Tenant shall, at ▇▇▇▇▇▇▇▇'s request, sign the Construction Drawings to evidence its review and approval thereof.
Tenant shall pay Landlord an amount equal to 50% of the estimated additional costs of any change to the Space Plans or the Construction Drawings at the time of such change; Tenant shall pay to Landlord the remaining portion of additional costs incurred in performing the Work because of an event specified in clauses 5(a), 5(b), 5(c), 5(d) or 5(e) of this Exhibit upon Substantial Completion of the Work.
As used herein, "Substantial Completion," "Substantially Completed" and any derivations thereof mean the Work in the Premises is substantially completed (as evidenced by a certificate of occupancy, which may be temporary in nature, subject to a list of outstanding minor items to complete, which Landlord will diligently pursue) in substantial accordance with the Construction Drawings.
As used herein, "Construction Drawings" means the final working drawings approved by ▇▇▇▇▇▇▇▇, as amended from time to time by any approved changes thereto, and "Work" means all improvements to be constructed by Landlord in accordance with and as indicated on the Construction Drawings.
After the Construction Drawings have been approved, Landlord shall cause the Work to be performed in substantial accordance with the Construction Drawings, using contractors and subcontractors selected by Landlord.
