DESCRIPTION OF PROPERTY AND PROJECT. Xxx Xxxxxxxx and Xxxxxx Xxxxxx, hereinafter Applicant, in collaboration with Peace Ridge Sanctuary in Xxxxxx, a 501-c-3 non-profit organization, have a purchase and sale agreement for a property located at 00 Xxxxx Xxxxxx, Xxx 00, Xxx 000. The property is about 10,890 square feet in size. There is an existing two-story building on the property that is about 5,500 square feet in size (2,750 sq ft/floor). There is an existing residence located on the lower floor, and the second floor has not recently been used for a specific activity. The Applicant proposes to continue to use the lower floor as a residence and to operate a retail space for the Peace Ridge Sanctuary on the second floor. The existing building is handicap accessible from the street, thus, no improvements are needed to exterior of the building to enable handicap accessibility. There also is an existing elevator in the building that the Applicant will make operational to enable handicap accessibility to the retail space on the second floor. There are two existing parking spaces on the property that the Applicant proposes to retain. The Applicant proposes to use on-street parking to address parking requirements for the retail use, including establishing a designated handicap parking space adjacent to Spring Street.
DESCRIPTION OF PROPERTY AND PROJECT. Xxxx Xxxxx (hereinafter Applicant), owner of property at 0 Xxxxx Xxxxxx (previously French & Xxxx), Map 37, Xxx 00 xxx 00 Xxxxx Xxxxxx, Map 11, Lot 149 (previously Consumer’s Fuel) proposes to convert existing buildings on abutting waterfront properties, 0 & 00 Xxxxx Xxxxxx, to multi-use commercial spaces and to significantly expand the existing wharf an existing float array by adding more floats creating a marina. The 0 Xxxxx Xxxxxx property is 1.03 acres in size. The 00 Xxxxx Xxxxxx property is .77 acres. Together the two properties are 1.80 acres. The Applicant owns both of the properties; they are being considered together for the combined uses. 0 Xxxxx Xxxxxx has an existing 2-story building that has approximately 18,000 square feet of interior space. The building was previously used for ship building and repair by French & Xxxx. 00 Xxxxx Xxxxxx has an existing garage that was previously used for vehicle storage by Consumer’s Fuel and is almost 3,500 square feet in size. The Applicant proposes to renovate the garage structure at 00 Xxxxx Xxxxxx for a restaurant and a small retail space. The applicant anticipates the restaurant providing 100-120 seats. A 290 square foot addition is planned to better accommodate a future kitchen. A deck would be constructed on the eastern and southeastern sides of the building to provide outdoor seating. The Applicant proposes to renovate the building at 0 Xxxxx Xxxxxx for retail and relocate the United Xxxxxx’x Market in the space, which would occupy roughly 13,800 square feet. The proposal also includes an addition off the first story, expanding towards the water, 3,242 square feet in size. 3,360 square feet of space would be used for a second restaurant on the site, which would also serve 100-120 seats. A second story deck would be created over the roof of the new portion of the building for an outdoor seating area. The Applicant proposes to expand the wharf by adding a second pier and installing many more floats. as well as installing an emergency launch for the necessary emergency removal of floats prior to impending storms. The proposal for creating a marina has been reviewed by the Harbor Committee which has provided recommendations for Findings and Conditions regarding the floats and marina design . The expanded marina would include 85-90 floats and extend 445' into the harbor. Persuant to the Contract Rezoning ordinance the Harbor Committee is required to make findings and recommendations to the Planning Board ...
