LESSOR INSURANCE. Lessor shall maintain public liability and property damage insurance with a single combined liability limit of not less than $1,000,000, and property damage limits of not less than $500,000 insuring against all liability of Lessor and its authorized representatives arising out of or in connection with the Premises or the real property in which the Premises is located. Lessor shall maintain on the building and other improvements in which the Premises are located, a policy of standard fire and extended coverage insurance (with vandalism and malicious mischief endorsements) to the extent of full replacement value.
LESSOR INSURANCE. A. Lessor shall carry and maintain (or cause to be carried and maintained) the following insurance coverages, or their equivalent in scope and amount. Each policy shall list the following as additional insureds (collectively, the “Additional Insureds”): Lessee, all direct owners of Lessee and any Person owning a direct or indirect interest in any direct owner of Lessee, the site and the Utility, as their interests may appear. Lessor shall pay (or cause to be paid) the premiums required to maintain these policies in effect, unless otherwise stated.
LESSOR INSURANCE. LESSOR, totally at its discretion, will procure, pay for and maintain during the term of this Agreement insurance limits and coverage written by companies licensed in the State of Texas. TENANT is encouraged to procure insurance for personal property to cover the loss or damage of same since LESSOR will not be responsible for the personal property of TENANT. All provisions of this Lease Agreement concerning liability, duty and standard of care together with the indemnification provision, shall be underwritten by contractual liability coverage sufficient to include such obligations within applicable policies.
LESSOR INSURANCE. Lessor may provide liability, property and casualty insurance insuring the Lessor, Premises, Buildings and Property from and against all forms and kind of liability, hazards, damage and destruction. All such insurance is for the sole benefit of Lessor and Lessee shall not be entitled to the benefits of such insurance and Lessor and its insurers shall have the right to subrogation from Lessee, as the result of the acts, omissions, willful misconduct and negligence of Lessee, its family members, co-habitants, guests, employees, invitees and licensees.
LESSOR INSURANCE. Lessor will obtain and keep in force a policy or policies of insurance in the name of Lessor, with loss payable to Lessor insuring loss or damage to the Property, Premises and any Lessor-owned improvements located therein. Lessee-owned or installed improvements, alterations, utility installations, trade fixtures, and personal property will all be insured by Lxxxxx as provided in Section 6.5. If the coverage is available and commercially appropriate, the policy or policies must insure against all risks of direct physical loss or damage, including coverage for debris removal and the enforcement of any applicable requirements for the upgrading, demolition, reconstruction, or replacement of any portion of the Property as the result of a covered loss.
LESSOR INSURANCE. Lessor will obtain and keep in force a policy or policies of insurance in the name of Lessor, with loss payable to Lessor insuring loss or damage to the Property, Premises and any Lessor-owned improvements located thereon.
LESSOR INSURANCE a. Lessor shall maintain as a minimum requirement:
LESSOR INSURANCE. From delivery and at all times during the Term, Lessor shall, at its own cost and expense, procure and maintain (i) hull insurance (while in flight or on the ground) against loss or damage to the Aircraft including but not limited to, loss by fire, theft, collision and such other risks of loss as are normally insured against, or as is customary in the industry, in an amount of no less than the market value of the Aircraft as determined by the Aircraft Blue Book Price Digest at the inception of this Agreement or by a third party appraisal of the Aircraft by an appraiser reasonably acceptable to both Lessor and Lessee with the costs of such appraisal for the account of Lessee; (ii) public liability insurance against losses or damages arising from death or bodily injury, or any property damage caused by or due to the operation of the Aircraft, such public liability insurance (a) shall be for a combined limit of not less than US$500,000,000 per single occurrence and (b) shall name Lessee, Trian Fund Management, L.P., Xxxxxx Xxxxx, Xxxxx X. May and Xxxxxx X. Garden as additional insureds.
LESSOR INSURANCE. Lessor agrees to obtain, carry, and continue in force, or cause to be obtained, carried, and continued, during the Lease Term all risk property insurance on the improved portions of the TI Expressway Site (other than the Research East Building or the Leased Premises), on Lessor's personal property and fixtures located therein, and on Lessor's personal property in the Research East Building or the Leased Premises to Lessor's full replacement value thereof, but excluding Lessee's personal property located in the Leased Premises or on the TI Expressway Site.
LESSOR INSURANCE. Lessor shall obtain and maintain insurance ---------------- on the Building, primarily a policy of Combined Single Limit Bodily Injury and Property Damage Insurance insuring against any liability arising out of the ownership or maintenance of the Building and all areas appurtenant thereto in an amount not less than combined single limit of One Million ($1,000,000) Dollars. All such insurance shall be included as part of the CAM charges to Lessee pursuant to Section 4.2 hereof.
