction where the Shopping Center is located and approved by Landlord, and shall cover all parts and labor. Tenant will not overload the electrical wiring and will not install any additional electrical wiring or plumbing unless it has first obtained Landlord’s written consent thereto, and if such consent is given, Tenant will install such wiring or plumbing at its own cost and expense. Interior Repairs. The Lessee covenants and agrees to keep in good order, condition, and repair, excepting for reasonable wear and tear and damage by fire, the exterior and interior portions of all doors, windows, and plate glass, all hearing, plumbing, piping, and sewerage facilities within and serving the Leased Premises, as well as all fixtures, interior walls, floors, ceilings, all wiring, wiring equipment, and building appliances and similar equipment. Unless damaged or broken by fire, the Lessee agrees to replace all glass and glass windows which may become injured or broken in the Leased Premises with glass of the same quality. If the Lessee shall not, within three (3) days after written notice by Lessor of repairs to be made by the Lessee, commence to make such repairs and carry same through with dispatch, the Lessor may make such repairs, and the expense thereof shall constitute a debt by the Lessee payable in addition to rental payments, with interest at the legal rate.
