Boundary Survey. The Administrative Agent shall have a boundary survey of the Land as of a date not more than thirty (30) days prior to the Closing Date certified by a registered engineer or land surveyor. To the extent necessary to permit the issuance of title insurance without exception for matters of survey, such survey shall be accompanied by an affidavit (a "Survey Affidavit") of the Management Company, on behalf of the Borrower, in form and substance satisfactory to the Administrative Agent. Such survey shall show the area of the Land, all boundaries of the Land with courses and distances indicated, including chord bearings and arc and chord distances for all curves, and shall show dimensions and locations of all easements, private drives, roadways, and other facts materially affecting the Land, and shall show such other details as the Administrative Agent may reasonably request, including, without limitation, any encroachment (and the extent thereof in feet and inches) onto the Land or by any of the improvements on the property upon adjoining land or upon any easement burdening the Land; any improvements, to the extent constructed, and the relation of the improvements by distances to the boundaries of the Land, to any easements burdening the Land, and to the established building lines and the street lines; and if improvements are existing, (A) a statement of the number of each type of parking space required by applicable laws, ordinances, orders, rules, regulations, restrictive covenants and easements affecting the improvements, and the number of each such type of parking space provided, and (B) the location of all utilities serving the improvements.
Boundary Survey. Lender shall have received in a form satisfactory to Lender, a boundary survey of the real estate certified to Lender and the Title Company issuing the title insurance, dated a date reasonably satisfactory to each of Lender and the Title Company by an independent professional licensed land surveyor, which boundary survey is sufficient to delete any standard printed survey exception contained in the title insurance policy.

Boundary Survey. Upon notice to proceed, the Surveyor will conduct research at the Williamson County Appraisal District/County Clerk’s Office in order to obtain the most recent plat & right- of-way information. The Surveyor will recover ROW monuments and property corners marking the boundaries of the subject properties. Utilizing the records research and data collected from the field survey, the Surveyor shall determine the existing ROW lines and the side property lines of the subject properties. These lines shall be depicted in a boundary base map along with current ownership information. DOCUMENT PREPARATION
Boundary Survey. 1. Establish horizontal and vertical control for the Project based on the High-Accuracy Reference Network (XXXX) and existing NGS benchmarks resulting in a NAD83 2011 horizontal datum and a 1988 NAVD vertical datum. The section line will be the Project survey line for Highway 2. Establish horizontal control lines for intersecting streets. Establish ties to two or more section corners. Final CAD drawings and spread sheets must include point numbers, state plane coordinates and elevations, bearings & distances between aliquot corners, street names, geodetic coordinates, ground based coordinates, scale factors and convergence angles, etc. Prepare and submit .dwg files for all survey and design drawings. Include a copy of all Monument records used in survey.
2. Prepare a Survey Control Diagram for the Project showing existing monuments that were utilized and newly established monumentation. The Survey Control Diagram will be prepared in accordance with CDOT criteria. Control points established for this survey will be monumented with durable monuments for use during construction, and referenced on the Ownership Map.

Boundary Survey. 2.1 Notify affected property owners of pending survey.
2.2 Research and verify existing easements and plats of record at county courthouse for the property.
2.3 Locate existing boundary markers at the time of the survey.
2.4 Prepare boundary survey utilizing AutoCAD Civil 3D for use in right-of-way and easement documents.
Boundary Survey. By no later than October 31, 2017, Seller shall provide to Purchaser a current certified boundary survey performed by a registered Florida land surveyor meeting the requirements of an ALTA/ACSM Land Title Survey. The plat of the survey shows the boundaries of, and states the acreage of the Property, rounded to the nearest one-hundredth (1/100) of an acre. The legal description in Exhibit “A” shall be changed, if necessary, to conform to the survey and to the requirements of the title commitment, if any. If the survey shows (A) any encroachments on the Premises, other than those provided for in Exhibit “C,” that render the Premises unusable as a trail or (B) that the Premises is not contiguous to a publicly dedicated right of way, then such matters so shown shall constitute a “title defect” for the purposes of Section 7 of this Agreement. Purchaser shall notify Seller prior to the end of Inspection Period if any of the encroachments depicted on the boundary survey are objectionable. At the time of Closing, Purchaser shall reimburse Seller for the cost of the boundary survey.
Boundary Survey. It is strongly advised that you secure the services of a licensed surveyor for a full- stake boundary survey with all boundary lines, easements, encroachments, flood zones, total acreage, etc., clearly identified. It is also advised that you not rely on mortgage loan inspection surveys, previous surveys, plat data, or Multiple Listing Services (MLS) data for this information, even if acceptable to your lender.
