DUTIES OF LESSEE. 5.1 Lessee shall not use the image of the Premises or Project, the name of City or any other identifying sign or symbol associated with the Premises or Project or City to undertake any action or representation than those specifically assigned to Lessee as a duty under this Lease. 5.2 Lessee shall protect and maintain the Premises. Lessee shall assume the responsibility for the guarding and safekeeping of all personal property located at the Premises. 5.3 Lessee shall not make any interior renovation or remodeling or make any major changes to the Premises or remove any objects, which are not the property of Lessee without the prior written consent of the City Manager or her designee.

DUTIES OF LESSEE. In the event of loss or damage of any kind (but not beyond economical repair) to any Item of Equipment during the Lease Term and thereafter until such Item of Equipment has been returned to Lessor, as herein provided, the Lessee, at the option of the Lessor but at the sole cost and expense of Lessee, shall: (1) Place the same in good repair, condition, and working order; or, (2) Replace the same with like Item of Equipment in good repair, condition, and working order.
DUTIES OF LESSEE. 14.1 LESSEE shall allow access to the Leased Premises by LESSOR or its authorized representatives at any reasonable time during the Lease Term for any purpose within the scope of this Lease. 14.2 LESSEE shall not use the Leased Premises at any time for any purpose forbidden by law.
DUTIES OF LESSEE. LESSEE will use and store the Equipment in a careful and proper manner and will not permit it to be operated or used in violation of any and all applicable manuals, user guides, instructions, or applicable federal, state or local statute, ordinance, rule or regulation relating to the possession, use or maintenance of the Equipment as specified by the manufacturer.
DUTIES OF LESSEE. Lessee agrees to, in addition to other duties as specifically set forth within this Agreement, perform the following: A. Acquire necessary permits and licenses associated with the lawful operation of its business upon the Premises and keep the aforementioned in good standing. B. Comply with all Airport Minimum Standards and Regulations, Ground Transportation Rules and Regulations, all County resolutions, all City ordinances, all State and Federal laws and regulations, Public Utilities Commission, and all applicable sales and use tax requirements, effective at the time of this Agreement hereafter established. C. Maintain and provide, as requested by the Lessor, accurate records pertaining to the terms and conditions of this contract, together with federal, state and local tax returns of Lessee relative to Lessee’s sales activities. It shall be assumed that all passenger fares shall be attributable to the Airport, as provided in section 4 and 5 unless written documentation sufficient to demonstrate otherwise is provided. D. Provide all janitorial, janitorial supplies and general maintenance services to leased area. E. Keep the area clean, including cleaning or replacing carpeting if needed, in order to maintain a professional business environment.
DUTIES OF LESSEE. Lessee must use the Equipment in a careful and proper manner, and will not permit any Equipment to be operated or used in violation of any applicable federal, state or local statute, law, ordinance, rule or regulation relating to the possession, use or maintenance of the Equipment. Lessee shall use the Equipment in accordance with any applicable vendor's or manufacturer's manuals or instructions, by competent and fully qualified personnel only. Lessee shall reimburse Lessor in full for all damage to the Equipment arising from any misuse or negligent act by Lessee, its employees, and its agents. Lessee shall indemnify and hold Lessor harmless from all liabilities, fines, forfeitures or penalties for violations of any statute, law, ordinance, rule or regulation of any duly constituted public authority.
DUTIES OF LESSEE. Lessee must use the Property for decoration and display as installed by Lessor in a careful and proper manner, and shall not knowingly permit any Property to be used in violation of any applicable Law, the effect of which violation could adversely affect either the value of the Property or Lessor’s title thereto.

