Commencement and Ending Date of Term. (a) The term of this Lease shall commence on the date (the ("Commencement Date") on which Landlord delivers the Leased Premises to Tenant with Landlord's Work (as defined in Section 27.28 hereof) substantially complete. Landlord's Work will be deemed substantially complete when Landlord's Work is completed but for minor construction items which do not materially interfere with Tenant's ability to complete Tenant's initial alterations to the Leased Premises or conduct business therein. Landlord agrees to perform Landlord's Work in a good and workmanlike manner, in conformity with the Plans and Specifications attached as Exhibit C and in compliance with all applicable laws and codes. Landlord will correct any defects in materials or workmanship or incomplete items within thirty days after Tenant provides a list of all such defects, such list to be provided within ninety days of Landlord's delivery of possession (provided that if the defects are not reasonably capable of correction within said thirty day period, Landlord agrees to commence correcting the defect within said thirty day period and thereafter complete correcting the defects with due diligence).
(b) Landlord agrees to use commercially reasonable efforts to deliver possession of the Leased Premises to Tenant, free and clear of any tenancies or occupancies and with Landlord's Work substantially completed on or about September 1, 2006 ("Premises Delivery Date"). Landlord agrees to give Tenant at least ninety days' advance notice of the intended Premises Delivery Date and to update same as and when reasonably appropriate if there is a material change in the intended Premises Delivery Date.
(c) The date (the "Rent Commencement Date") on which Tenant is obligated to commence paying the Minimum Rent and additional rent shall be the earlier to occur of (a) seventy-five (75) days after the Commencement Date; or (b) the date on which Tenant opens all or any portion of the Leased Premises for business. (d) The initial term of this Lease shall be for a period of approximately thirteen (13) years running from the Commencement Date through the last day of the month in which the thirteenth anniversary of the Commencement Date occurs (the "Termination Date").

Commencement and Ending Date of Term. The Tenant shall have and hold the Premises for and during the Term, unless sooner terminated pursuant to the other provisions of this Lease, beginning on the Commencement Date.
Commencement and Ending Date of Term. The Tenant will have and hold the Leased Premises for and during the Term which will be, unless sooner terminated under other provisions of this Lease, the period of three (3) years commencing on December 1, 2019 (the “Commencement Date”) and to be fully completed and ended on the November 30, 2022 (the “Expiry Date”}, unless otherwise terminated, renewed or extended pursuant to the provisions of this Lease.

Commencement and Ending Date of Term. (a) TO HAVE AND TO HOLD FOR a term of four (4) years, said term of Lessee's obligation to pay rent hereunder to commence on July 15th, 1999 and to end four (4) years from the commencement date.
(b) Lessor hereby grants and gives to the Lessee the privilege of one (1) renewal of this Lease, at Lessee's option, said renewal for a period of three (3) years, exercisable upon the termination of the initial term of the Lease, so long as Lessee shall not be in default of this Lease. Lessee shall exercise its option to renew by so notifying the Lessor in writing at least six (6) months in advance of the commencement date of such renewal period. The renewal period shall be subject to the same terms and conditions as the initial term hereof except for the rent which shall be at the then current fair market value, but in no event shall it be less than the base rent for the final year of the initial term.
(c) Lessor and Lessee may execute a short form or notice of Lease for recording purpose which short form or notice shall be subject to the reasonable approval of the attorneys for Lessor and Lessee.
Commencement and Ending Date of Term. The term of the Lease shall commence on the earlier of 60 days after Tenant is given formal approval for the change of location of the AmericasBank branch from its location at 0000 Xxxx Xxxxxxx Xxxxxx, Xxxxxxxxx, Xxxxxxxx to the Leased Premises from all regulatory agencies which oversee and examine the operations, standing and status of AmericasBank or the day Tenant opens for business and Tenant's obligation to pay rent hereunder shall commence 60 days after the Lease commences and shall end on the last day of the fifth consecutive full lease year as said term "lease year" is hereinafter defined. Tenant shall have no obligation hereunder until such time as regulatory approval of location change is given. Tenant shall act with due diligence and in good faith to obtain regulatory approval of location change.
Commencement and Ending Date of Term. The term of this Lease and Tenant's obligation to pay rent hereunder shall commence on July 1, 1990. The term of this Lease shall end on the last day of the tenth (10th) consecutive full lease year, as said term "Lease Year" is hereinafter defined, that is on June 30, 2,000. At Lessor's request, Tenant agrees to execute a short form memorandum certifying the commencement and expiration dates of this Lease.

B. The 24th of March, 1997. The date which is applicable under the foregoing part of this Section 4.01 is hereinafter referred to as the "Commencement Date". The Term of this Lease shall end at 6:00 p.m. on the last day of the 5th year following the Term Commencement Date, subject to paragraph 4.02.
Commencement and Ending Date of Term. The Term for Space #134 will commence on the Effective Date and shall expire on the seventh (7th) anniversary of the date when the store first opened for business. The City shall have the option to renew for three (3) additional, one (1) year periods at the City’s discretion and as approved by the Director of Aviation (“Director”), without further Council action. Unless otherwise approved in writing by the Director, Concessionaire shall open all its concessions for business to the public (with all required improvements substantially completed and the Premises fully fixtured, stocked with high quality merchandise and products, and staffed, with Concessionaire prepared to engage in selling high quality merchandise and products and/or services as permitted hereunder) in accordance with the schedule set forth in Exhibit B.
