Lease Rent. The Lessee shall also, effective from the date of signing of this Lease agreement and during the term of the Lease Period, pay Lease Rent to the Lessor at the rate of 2% (Two Percent) + applicable tax of the Total Land Premium per annum (Which shall be calculated on INR 1601 per Sq m) in advance before 1st day of April of every year during the Lease Period, by way of a Demand draft or pay order in favor of the Lessor on a nationalized/scheduled bank having a branch at Raipur. However, the first ground rent shall be for the period commencing from the date of execution of the lease deed till 31st March of the subsequent calendar year in which the lease deed is executed and the same shall be deposited by the lessee at the time of execution of the lease deed. In the last year of subsistence of the lease deed, the ground rent due shall be for the period from 1st April till the lease deed ceases to be in force. Provided that, on and with effect from the thirty-first Year of this Agreement, the Lease Rent payable per annum shall stand increased maximum by 100% (Hundred Percent) of the lease rent prevalent in the thirtieth year, as decided by the NRDA and similarly on and with effect from the sixty-first Year of this Agreement, the Lease Rent payable per annum shall stand increased maximum by 100% (Hundred Percent) of the lease rent prevalent in the sixtieth year, as decided by the NRDA, under the provisions of Chhattisgarh Xxxxxxx Khsetra (Xxxxx Xxxxxxxx ka Vyayan) Niyam.
Lease RentThe Allottee shall pay the rental charges under the Head Lease to the Burdwan Development Authority (BDA) in respect of the land comprised within the Bungalow for the residue period of the Head Lease as also its renewals, if any, to be revised upwards of every 5 (five) years as contained in the Head Lease without any deductions of whatsoever nature and/or kind.
Lease Rent. 5.1 As and by way of consideration for the grant of lease of the Demised Premises by the Lessor to the Lessee, the Lessee covenants and agrees that it shall, during the Initial Term, pay to the Lessor without demand, delay and/or demur by way of Lease Rent from time to time as under: 5.1.1 Lease Rent as stipulated in Item 13 of Schedule II due and payable for the Demised Premises for the period stated in Item 13 of Schedule II. The Lessee shall forthwith furnish to the Lessor a certificate for deduction of tax at source. If the Lessee fails to provide such certificate within 60 days from the end of a financial quarter (other than financial quarter ended 31st March where the no of days is 90), the Lessee shall pay to the Lessor an amount equivalent to the amount of tax so deducted at source. However, in the event the Lessee fails to make the aforesaid payment or provide the certificate as aforesaid, then the Lessee shall pay such amount to the Lessor together with interest at 18% (eighteen per cent) per annum from the due date till the date of payment. Lease Rent. Unless otherwise expressly stated herein, all capitalized words and phrases set out in this Schedule shall have the meaning ascribed to them in the main body of the Lease Agreement of which this Schedule forms a part.

Lease RentThe Concessionaire shall pay to the Authority an annual lease rent (the “Lease Rent”) of INR 1/- (Rupee One) per annum, for 3 acres of land, in consideration of the leasehold right being vested in accordance with the terms of Land Lease Agreement, commencing from the Appointed Date. In the event of earlier termination of this Agreement for any reason whatsoever, no amounts paid by way of Lease Rent shall be refundable to the Concessionaire. The Land Lease Agreement shall be co-terminus with the Concession Agreement. Lease Rent. 3.1 The rent payable by the Lessee to the Lessor towards the lease of the Demised Premises shall be USD 32,659 (US Dollar Thirty Two Thousand Six Hundred Fifty Nine only) per quarter (hereinafter referred to as the “Rent”) effective from the commencement date of the Lease (“Rent Commencement Date”). 3.2 The Rent for each quarter shall be payable in advance on or before the 10th (Tenth) day of the particular English calendar month falling at the beginning of each quarter. Provided that in the event the 10th day of the English calendar month being a non-working day, the Rent shall be payable on or before the next working day. 3.3 The Rent may be enhanced at the time of renewal with mutual consultation of both the Parties.
