COMMENCEMENT OF RENTAL. Tenant's obligation to pay rent shall commence on the Lease Commencement Date.

COMMENCEMENT OF RENTAL. 6.1.1. The monthly rental payable by the LESSEE to the LESSOR shall commence on the commencement date and shall be payable monthly in advance by not later than the first day of each month, free of exchange, without deduction, set-off or demand, at any such address as may be designated from time to time in writing by the LESSOR; provided that should the LESSEE commence trading on any date prior to the commencement date, then a pro rata share of rental based upon the number of days during which the LESSEE shall have traded prior to the commencement date and calculated at the rate set out in Clauses H, I, J and L of the Schedule shall be payable by not later than the commencement date.
COMMENCEMENT OF RENTAL. In the event and to the extent Landlord is delayed in substantially completing the Base Building Work or the Landlord's Work as a result of
1. Tenant's failure to deliver to Landlord the Plans on or before the dates specified in Article 2.02 of this Exhibit C, or
2. Tenant requested changes as described in Article 6 after approval of Plans in accordance with Article 2.02 of this Exhibit C, then the Tenant's obligation to pay Rental shall be accelerated by the number of days of such Tenant delay. EXHIBIT C-1 ----------- BASE BUILDING WORK ------------------ The Landlord shall at its sole cost and expense provide a Building Shell consisting of the following (the "Base Building Work"):
(1) Class exterior walls and core walls taped, spackled and ready for finish or building standard paint, in such manner as befits a first- class office building in the District of Columbia.
(2) Unfinished, level and smooth concrete floors installed throughout the Premises, broom clean, with office floors designed for a per square foot load of 80 pounds live and 20 pounds dead.
(3) 120/208 volt and 277/480 volt power supplied on each Floor to the Building core and terminated in branch circuit panel boards.
(4) Men's and ladies' restroom facilities furnished in accordance with the Building Plans and Specifications and located on each floor on which the Premises are located.
COMMENCEMENT OF RENTAL. By execution of this Reservation the Parties individually and jointly represent and agree that they accept and agree to the Terms and Policies set forth by Riders Share in acceptable use of this platform in furtherance of the Riders Share community. Acceptance of this Reservation Agreement shall evidence the Terms under which the Parties have agreed to complete the Rental Transaction. The Renters and Owners Terms include further instructions regarding the process by which a Reservation Agreement may be accepted by both Parties in order to begin the Rental Period, effective upon Owners submission of the Photo Evidence of Xxxxxx’s Valid Driver’s License. The Parties agree that this Reservation Agreement shall only convert into a Rental upon satisfaction of conditions as otherwise set forth in the Terms and Conditions. Nothing in this Reservation Agreement shall be interpreted to waive any fees due to Riders Share on behalf of Renter (i.e. additional Insurance Waivers, After-arising incidental expenses, or Trip Fees. Owners submission of Photo Evidence of Renters Valid ID, shall denote satisfaction of all conditions precedent to Xxxxxx, Xxxxxx’s commencement of Rental and submission of required authorizations as may be required shall manifest their acceptance of all financial responsibility for all charges due subsequent to Reservation to Riders Share, or fees or damages beyond any Insurance coverage selected.
COMMENCEMENT OF RENTAL. Monthly rental payments by Tenant shall commence upon the commencement date as the same is defined pursuant to Section 2 of Article II. In the event that the commencement date of this lease occurs on a day other than the first day of a calendar month, then the base rental payment for said partial month shall be prorated and the amount thereof added to and payable with the regular monthly installment due on the first day of the immediately succeeding calendar month.

Tenant's obligation for the payment of Rental under this Lease for the Premises shall not commence until Landlord has substantially completed all of the Leasehold Improvements as set forth in this Exhibit C, subject only to the completion or correction of the items on the Landlord's punch list, provided, however, that if Landlord is delayed in substantially completing such work as a result of:
(a) Tenant's failure to timely submit and/or approve all the plans and specifications as required by Section 2.02 of this Exhibit C,
(b) Tenant's changes in any plans and specifications, following Landlord approval thereof,
(c) Tenant's request for materials, finishes, or installations other than Landlord's Standard Improvements, including but not limited to any delays caused by the inability to obtain such materials in a timely manner,
(d) Tenant's disapproval, or failure to approve, Landlord's cost estimate for Tenant's Work as required by Section 2.02 of this Exhibit C,
(e) Tenant's failure to make the advance payment required under Section 2.04,
(f) Tenant's interference with Landlord's completion of construction of the Premises during the Pre-Occupancy Entry Period in violation of the terms set forth in Section 3.04 of this lease, or
(g) any other failure by Tenant to comply strictly with the terms of this Exhibit C, Then Tenant's obligation to pay Rent under this lease shall be accelerated by the number of days of such delay (herein called "Tenant Delay"). EXHIBIT D FORM OF COMMENCEMENT NOTICE This Commencement Notice is delivered this day of ___, 199__ by _______________________, a _______________________ ("Landlord") to ___________ , a ("Tenant"), pursuant to the provisions of Section 3.03 of that one certain Office Lease Agreement (the "Lease") dated ____________, 199__, by and between Landlord and Tenant covering certain space on the ____________( ) floor of the building located as 4720 Xxxxxxxxxx Xxxx, Xxxxxxxx, Maryland. All terms used herein with their initial letter capitalized shall have the meaning assigned to such terms in the Lease.
COMMENCEMENT OF RENTAL. Obligations for Phase 1. Tenant's Minimum Rental obligations with respect to Phase 1A and Phase 1B shall commence on the Phase 1 Rent Commencement Date and Tenant's Operating Expense Obligations with respect to Phase 1A and Phase 1B shall commence as of the Effective Date, and both shall end on the Building 1 Termination Date, unless sooner terminated or extended as hereinafter provided.
