Additional Rentals. The Lessee shall pay Additional Rentals during each fiscal year for which funds are appropriated to pay Base Rentals. The Additional Rentals shall be paid by the Lessee on a timely basis, directly to the person or entity to which such Additional Rentals are owed (except that payments into the Reserve Fund are to be made to the Trustee as provided in the Indenture).
Additional Rentals. In addition to the Base Rentals hereinabove set forth, and as part of the total Rentals payable during the Initial Term and the Renewal Term of the Lease, the Lessee shall pay on a timely basis an amount or amounts (the “Additional Rentals”) for the Initial Term or the Renewal Term to which the following items apply or relate, equivalent to the sum of the following (provided that the Lessee’s liability to pay an Additional Rentals shall arise from and after , 2016):
(i) the reasonable fees, including but not limited to the annual administrative fees of the Lessor, if any, and out-of-pocket expenses of the Lessor relating to the Property not otherwise required to be paid by the Lessee under the terms of this Lease;
(ii) the costs of maintenance, operation, and repair with respect to the Property and utility charges as required under Article 5 hereof;
(iii) the costs of casualty, public liability, property damage, and workers’ compensation insurance as required under Article 6 hereof;
(iv) the costs of taxes and governmental charges and assessments as required under Article 7 hereof;
(v) an amount equal to any sales, use, franchise, succession, capital levy or transfer tax, or any income, excess profits or revenue tax, or any other tax, assessment, charge, or levy (however denominated) levied, assessed, or imposed by the State of Georgia or any political subdivision thereof upon the Base Rentals payable hereunder or upon the Property;
(vi) any amount of interest required to be paid on any of the foregoing items as a result of the Lessee’s failure to pay any such items when due, as required by Section 4.5 hereof;
(vii) any other fees, costs, levies, charges, taxes, assessments or expenses that the Lessor is required to pay in connection with this Lease or the Property; and
(viii) the amount, if any, required to be paid in order to comply with Section 148(f) of the Code or any regulation promulgated thereunder.
Additional Rentals. All amounts that are or shall become payable by the Tenant to the Landlord pursuant to this Lease and whether hereinbefore expressed to be payable as Additional Rent or otherwise than as rent shall be and it is hereby agreed that they and each of them shall be payable as Additional Rent.
Additional Rentals. 5.1 All amounts due Landlord by Tenant pursuant to this Lease other than Base Rent shall be additional rent (“Additional Rent”). Base Rent and Additional Rent are sometimes referred to in this instrument as "Rent". Additional Rent shall be payable without demand, deduction or set‑off whatsoever.
5.2 Tenant agrees to pay: (a) 100% of the total cost of insurance obtained by Tenant in accordance with the terms of this Lease; (b) all real estate taxes levied or assessed against the Premises during the Lease Term; (c) all costs and expenses for repairs to or maintenance of the Leased Premises and the Building as described in Section 16 below, including, as examples and not in limitation, signage, grounds and landscaping maintenance, snow removal, and driveway and parking lot maintenance, repairs, striping, and resurfacing.
(a) Following the Commencement Date, as part of the consideration for the execution and delivery of the Lease and as Additional Rent, Tenant covenants and agrees during the Term of this Lease to pay the real property taxes and assessments relating solely to the Premises prior to delinquency but only as to those applying to the Term of the Lease. Except as otherwise provided in this instrument, payments of such Real Estate Taxes shall be pro‑rated on a daily basis to account for the beginning and termination of the Term.
Additional Rentals. CDOT shall, subject only to Sections 7.01(b) and 8.02(b) hereof and the other Sections of this Article, pay Additional Rentals directly to the Persons to which such Additional Rentals are owed (which, in the case of payments required to be made to fund the Rebate Fund pursuant to the Indenture, is the Trustee) in immediately available funds in the amounts and on the dates on which they are due.

Additional Rentals. In addition to the rentals provided in Section 3.1, and as additional rental charges, Lessee shall pay to Lessor the following sums:
Additional Rentals. (a) No later than two (2) Business Days following the Term Commencement Date, Tenant shall pay to Landlord a non-refundable one-time fixed payment, as advance rent to Landlord for Tenant’s use and occupancy of the Premises, in the amount of Fifty-Four Million Dollars ($54,000,000.00) (the “First Additional Rent”). The First Additional Rent shall be in addition to, and not in lieu of, the Basic Rent payable pursuant to Section 3.01. The First Additional Rent shall be fully earned by Landlord as of such due date, and no portion thereof shall be returnable to Tenant for any reason. The First Additional Rent shall be payable by Tenant by immediately available electronic fund transfer (EFT) via the Automated Clearing House (ACH) Network using such instructions as the Landlord shall provide by written notice to Tenant within ten (10) calendar days of the Effective Date or such other date as is mutually agreed by the Parties.
(b) For each Lease Year or portion thereof occurring during the Term, Tenant covenants and agrees to pay to Landlord a rental towards Landlord’s provision of exterior police and security required by Landlord in connection with the Premises in accordance with Section 7.08 and beyond any policing and security provided by Tenant, without offset or deduction, and without previous demand therefor except as otherwise expressly set forth herein, in an annual amount equal to the Second Additional Rental Rate (such annual amount, hereinafter referred to as “Second Additional Rent”).
