Monthly Maintenance. As required or noted by the Contractor’s Monthly Elevator Inspections, the Contractor shall complete the following maintenance activities monthly for each elevator.

1.2.2 Tightening of belts, foundation bolts of equipment, alignment of belt pulleys and couplings.
1.2.3 Examining dampers & operating linkage for smoothness.
1.2.4 To check the gland /seal, coupling of units.
1.2.5 To check the valve, safety controls, mechanical, Electrical/ Electronics and inter-locking of the various equipment.
1.2.6 To check all ducts/insulation/proper positioning/damage and rectifying the same where ever required.
1.2.7 Inspect/check entire line for leakage and rectification of leakage, if any.
1.2.8 To check and lubricate (if required) the bearing of the pumps/fans/motors and keep the proper record.
1.2.9 To check the foundation bolts of the units/motors and to take the necessary action if required.
1.2.10 Check the quantity of Air flow from various out lets in each room/ Area as per drawings and do adjustment of dampers, etc. as and when required.
1.2.11 Check the performance of equipment of HVAC plant for proper functioning.
Monthly Maintenance. Using approved standard operating procedures, cleaning materials, and equipment; provide the following services during the 2nd week of every month: Clean and disinfect refrigerator. Damp clean all wood base molding. Perform high dusting on ceiling vents, top of book shelves and wainscots. Clean interior and exterior of all glass windows and skylights.
Monthly Maintenance. The maintenance term and any renewal terms are detailed in the Proposal. The Agreement becomes effective upon acceptance of the Proposal at our headquarters in Fremont, CA (“Effective Date Unless otherwise specified in the Proposal, the Agreement will automatically renew on a month-to-month basis with new prices calculated at the then-current list pricing ("Rack Rate") or until either party terminates the Agreement per Section 10 Either party may terminate a contract by providing written notice at least 30 days prior to the intended termination date or upon expiration of the Contract term, whichever is later. EMI reserves the right to suspend our services or terminate the Contract in cases of material breach of your obligations or violation of law. If suspension is remediable, we will provide notice of the actions required to reinstate the services or Contract. Failure to comply within 10 days may lead to permanent termination. Customer may terminate the Contract immediately upon written notice if we commit a material breach and fail to remedy it within 30 days. We may amend these Terms of Service with at least 30 days prior written notice. If a material amendment occurs, Customer may request good faith negotiations regarding the changes. Failure to reach mutual agreement within 30 days allows Customer to terminate the Contract immediately upon written notice. Termination does not absolve Customer of any outstanding payment obligations to EMI up to the termination date.
Monthly Maintenance. A. Contractor shall schedule monthly maintenance at least one week in advance and provide a written schedule of preventative maintenance work to be performed, including a breakdown of the tasks, i.e. adjustments, cleaning, and lubrication of each elevator.
B. Contractor shall ensure all lubricants are of the proper composition, quality, and grade for the purpose used.
C. Contractor shall check the following items for proper operation: machine motors, generators, brushes, fuses, controller, selectors, worm gears, thrusts, bearings, brake magnet, coils or brake motors, brake shores, windings, rotating elements, contacts, coils, resistances for control and motor circuits, magnet contact frames, leveling devices, guide rails and supports, traction sheaves, deflector sheaves, contacts for car doors or gates, car door operation devices, push buttons, annunciators, indicators, hall lanterns, bulb replacements, hydraulic cylinder, plunger, pumps, valves and other elevator signal scheduling and accessory equipment complete, where included as part of the elevator installations at the time of the bid for this work is submitted.
D. Supply, clean and replace any parts necessary by wear and tear that are part of routine industry standard maintenance. Cost for parts shall be included in the cost of maintenance. Parts include, but are not limited to, the following: hoist way, enclosures, hoist way door panels, frames, and xxxxx are excluded, as well as replacement of fluorescent light tubes in elevator car. Only parts that are correctly designed and suitable in all respects shall be used in the maintenance of the elevator. Contractor shall have, and maintain on hand locally, a supply of spare parts sufficient for the normal maintenance.
E. Contractor shall provide a written proposal for any parts that are excluded from maintenance to the Headquarters Facilities Coordinator. Any repairs will be performed outside this contract.
F. Examine and equalize tension of all hoisting ropes. Renewing of all hoisting ropes, including governor ropes, whenever necessary to ensure maintenance of adequate safety factor as designated by the State Elevator Inspector. If repairs and/or replacement of any electrical wiring, conductors or fuses extending to the elevator from mainline switch in the machine room and outlets in the hoist ways is needed, Contractor shall provide a written proposal to the CHP Facilities Coordinator. Repairs will be done outside of this contract.

Monthly Maintenance. Air Filters- Check and replace as necessary. If this is a permanent filter it needs to be cleaned regularly. Check filters a minimum of every 2 weeks and cleans or replace if required. Dirty filters restrict air flow considerably. • Fans and Drives- Check for worn or loose belts; adjust or replace as necessary. • When it is necessary to replace one belt in a set, the entire set of belts should be replaced. • When fan belts are replaced, they could be retightened 24 to 48 hours after they are put into service. Check that fan bearing and locking collar set screws are tight, and lubricate bearings using high-quality lithium grease. • Refrigeration Charge-Check the refrigerant sight glasses. When the refrigerant charge is correct, there should be no bubbles in the sight glass. If no sight glass, check super-heat and sub-cooling. • Condensate Line-Check that the line is free from obstructions. Always keep the condensate trap and lines free and clear. • Unit Interior/Exterior- Check for torn insulation and repair if necessary. Check for scratches, nicks, rust, etc., and repaint promptly. • Long Entries-Check and record in the logbook the following actual operating values and the values read from the computer display:
