Rentable Square definition

Rentable Square. FEET shall mean the Usable Square Feet of the Leased Premises, together with an additional amount representing a portion of the Common Areas, Service Areas and other non-tenant space on floors two (2) through six (6) in the Building. For purposes of this Lease, the parties have agreed that the Leased Premises shall be deemed to consist of 119,644 Rentable Square Feet on floors five (5) and six (6) of the Building (which shall be deemed to consist of 1,056,200 Rentable Square Feet). Tenant shall have the option, which must be exercised by written notice from Landlord to Tenant prior to the Rental Commencement Date, to have the Leased Premises remeasured in order to determine the actual number of Rentable Square Feet within the Leased Premises. The failure of Tenant to provide Landlord with written notice of such election on or before the Rental Commencement Date shall be deemed to be an irrevocable waiver of Tenant's rights to have the Leased Premises remeasured. In the event that Tenant elects to have the Leased Premises remeasured, in the manner and within the time period specified above, then Landlord's and Tenaxx'x xrchitect shall remeasure the Leased Premises within thirty (30) days of the Rental Commencement Date in order to determine the actual number of Rentable Square Feet within the Leased Premises. In remeasuring the Leased Premises, such architects shall calculate the number of Usable Square Feet within the Leased Premises (on the basis specified in Section 1.19 below) and then add the "Common Area Factor" (as defined below) to the number of Usable Square Feet within the Leased Premises in order to determine the number of Rentable Square Feet within the Leased Premises. Landlord and Tenant agree that the "Common Area Factor" shall be fourteen and thirty-five one hundredths percent (14.35%) and that the Common Area Factor is substantially less than the actual number of gross square feet within the Common Areas, Service Areas, and other non-tenant spaces in the Building. Therefore, the Common Area shall not be subject to adjustment.
Rentable Square. As determined pursuant to Section FOOTAGE OF PREMISES: 2.3 hereof, but the Premises are currently estimated to consist initially of approximately 235,000 r.s.
Rentable Square. Feet (Foot) or Rentable Area. The rentable area within the Premises or the Building or any other building within the Project, as the case may be, calculated as follows: (i) in the case of a single tenancy floor, all floor area within the inside surface of the exterior walls of the building excluding only the areas ("Service Areas") used for building stairs, fire towers, elevator shafts, flues, vents, stacks, pipe shafts, and vertical ducts, but including any Service Areas which are for the specific use of the particular tenant, such as special stairs or elevators, plus an allocation of the square footage of the building's elevator equipment room, central mechanical room, ground floor lobbies, and all the Common Area on each such floor; and (ii) in the case of a floor to be occupied by more than one tenant, all floor areas within the inside surface of the exterior walls enclosing the Premises on such floor and measured to the mid-point of the walls separating areas leased by or held for lease to other tenants or from the Common Area, but including a proportionate part of the Common Area located on such floor based upon the ratio which the Tenant's Rentable Area (determined by excluding the Common Area) on such floor bears to the aggregate Rentable Area (determined by excluding the Common Areas) on such floor plus an allocation of the square footage of the building's elevator equipment room, central mechanical room, and ground floor lobbies. No deductions from Rentable Area shall be made for columns or projections necessary to the building.

  • Rentable Square Feet is calculated using the following formula for each type of Space (e.g., office, warehouse, etc.) included in the Premises: ABOA SF of Space x (1 + CAF) = RSF.

  • If this Lease is not terminated, the Rentable Square Footage of the Building, the Rentable Square Footage of the Premises and Tenant's Pro Rata Share shall, if applicable, be appropriately adjusted.

  • If Tenant exercises its Right of First Offer, Landlord shall prepare an amendment (the “Offering Amendment”) adding the Offering Space to the Premises on the terms set forth in the Advice and reflecting the changes in the Base Rent, Rentable Square Footage of the Premises, Tenant’s Pro Rata Share and other appropriate terms.

  • If this Lease is not terminated, the Rentable Square Footage of the Building, the Rentable Square Footage of the Premises and Tenant’s Pro Rata Share shall, if applicable, be appropriately adjusted by Landlord.

  • Changes in Rentable Square Footage shall be effective on the first day of the first calendar month following the change.


More Definitions of Rentable Square

Rentable Square. Feet shall mean the square footage of the Premises measured from the exterior roofline. Landlord and Tenant acknowledge and accept the square footage as set forth in the Lease and neither Landlord nor Tenant shall have the right to demand remeasurement or recalculation of the Rentable Square Feet amounts within the Building or the Premises.
Rentable Square. Feet" as used in the Lease will be deemed to include: (a) with respect to the Premises, the usable area of the Premises determined in accordance with the Method for Measuring Floor Area in Office Buildings. ANSI Z65.1-1980 (the "BOMA Standard"), plus a pro rata portion of the main lobby area in the ground floor and all elevator machine rooms, electrical and telephone equipment rooms and mail delivery facilities and other areas used by all tenants of the Building, if any, plus (i) for single tenancy floors, all the area covered by the elevator lobbies, corridors, special stairways, restrooms, mechanical rooms, electrical rooms and telephone closets on such floors, or (ii) for multiple tenancy floors, a pro-rata portion of all the area covered by the elevator lobbies, corridors, special stairways, restrooms, mechanical rooms, electrical rooms and telephone closets on such floor; and (b) with respect to the Building, the total rentable area for all floors in the Building computed in accordance with the provisions of Subparagraph 1(a) above. In calculating the Rentable Square Feet" of the Premises or the Building, the area contained within the exterior walls of the Building stairs, fire towers, vertical ducts, elevator shafts, flues, vents, stacks and major pipe shafts will be excluded.

However, both Landlord and Tenant acknowledge that neither of these figures was calculated by measuring the areas of actual Common Areas, Service Areas and other non-tenant spaces in the Building and neither Landlord nor Tenant shall have a right to demand remeasurement or recalculation of the Rentable Square Feet amounts for Floors two (2) through six (6) or the Leased Premises.

However, both Landlord and Tenant acknowledge that neither of these figures was calculated by measuring the areas of actual Common Areas, Service Areas and other non-tenant spaces in the Building and neither Landlord nor Tenant shall have a right to demand remeasurement or recalculation of the Rentable Square Feet amounts for Floors two (2) through six (6) or the Leased Premises, and regardless of the actual size of the Building of Leased Premises, such areas shall be deemed to be the measurements set forth in this Section 1.13.
Rentable Square. Feet of Leased Premises" shall be the net usable square feet of the particular First Offer Space as determined in accordance with standard of floor measurement then being used by Landlord multiplied by 1.13. In the event that Tenant shall accept any First Offer Space in accordance with the terms of this Paragraph 30, Landlord and Tenant shall, at the request of either party, execute and deliver an agreement supplemental to this Lease setting forth the terms and conditions of this Lease as the same shall affect the said First Offer Space.
