Lobby Area Sample Clauses

Lobby AreaThe parties acknowledge and agree that the Lobby Area (as defined in Section 7 of the First Amendment) is part of the Premises and the obligations of the parties with respect thereto shall be governed by the Lease. Section 7 of the First Amendment is hereby deleted in its entirety.
Lobby Area. Landlord agrees that Tenant may make such use of and alterations to the lobby area of the Building that Landlord deems commercially reasonable and appropriate under the circumstances of Tenant's majority, but not exclusive occupancy of the Building; including but not limited to, installation and staffing of reception desks and lobby seating and placement of permanent and temporary signage; provided that Tenant's use shall not unreasonably interfere with the use of the lobby area for ingress and egress by the other tenants of the Building. In the event Tenant's use obstructs Landlord's directory for the Building, Tenant shall relocate Landlord's directory at its sole cost and expense to a location approved by Landlord in its reasonable discretion.
Lobby AreaThe Tenant shall be responsible when the Premises are open for business to maintain the adjoining lobby area in a clean and tidy state. The Tenant will clean the counters and wipe up spills on the lobby floor in front of and around the Premises and clean the tables provided.
Lobby Area. Suites adjacent to the Lobby Area shall be maintained by Tenant to present a clean, neat and professional look. Tenants will keep suite entry doors close at all times.
Lobby AreaIn the event that during the term of this Lease the stairway ---------- in the main lobby area is relocated and additional space which is currently common area becomes rentable space, the Tenant shall lease the space upon it becoming available at the same rate per square foot as that then being paid for the first floor space under this Lease. Landlord and Tenant shall continue to share equally the cost of the security for the first floor common area; provided, however, that the Tenant shall be liable for all of the security for its Premises in the event that the lobby area is redone so that the Tenant has its own exclusive entrance to its first floor space.
Lobby Area. Lessor shall, no later than December 31, 2011, after obtaining suggestions from Lessee as to colors and materials, (i) replace all carpets and wall coverings in the Common Areas of the first floor, and (ii) paint the ceilings of the atrium area in the lobby.
Lobby AreaThe Tenant shall be allowed to construct a reception desk in the main lobby of the Building, for use by Tenant as its main reception area, at no additional charge to Tenant. This right shall extend to any renewal period. Tenant acknowledges that it is not leasing the entire Building, and will have to provide access and usage rights to other tenants through and across the lobby area.
Lobby Area. Tenant's right to the Lobby Area as provided in Section 1.1.4 of the Lease is hereby terminated. Notwithstanding any provision in the Lease to the contrary, any and all alterations to the Lobby Area that Landlord elects to perform shall be done at Landlord's sole cost and expense.
