The RESIDENT is entitled to sell the dwelling installed or located on the site and must not less than 14 days prior to displaying a “for sale” sign in or on the dwelling or the site inform the PARK OWNER of the RESIDENT’S intention to offer the dwelling for sale including if so required by the PARK OWNER details of any sign to be erected.
Sale of Dwelling. If Owner sells or otherwise transfers its Ownership to another party, Owner shall have the right to terminate this agreement by giving Tenants sixty days written notice, notwithstanding any conflicting occupancy rights Tenants may have under a fixed term agreement. EARLY TERMINATION BUY-OUT: If Tenant terminates this lease before its completion on March 31, 2023, Tenant must pay the full rent amount for the remaining months of the term of this lease. ILLEGAL PROVISIONS: Whatever item in this Agreement is found to be contrary to any local, state, or federal law shall be considered null and void, just as if it had never appeared in the Agreement, and it shall not affect the validity of any other item in the Agreement. From my conversation with the landlord, i donʼt think they would consider this contract without such a clause. NON-WAIVER: Should either Owners or Tenants waive their rights to enforce any breach of this Agreement, that waiver shall be considered temporary and not a continuing waiver of any later breach. Although Owners may know when accepting rent that Tenants are violating one or more of these Agreements conditions, Owners in accepting the rent are in no way waiving their rights to enforce breach. Neither Owners nor Tenants shall have waived their rights to enforce any breach unless they agree to a waiver in writing. Sale of Dwelling. Lessee shall not at any time assign or otherwise transfer Lessee's interest in either this lease or the park model recreational vehicle or associated structures without written consent of the Lessor. Lessor reserves the right to approve the purchasing party of the park model recreational vehicle for the purposes of leasing the space upon which the vehicle is situated and such approval will not be unreasonably withheld. Lessor will provide written approval which will be made within three days of written request by the Lessee or provide the reasons for denial in writing. Upon written approval of the purchasing party by the Lessor and acceptance of a valid purchase offer by the Lessee, this Space Lease Agreement between the Lessor and Lessee will terminate at a date specified in the purchase contract and the Lessor will enter into a new Space Lease Agreement with the approved purchasing party.

If the Owner sells the Premises (or the building or property on which the Premises is located, if applicable), or otherwise transfers ownership in such to another party, the new Owner or it’s agent shall have the right to terminate this Lease by giving Tenant written notice at least 60 days prior to such termination. In such event, the termination date provided in this Lease shall be amended and shall become the date of termination provided by Landlord, and Tenant shall deliver possession of the Premises to Landlord by such termination date in the condition required by the terms of this Lease. Tenant shall look solely to the new owner or its agent, for satisfaction of all obligations to this Lease, including but not limited to, return of the security deposit.
