General Building Policies. (Initial) ● Use of illegal drugs, smoking, and/or gambling is not permitted in the El Dorado Civic Center. ● Only those rooms specified on the agreement will be available for use by the lessee. ● All minors on the premises must have adequate adult supervision. ● The City of El Dorado cannot be responsible for accident, injury or loss/damage of personal property. ● Rules and regulations are subject to change at the City’s discretion. ● The Fire Department has the right to walk-through the building at any point during the event to check the occupancy and ensure compliance with the fire code. ● The lessee signing this agreement agrees to be the responsible party. ● All activities shall end at 12:00am on the date following the final day of the lease agreement unless special permission has been granted and approved by the Civic Center management. All guests, decorations, and items not provided by the Civic Center must be out of the building by the designated time or the lessee will be subject to an additional charge. Hold Harmless Agreement: (Initial) ● The lessee as well as their representative organization or group, agrees to defend, indemnify and hold harmless the City of El Dorado, its officers, employees and agents from any and all claims for injury to person (including death) or property arising out of, or in any way connected to its/our use of the rented Civic Center space except to the extent any such claims may arise from any act or omission of the City of El Dorado. I have read the procedures for use of the El Dorado Civic Center and agree to abide by the regulations set forth by the City of El Dorado. I assume responsibility for any damages that might occur during my use of the facility. Tenant must use and maintain the Leased Premises in a clean, careful, safe, and proper manner and in compliance with all Applicable Laws, including Applicable Laws pertaining to health, safety, disabled persons, and the environment; provided, however, that Tenant shall not be required to make any structural changes or repairs to the Leased Premises unless the need for such structural changes or repairs is caused by Tenant, its agents, employees, invitees, or others for whom Tenant is responsible pursuant to the terms and provisions of this Lease. Notwithstanding anything to the contrary contained elsewhere in this section, it is expressly agreed and understood that Tenant’s obligation to comply with all Applicable Laws does not apply to any violations of Applicable Laws that (a) were in effect and (b) were being violated or with which the Leased Premises was not in compliance immediately prior to the time Tenant accepted the Leased Premises, including without limitation any existing environmental contamination. Tenant will comply with the rules and regulations of the Leased Premises adopted by Landlord in its reasonable discretion. All such rules and regulations and changes and amendments thereto will be sent by Landlord to Tenant in writing and shall thereafter be carried out and observed by Tenant.

  • Changes in Insurance Requirements Not more frequently than once annually, if in the opinion of District the amount of the foregoing insurance coverages is not adequate or the type of insurance or its coverage adequacy is deemed insufficient, Contractor shall amend the insurance coverage as required by District's Risk Manager or designee.
