Fire Safety Management Plan definition

Fire Safety Management Plan means the fire safety management plan and measures relating to the Residential Units with open kitchen required to be implemented by the Buildings Department, the Fire Services Department and any other relevant Government authority, which includes any addition or variation thereto from time to time in accordance with the then relevant requirements of the Buildings Department, the Fire Services Department or any other relevant Government authority;
Fire Safety Management Plan means the fire safety management plan of the Development;
Fire Safety Management Plan means the fire safety management plan a copy of which is annexed to this Deed as Appendix 2;

  • Each Owner of Residential Unit with open kitchen shall at his own costs and expenses observe and comply with the Fire Safety Management Plan, in particular the provisions set out in the FIFTH SCHEDULE hereto, and any guideline or direction to be issued or given by the Manager from time to time relating to the implementation of the Fire Safety Management Plan and shall cause his tenants and other occupants of his Residential Unit to observe and comply with the same.


More Definitions of Fire Safety Management Plan

Fire Safety Management Plan means the fire safety management plan and measures relating to the Residential Units with open kitchen (which said open kitchen for the purpose of identification only is marked “OKIT” on the plans (certified as to their accuracy by the Authorized Person) annexed hereto (“open kitchen”)) required to be implemented by the Buildings Department and Fire Services Department and any addition or variation thereto from time to time in accordance with the then relevant requirements of the Buildings Department, the Fire Services Department or any other relevant Government authority;
Fire Safety Management Plan. The fire safety management plan and measures relating to Flats with Open Kitchen defined in Clause (19) of Section IX hereof required to be implemented by the Buildings Department and any addition or variation thereto from time to time in accordance with the then relevant requirements of the Buildings Department, the Fire Services Department or any other relevant government authority. “Flat” A unit (including the balcony and/or utility platform thereof (if any) and, where applicable, the plaster and other internal covering of the External Walls enclosing the Flat and the plaster and covering of the internal surface of other enclosing walls abutting on the Common Areas enclosing the Flat (but not any other part of those walls), all internal walls of the Flat, in the case of a party wall adjoining two Flats only up to the mid point of such party wall, doors to and of the unit, the fire safety provisions within Flats with Open Kitchen (if any), the air-conditioning platforms and/or the flat roofs and/or the roofs thereof (if any) including swimming pool and Jacuzzi (if any) pertaining thereto, and those glass parapets/balustrades/fences thereof not forming part of the Residential Common Areas (if any), those glass parapets / balustrade / fences of the Non-enclosed Areas not forming part of the Residential Common Areas (if any), and the finishes of the internal surfaces of the reinforced concrete parapet walls on the Roof Floor referred to in the definition of “External Wall(s)” in this Recital facing the roof(s) of the Flat, the openable windows (consisting of the glass panel, the whole of the window sash, hinges, locksets and/or handles and sealant around the window sash) of the Flat) in the Residential Accommodation intended to be used for private residential occupation in accordance with the Approved Plans and the units are set out in the First Schedule hereto BUT EXCLUDING all structural walls, columns, beams, slabs (save and except the reinforced concrete roof slabs above the internal staircases from 29th Floor to Roof Floor of Flats A and B on 28/F & 29/F) and other structural elements and supports of the Residential Accommodation.
Fire Safety Management Plan means the fire safety management plan of the Open Kitchen Units of the Development, a copy of which is to be deposited at the management office of the Development pursuant to the provisions of this Deed. As at the date of this Deed, the Fire Safety Management Plan includes, without limitation, those requirements set out in the Fifth Schedule hereto. “Fitting Out Rules” means the rules regulating the fitting out of the Residential Units and the Shops as made, revoked, amended and supplemented by the Manager from time to time pursuant to the provisions of this Deed. “Government” means the Government of Hong Kong. “Government Grant” means the Government Lease more particularly described in the First Schedule hereto as modified by any subsequent variations or modifications thereof (if any) as approved by the Director of Lands. “Green and Innovative Features” means all those green and innovative features which are exempted from the calculation of gross floor area or site coverage or both of the Development by the Building Authority and the Director of Lands, which comprise utility platforms, balconies, Areas for Air-conditioning and non-structural prefabricated external walls and where possible and for the purpose of identification only, they are shown on the Plans. “Hong Kong” means the Hong Kong Special Administrative Region of the People’s Republic of China. “House Rules” means the rules which have been or may be made in accordance with the Ordinance and pursuant to this Deed by the Manager relating to the use, operation and maintenance of the Development from time to time. “Land” means all those pieces or parcels of land registered in the Land Registry as Section A of Aplichau Inland Lot No. 46, Section B of Aplichau Inland Lot No. 46, Section C of Aplichau Inland Lot No. 46 and The Remaining Portion of Aplichau Inland Lot No. 46. “maintain” means operate, service, repair, uphold, support, rebuild, overhaul, pave, purge, scour, cleanse, empty, amend, replace, renovate, improve and decorate or any of such of the foregoing as may be applicable in the circumstances and are in the interest of good estatemanagement.

Fire Safety Management Plan. The fire safety management plan and measures relating to the Estate required to be implemented by the Buildings Department, the Fire Services Department and any other relevant government authority copy of which is deposited by the First Owner at the management office of the Estate and any addition or variation thereto from time to time in accordance with the then relevant requirements of the Buildings Department, the Fire Services Department or any other relevant government authority. “Fire Service Installations for Open Kitchen” The smoke detectors provided within the Flats with Open Kitchen and at the lobby outside such Flats, ancillary alarm system, fire rated wall for the Open Kitchen and sprinkler heads and system provided within the Flats with Open Kitchen.
