JOINT AND SEVERAL AGREEMENT. All TENANTS who sign this Lease are jointly and severally responsible for payment of rent to the LANDLORD and for Damages caused to the rental unit (late fees, physical damage, unpaid utility bills, rent in the arrears, etc.). Failure to meet the terms and conditions of the contract by one or more of the TENANT(S) shall be considered a failure of all TENANTS to meet the terms and conditions of the contract and shall make all equally responsible.

JOINT AND SEVERAL AGREEMENT. Responsible Party agrees to all of the terms and conditions herein and undertakes the full and legal financial responsibility for paying Student’s tuition, fees, and other charges promptly as provided in this Agreement. JOINT AND SEVERAL AGREEMENT. Each TENANT is jointly and severally responsible for the total rent and all covenants and conditions of this Lease Agreement. This means that each TENANT who signs this Lease Agreement is responsible not only for his or her individual obligations but also for the obligations of all other TENANTS. This includes paying rent, physical damage, unpaid utility bills, rent in arrears, and performing all other terms of this Lease Agreement. Failure to meet the terms and conditions of this Lease Agreement or any law shall be considered a failure of all TENANTS and shall make all equally responsible. A judgment entered against one or more TENANT does not bar an action against the others.

Under Michigan law, a landlord is obligated to keep rental property in reasonable repair and to comply with health and safety laws. Residents are to maintain the premises in a safe and sanitary condition.
