Rent and Rent Review. 5.1 MBC will make an annual financial contribution in lieu of rent on a basis to be agreed. This will include all service charge elements.
Rent and Rent Review. (a) For the first year of the Term, $1,722,470 (plus GST) per annum (b) For the: (i) second, third, fourth, fifth, sixth, seventh, eighth, ninth, tenth, eleventh and twelfth years of the Term; (ii) second, third, fourth and fifth years of the first Further Term (if any); (iii) second, third, fourth and fifth years of the second Further Term (if any); and (iv) second, third, fourth and fifth years of the third Further Term (if any), the Rent is to be increased by the fixed percentage in accordance with clause 13.8 (c) For the: (i) first year of the first Further Term (if any); (ii) first year of the second Further Term (if any); and (iii) first year of the third Further Term (if any), the Rent is to be reviewed to market in accordance with clause 13.1 PROVIDED THAT the Rent payable for the year immediately following each such Market Review Date must not: (a) fall below the Rent payable for the year immediately preceding the relevant Market Review Date in accordance with clause 13.5; or (b) exceed 110% of the Rent payable for the year immediately preceding the relevant Market Review Date in accordance with clause 13.6.
