Maintenance Charge. On and from the Possession Date, and irrespective of whether the Purchaser takes actual physical possession of the Composite Unit or not, the Purchaser shall become liable to bear and pay the proportionate share of the Common Expenses mentioned in Schedule-F within 7 (seven) days of being called upon to pay the same.
Maintenance Charge. Maintenance Charge. 9.01 Maintenance Charge - We will deduct an annual maintenance charge as shown in the Contract Schedule from the Certificate Holder's Account during the Accumulation Period. We will deduct the maintenance charge on the anniversary of the Effective Date of the Certificate for the Certificate Holder's Account. 4.2.1 The County will provide notice to the City after booking a City Inmate in order to give notice that the City Inmate has been booked and to provide the opportunity for release to the City if the City so desires. Such action will take place as soon as reasonably possible but no later than the next business day after booking. A City Inmate released within six hours of booking will result in no Maintenance Charges.
4.2.2 The County will provide notice to the City of the billing status of its Inmates for the prior calendar day in cases where confinement is the result of multiple warrants or sentences from two or more jurisdictions. As of the date of this Agreement, this notice is provided to the City once each business day when applicable. The intent of this program is to allow the City to take custody of a City Inmate if they so desire after the other jurisdictional warrants are resolved and thereby prevent unnecessary Maintenance Charges.
4.2.3 The Parties may amend the notice requirements of Sections 4.2.1 and 4.2.2 by administrative agreement signed by both the Chief Executive Officer of the City and the King County Executive.
Maintenance Charge. The Purchaser shall pay the Maintenance Charge from the Possession Date mentioned in Schedule-R. The rate of the Maintenance Charge at any given point of time will be fixed on the then prevailing market prices, costs and/or rates. The Maintenance Charge and all other charges that the Purchaser will be required to pay will be calculated on the Super Built-Up Area of the Unit of the Purchaser mentioned in Schedule-M. In case the Purchaser defaults in making any payment to the Developer, Phase Association or the Complex Association, as the case may be, within the time stipulated to make such payment, hereafter referred to as the "Default Amount", the Developer, Phase Association or the Complex Association, as the case may be, shall be entitled to withhold all or any of the utilities, facilities and/or services to the Purchaser till the entire Default Amount and the interest thereon is paid. The Developer, Phase Association or the Complex Association, as the case may be, shall further be entitled to charge interest on the Default Amount or the unpaid part or portion thereof, @ 2% (two per cent) per month, compoundable monthly, till the Default Amount including damages suffered or costs incurred due to delay in making payment of the Default Amount or for realisation of the Default Amount is fully paid.

Maintenance Charge. Tenant shall pay to Landlord, as additional rent in the manner provided in Section 3.3, a monthly maintenance charge to defray the operating cost of the common areas and facilities. The amount of the monthly maintenance charge shall be equal to Tenant's pro-rata share of the operating costs for the prior calendar month, which share shall be determined by multiplying such costs by a fraction, the numerator of which is the rentable square feet of the leased premises and the denominator of which is the total occupied building rentable area on the first day of such prior lease month. For purposes of this paragraph, the term "operating cost of the common area and facilities, common fixtures and building systems" means the total cost and expense incurred in operating, lighting, policing, cleaning, managing, maintaining the common areas and facilities actually used or available for use by Tenant, but specifically including, without limitation, the cost of gardening; re-carpeting, retiling or any other floor resurfacing; the cost of public liability and property damage insurance and vandalism insurance; the cost of fire and extended coverage insurance and plate glass insurance in common areas; utility expenses for lighting; personal property taxes; maintenance cost for equipment and building systems including replacement when necessary; minor roof repair and patching; subsidies and other payments which the building may be required to pay public bodies, including those for traffic signals and controls for fire protection; repairs; the cost of resurfacing, painting and sanitary control; the cost of snow, trash, rubbish, garbage refuse removal; and the cost of personnel to implement all such services, including policing and maintaining traffic control on the common areas and facilities and resurfacing of common areas, Also included are any future improvement costs to common areas which may be required under the Americans with Disabilities Act. Tenant is not responsible for any initial upgrades or.betterments to common areas that Landlord elects to make to bring the existing common areas, at the time of Landlords purchase of the building, up to Landlords desited level of appearance and performance. Notwithstanding anything to the contrary in the lease and only to the extent that the operating cost of the common area and facilities, common fixtures and building systems exceeds the minimum charge of $3.00 per square toot of leased premises pursuant to Section 3.3 hereof...
