Definition of Expenses. For purposes of this Article 4, the following terms shall have the meanings set forth in this Section 4.1. "Tenant's Building Percentage Share", "Tenant's Common Area Expense percentage Share" and "Base Year" shall be as set forth in the Summary. Landlord may adjust these percentages as a result of any change in the rentable area of the Premises or the total rentable area of the Building or the other building in the Complex. "Computation Year" means each calendar year during the Term, including any partial calendar year in which the Term may commence or terminate. "Real Estate Taxes", "Building Expenses", "Insurance Expenses" and "Common Area Expenses" are defined in Exhibit B to this Lease. Exclusions from Definition of "Expenses", including Real Estate Taxes, Building Expenses, Insurance Expenses and Common Area Expenses (collectively "Expenses") as defined in Exhibit B to this Lease.
