Conditions of Premises, Repair and Cleaning. 7.2.1 To keep the interior of the Premises including any Fixtures and Fittings in good repair and condition throughout the Term (excepting only those installations which the Landlord is liable to repair under Section 11 of the Landlord and Tenant Act 1985) and also to keep the interior of the Premises in good decorative order and condition throughout the Term (damage by fire excepted unless the same shall result from any act or omission on the part of the Tenant or any person residing or sleeping in or visiting the Premises). 7.2.2 To use the Premises in a tenant-like manner and to take reasonable care of the Premises including any Fixtures and Fittings and to keep the Premises and any Fixtures and Fittings in a clean and tidy condition throughout the Term. To deliver up the Premises with vacant possession and the Fixtures and Fittings at the determination of the Term in the same condition and order as at the commencement of the Term and in accordance with the Tenant’s obligations and to deliver all keys to the Premises to the Landlord or his Agent 7.2.3 To make good, or compensate for, all damages, breakages, and losses to the Premises and its contents that may occur during the Term caused by the act or omission of the Tenant or any person who is residing or sleeping in or visiting the Premises (with the exception of fair wear and tear). 7.2.4 To keep all electric lights in good working order and in particular to replace all fuses, bulbs and fluorescent tubes as and when necessary. 7.2.5 To replace all broken glass in the Premises promptly with the same quality glass, where the Tenant or any person who is residing or sleeping in or visiting the Premises causes the breakage. 7.2.6 To notify the Landlord or his Agent promptly, and preferably in writing, as soon as any repairs and other matters falling within the Landlord’s obligations to repair the Premises or the Fixtures and Fittings come to the notice of the Tenant. 7.2.7 Upon the Landlord or his Agent giving the Tenant written notice requiring the Tenant to carry out any repairs or other works for which the Tenant isresponsible under this Agreement, to carry out the same within a reasonable time; or authorise the Landlord or Agent to have the work carried out at the Tenant’s expense 7.2.8 To take reasonable precautions to keep all gutters sewers drains sanitary apparatus water and waste pipes air vents and ducts free of obstruction. 7.2.9 To clear or pay for the clearance of any blockage or over-flow ca...

Conditions of Premises, Repair and Cleaning. 7.2.1 To keep the Premises in good Tenantable repair. The Tenant agrees to keep the interior of the Premises, including any Fixtures, Fittings, Furniture and Effects listed on any lnventory provided, in good repair and condition throughout the Tenn, and to safeguard !hem from destruction or damage. 7.2.2 To pay for the replacement or repair of any fittings that are broken, lest, stolen, damaged or destroyed during the Tenn (damage by fire and other insurable risks excepted unless it was the result of any act or omission on the part of the Tenant or any person residing or sleeping in or vislting the Premises) or at the option of the Landlord to compensate for these Items. 7.2.3 To use the Premises in a reasonable manner and to take reasonable care of the Premises including any Fixtures and Fittings and to keep the Premises and any Fixtures and Fittings in a clean and tidy condition throughout the Tenn. Conditions of Premises, Repair and Cleaning. 4.2.1 Keep the Property and its fixtures and fittings including all of the Landlord’s machinery and equipment clean and tidy and in good and tenantable condition, repair and decorative order (reasonable wear and tear, items which the Landlord is responsible to maintain, and damage for which the Landlord has agreed to insure excepted). 4.2.2 Not permit any waste, injury or damage to the Property, or make any alteration or addition to the Property or the style or colour of the decorations. 4.2.3 Notify the Landlord promptly of any wet rot, dry rot or infestation by wood boring insects. 4.2.4 Promptly report any broken glass, and pay on demand the reasonable costs involved in the replacement where the Tenant, his friends or visitors are responsible for the damage. 4.2.5 Undertake promptly any repairs for which the Tenant is liable following any notice being served by the Landlord or the Landlord’s Agent and if the Tenant does not carry out the repairs the Landlord may, after correct written notice, enter the Property, with or without others, to effect those repairs and the Tenant will pay on demand the reasonable costs involved. 4.2.6 To keep all electric lights in good working order and in particular to replace all fuses, bulbs and fluorescent tubes as and when necessary. 4.2.7 To notify the Landlord promptly, and preferably in writing through the Xxxxxx property management software, as soon as any defect, damage, repairs or maintenance issues come to the notice of the tenant; or any loss, damage or occurrence that may give rise to a claim under the Landlord’s insurance.   • Routine Maintenance, Construction, and Repair The NYISO or Connecting Transmission Owner may interrupt interconnection service or curtail the output of the Small Generating Facility and temporarily disconnect the Small Generating Facility from the New York State Transmission System or Distribution System when necessary for routine maintenance, construction, and repairs on the New York State Transmission System or Distribution System. The NYISO or the Connecting Transmission Owner shall provide the Interconnection Customer with five Business Days notice prior to such interruption. The NYISO and Connecting Transmission Owner shall use Reasonable Efforts to coordinate such reduction or temporary disconnection with the Interconnection Customer.

  • Inspection of Premises Landlord and Landlord's agents shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of inspecting the Premises and all buildings and improvements thereon. And for the purposes of making any repairs, additions or alterations as may be deemed appropriate by Landlord for the preservation of the Premises or the building. Landlord and its agents shall further have the right to exhibit the Premises and to display the usual "for sale", "for rent" or "vacancy" signs on the Premises at any time within forty-five (45) days before the expiration of this Lease. Lessee hereby accepts the Premises in their condition existing as of the date hereof, subject to all applicable zoning, municipal, county and state laws, ordinances and regulations governing and regulating the use of the Premises, and accepts this Lease subject thereto and to all matters disclosed thereby and by any exhibits attached hereto. Lessee hereby agrees that all furniture, equipment, machinery and all other personal property, excepting any computers, that are located on or in the Premises as of the date hereof shall remain on the Premises as and when Lessee evacuates the Premises on the Termination Date or any extension thereof.
