The Sketch Plan is not subject to a development plan or schematic development plan.
The Sketch Plan is intended to be conceptual in nature with an emphasis on building densities, massing, heights and anticipated uses, the locations of open and public use spaces, the general circulation patterns for all modes of transportation, an estimated range of peak hour trips and relationships between existing or proposed adjacent buildings and rights-of-way.
The purpose of a Sketch Plan is to identify general land uses, development intensity, and public benefits for the optional method of development in the CR, CRT, EOF or LSC Zones.
Upon submittal of the Sketch Plan, the Planning, Zoning & Subdivision Administrator shall conduct an initial review to determine whether the proposed Subdivision is a Major Subdivision.
The application shall be accompanied by a Sketch Plan showing the boundaries of the property, the use of adjacent properties, the location of the special event or structure on the property, access and parking provisions, restroom facilities, and other information sufficient to show that the special event or structure complies with the standards set forth in Article 15 and any other applicable standards and specifications of this Ordinance.
