Building Expenses Sample Clauses

Building Expenses. All tenants that have access to the Amenities in the Building are referred to herein as the “Collaborative Tenants.” The combined leased premises of all the Collaborative Tenants and the amenity area is collectively referred to herein as the “Collaborative Office.” Tenant will pay a pro-rata share of the total Building Expenses allocated to the Collaborative Office where the numerator is the square footage of the Premises and the denominator is the sum total of the square footage of the leased premises of all Collaborative Tenants including space held by Landlord to be rented by future tenants (“Tenant’s Building Expense Pro-Rata Share”).
Building Expenses. 5.1 Tenant also shall pay to Landlord as additional rent its proportionate share of Building Expenses for each calendar year (and a proportionate amount for any partial calendar year) during the term of this Lease (initial and renewal), whenever such Building Expenses exceed Four Thousand, Nine Hundred Eighty Seven and 50/100 Dollars ($4,987.50) for the Leased Premises. Tenant's pro rata share of all Building Expenses is Ten and 28/100ths percent (10.28%).

Building ExpensesDuring the Term but only commencing as of the Rent Commencement Date, Subtenant shall pay the Building Expenses paid or incurred by Sublandlord in each calendar year of the Term. Sublandlord will prorate the Building Expenses for the calendar year in which the Sublease commences or terminates, as applicable, on a per diem basis based on the number of days of the Term within such calendar year. For purposes of this Sublease, “Building Expenses” shall mean solely (A) a management fee of 2% of Base Rent, and (B) Sublandlord’s cost of insurance in accordance with Section 11(b) below.

Altamira agrees to maintain an account of all monthly expenses and agrees to provide the necessary common area services attributable to the building, and accordingly send a monthly statement and copies of all Utility Invoices and Common Area Maintenance Invoices to B.W. Building Expenses. 6.1 Commencing on the Commencement Date, Tenant shall pay, as Additional Rent, all Building Expenses (as hereinafter defined). 6.2 Building Expenses (and/or “Operating Expenses”) shall mean all reasonable costs and building expenses of every kind and nature paid or incurred by Landlord in operating, insuring, equipping, policing, protecting, lighting, heating, cooling, insuring, repairing, replacing and maintaining that portion of the Premises operated, repaired and maintained by Landlord under this Lease, and the personal Premises used in conjunction therewith. Building Expenses shall include, without limitation, those expenses paid or incurred by Landlord for maintaining, operating and repairing the Premises, the cost of electricity and gas for the exterior area, parking areas and related systems, the cost of steam, water, fuel, heating, lighting, and air conditioning for the Premises, window cleaning, insurance, including, but not limited to, fire, extended coverage, liability, workmen’s compensation, elevator, boiler and machinery, war risk, or any other insurance carried in good faith by Landlord and applicable to the Premises; painting, uniforms, management fees (equal to 6% of the Rent), supplies, sundries, sales or use taxes on supplies or services; janitorial expenses, cost of wages and salaries of all persons engaged in the operation, maintenance and repair of the Premises, and so-called fringe benefits, including social security taxes, unemployment insurance taxes, cost of providing coverage for health and disability benefits, cost of any pensions, hospitalization, welfare or retirement plans, group insurance plans, or any other similar or like expenses incurred under the provisions of any collective bargaining agreement, or any other similar or like expenses which Landlord pays or incurs to provide benefits for employees so engaged in the operation, maintenance and repair of the Premises; the costs of depreciation and maintenance for movable equipment and personal Premises; the cost of the maintenance and repair of the HVAC systems, or of major components thereof; the cost of any capital expenditures (structural or otherwise) to the extent described below; the cost of repairs or other activities arising out of the presence of hazardous substances; the charges of any independent contractor who, under contract with Landlord or its representatives, does any of the work of operating, maintaining or repairing of the Premises; legal and accounting ex...
Building Expenses. Swiminc will continue to operate, maintain, repair, and insure the Natatorium during the period of this Agreement. It will pay for building maintenance, utilities, taxes, janitorial services, heating, air conditioning, water and sewage, lighting and electricity. Janitorial services will include the regular cleaning of the Natatorium, including garbage removal. The Board authorizes the Superintendent to contribute up to seventy five thousand ($75,000) annually towards maintenance, capital and utility related expenses. The Board, in its sole discretion, may contribute amounts greater than seventy five thousand ($75,000) to the cost of capital improvements or repairs to the Natatorium determined by the parties to be necessary for compliance with applicable laws, the convenience of the public in attending athletic events and the safety of students participating in school-related athletic events and practices.