DUTIES OF LESSEE. The Lessee shall faithfully perform the following duties: (A) Place the recreational vehicle (“RV”) or trailer only in a location designated by the Lessor and will have exclusive use only of the area physically occupied by the trailer and the lot upon which it sits. (B) Use the RV and Recreation Area only during the normal one hundred and eighty (180) day recreational season as set forth by Lessor. If Lessee’s RV is moved in prior to the move in date set by Lessor, Lessee will have twenty-four (24) hours to remove it. If it is not removed within twenty-four
DUTIES OF LESSEE. (a) Lessee shall be responsible for controlling Johnsongrass, thistles, and other noxious weeds on the premises in compliance with Title 9, Subtitle 4 of the Agriculture Article of the Annotated Code of Maryland (as amended) and other applicable laws and regulations. If there is Johnsongrass on the premises, a plan of compliance shall be filed with the Maryland Department of Agriculture and a copy sent to the Lessor. (b) Lessee shall farm the aforesaid property in a husband like manner and in accordance with the customary farming practices for Xxxxxxxx County, Maryland, and shall not use the land for any other purposes. (c) Lessee shall permit employees of the Lessor to enter upon the lands in pursuit of their assigned duties and to inspect the premises. (d) Lessee shall surrender the land at the conclusion of this Lease with a suitable ground cover approved in advance by Lessor. (e) Lessee shall maintain the “pH” and fertility levels of the soil at their current levels. Lessee shall complete an annual soil test and submit a copy of the results to the within the period of this agreement... The above shall be conducted in accordance with the procedures prescribed by the University of Maryland, Maryland Cooperative Extension. (f) Lessee shall furnish all labor and equipment, and Lessee shall also provide at Lessee’s expense, all seed, fertilizer, herbicides and time. Lessee shall also keep the ditches on the property clear and maintain the fences, if any. (g) Lessee shall not remove any fencing, building, structures, boundary markers, soil or trees, or alter or damage roads, ditching, hedgerows, or commit any waste on said premise without written consent of Lessor. (h) This Lease does not convey hunting rights. Lessee acknowledges and agrees that the County, in its sole discretion, may sell or grant hunting rights on the Property in the future by a process to be determined in the discretion of the County. Lessee shall be eligible to obtain hunting rights through such process. Should the Lessee determine that the exercise of hunting rights on the Property interferes with Lessee’s operations, Lessee may terminate the Lease at the end of any year. Nothing in this Lease shall prevent the Lessee from exercising any rights with respect to seeking damages from third parties hunting on the Property, whether by permission of the County or otherwise. DUTIES OF LESSEE. A. Lessee shall assume all obligation, liability and expense concerning possession of the Leased Web Site, and for its use, operation and condition during the Lease Period. Lessee shall, at Lessee's expense, maintain the Leased Web Site in good condition and operating order. Lessee agrees to continue the operation of the Leased Web Site throughout the entire Lease Period. B. Lessee hereby agrees to operate, maintain, and conduct Lessee's business on, the Leased Web Site according to regularly accepted high standards and will use its best efforts to create, maintain and promote a decent, acceptable, respectable, tasteful and professional image and reputation for the Leased Web Site. Lessee hereby agrees to consult and cooperate with Lessor, and take under serious considerations suggestions made by Lessor, in this regard. Any unresolvable disagreement regarding the effects on the image and reputation of the Leased Web Site of Lessee's operation, maintenance and use of the Leased Web Site or the Domain Name shall be submitted to arbitration in Dade County, Florida pursuant to the rules of the American Arbitration Association, Commercial Division. C. Lessee shall be solely liable and responsible for obtaining, maintaining, keeping and/or reobtaining any and all approvals, authorizations, licenses, variances and/or permits from any private party and/or from any governmental and/or quasi-governmental agencies required and/or suggested for and/or in connection with the use of the Domain Name and the Leased Web Site. D. Lessee is liable for, shall be required to pay on or before their due dates, all sales taxes, use taxes, personal property taxes, and any other taxes or governmental charges imposed on the Leased Web Site or the Domain Name or based on the amount of lease payments to be made under this Agreement. Lessee shall promptly notify Lessor and send Lessor copies of any notices, reports, and inquiries received by Lessee from taxing authorities concerning delinquent taxes, fees, charges, or other assessments. If any taxing authority requires that a tax as described in this Section be paid to the taxing authority directly by Lessor, Lessee shall, on notice from Lessor, pay to Lessor the amount of the tax, together with the next lease payment. Lessee shall have the right at Lessee's own expense to contest the validity or amount of any tax referred to in this Section by legal proceedings promptly instituted and diligently conducted.
