Tenant's Duty. Tenant agrees to keep the premises as clean as the conditions of the premises permit, and to comply with all duties imposed on Tenants by state and local law.
Tenant's Duty. During the Term of this Lease, Tenant will discharge or cause to be discharged any and all obligations incurred by Tenant that give rise to any liens on the Demised Property, it being understood and agreed that Tenant shall have the right to withhold any payment to discharge such lien (or to transfer any such lien to a bond in accordance with Applicable Laws) so long as it is in good faith disputing liability therefore or the amount thereof, provided (a) such contest of liability or amount operates as a stay of all sale, entry, foreclosure, or other collection proceedings in regard to such obligations, or disputed payments are escrowed while the parties negotiate the dispute, and (b) such action does not result in Landlord incurring any expense or liability that Tenant does not agree to reimburse. In the event Tenant withholds any payment as described herein and as a result a lien is imposed upon Tenant’s leasehold interest in the Demised Property which is not transferred to bond within forty-five (45) days of the imposition thereof, it shall give written notice to Landlord of such action and the basis therefor.

Tenant's Duty. Tenant shall indemnify, defend and hold Landlord harmless against and from liability and claims of any kind for loss or damage to property of Tenant or any other person, or for any injury to or death of any person, arising out of: (1) Tenant’s use and occupancy of the Premises, or any work, activity or other things allowed or suffered by Tenant to be done in, on or about the Premises or the Property; (2) any breach or default by Tenant of any of Tenant’s obligations under this Lease; or (3) any negligent or otherwise tortious act or omission of Tenant, its agents, employees, invitees or contractors. Tenant shall at Tenant’s expense, and by counsel satisfactory to Landlord, defend Landlord in any action or proceeding arising from any such claim and shall indemnify Landlord against all costs, attorneys’ fees, expert witness fees and any other expenses incurred in such action or proceeding. As a material part of the consideration for Landlord’s execution of this Lease, except for Landlord’s gross negligence or willful misconduct, Tenant hereby assumes all risk of damage or injury to any person or property in, on or about the Premises or the Property from any cause.
Tenant's Duty. The tenant agrees to watch for the premises as much they care for his own property. Exceptional events (weddings, large reception…) must be submitted to owner’s prior written approval. The premises must be returned in normal usage condition, as provided upon arrival (dishes cleaned and put away, linen and towels gathered, barbecue emptied of ashes, dustbins and bottles dumped, moved furniture returned..
Tenant's Duty. The tenant will keep the demised premises in a clean and healthy condition, in accordance with the ordinances of the town and village, and direction of the proper authorities; The tenant will keep the premises in as good repair as the same are in at the commencement of the term herein provided for, or as they shall be at any time during its continuance, and at the end of said term will deliver the same in as good order and condition as they were at the commencement of this lease or may afterwards be put in during the continuance thereof, reasonable use and wear and damages by fire and other unavoidable accidents alone excepted; the tenant will not place any signs upon the walls of said building, except with like consent, the tenant is entitled to the quiet enjoyment of the demised premises, and shall ensure they or their guests do not spoil the quiet enjoyment of other tenants, nor disturb neighbors; the tenant will not use or occupy said premises nor permit said premises to be used or occupied for any purpose deemed hazardous on account of fire, and will not store, have or keep therein any material or substance which would increase the fire hazard except as provided for in a fire safe storage room, nor shall tenant store, have or keep therein any material deemed a controlled substance due to its biological, chemical or nuclear hazard potential. Tenant must, at Tenant's expense, promptly comply with all laws, orders, rules, requests, and directions, of all governmental authorities, Landlord's insurers, Board of Fire Underwriters or similar groups. Tenant may not do anything which may increase Landlord's insurance premiums. If Tenant does, Tenant must pay the increase as added rent.
Tenant's Duty. Tenant shall:
(a) Provide accurate and relevant personal information to Tenant's Agent regarding Tenant's financial ability to lease real estate.
Tenant's Duty. Tenant shall take good care of the Premises and shall promptly make all necessary repairs and maintenance. All damage to the Premises or Building (including windows and doors) caused directly or indirectly by Tenant, or Tenant's employees, agents, independent contractors, licensees or invitees, shall be promptly paid for by Tenant. If Tenant fails to maintain the Premises as required by this Lease, Landlord may at any time and at its option, cause the same to be put in the condition Landlord deems appropriate, and in such case, upon receipt of Landlord's invoice, Tenant shall, within ten (10) days, pay to Landlord the entire cost of those repairs as Additional Rent. Pursuant to Section 10, Landlord shall have the right to enter the Premises for the purpose of undertaking such work upon the failure of Tenant to do so.
