Maintenance, Repairs and Utilities. A. Tenant shall keep and maintain the Premises and any designated improvements, equipment, and fixtures comprising part of the Premises in a neat, clean, safe, and sanitary condition. Tenant shall not allow any trash, debris, refuse, or any other waste material to accumulate on the Premises. Tenant shall promptly remove from the Premises all trash, debris, refuse, or any other waste, except for those pre-existing conditions described in Exhibit B. Tenant shall, at Tenant's sole cost and expense, remove and dispose of all such trash, garbage, and debris. Tenant shall participate in and comply with any recycling program in effect in the municipality in which the Premises are located. Where public access to the Premises is a required condition of this Agreement, Tenant shall not be responsible for removal of trash, garbage, and debris deposited on the Premises by the public.
B. Tenant shall keep and maintain the Premises and designated improvements in good repair and condition. Landlord and Tenant agree that the base condition of each designated improvement to be maintained by Tenant is as described in Exhibit B. Tenant shall, at all times, keep and maintain the Premises and all designated improvements, utility systems, structural components, equipment, and fixtures comprising part of the Premises in such condition as to minimize the effects of deterioration from age, use, and damage. Tenant shall deliver up peaceable possession of the Premises to Landlord upon the expiration or any termination of the Agreement in as good repair and condition as they were delivered at the commencement of this Agreement, ordinary, wear, loss by fire, or unavoidable destruction excepted. Except as provided in Xxxxxxxxx 00, Xxxxxxxx shall not be required to maintain or repair the Premises or maintain, repair, or replace structures, structural components, utility systems, equipment, or fixtures comprising part of the Premises.
C. Tenant shall be responsible for the payment of all utility services including, but not limited to, heating, electricity, gas, telephone, water and sewage. Landlord is not liable for any inconvenience, harm or damage caused by any stoppage or reduction of services not resulting from Landlord's act, omission, or neglect. Such stoppage or reduction shall not justify or excuse Tenant from paying Rent to Landlord.

Maintenance, Repairs and Utilities. (a) The Authority shall throughout the Agreement Term and at its own expense (i) keep and maintain the Project and all parts thereof in good repair and operating condition, making from to time all necessary repairs thereto and renewals and replacements thereof, and (ii) keep the Project and all parts thereof in safe condition and free from filth, nuisance or conditions unreasonably increasing the danger of fire.
(b) The Authority shall contract in its own name and pay for all utilities and utility services used by the Authority in, on or about the Project, and the Authority shall, at its sole cost and expense, procure any and all permits, licenses or authorizations necessary in connection therewith.
(c) The City and State shall have no obligation to provide any funding for the operations or maintenance of the Project. However the City and the State, if requested, will support the Authority in finding funding to assist with operations and maintenance of the Project, including but limited to, the creation of a Community Improvement District and/or Transportation Improvement District for the Project Site, with each district having the power to impose a sales tax up to one (1) percent.
Maintenance, Repairs and Utilities. 9.1 Tenant shall keep and maintain the Leased Premises, as identified in Schedule “B”, in a neat, clean, safe and sanitary condition.
Maintenance, Repairs and Utilities. (a) The Lessee covenants and agrees that throughout the Lease Term and at its own expense it will maintain, preserve and keep the Project Site and all parts thereof in good repair, working order and condition, and will from time to time make all repairs, replacements and improvements necessary to keep the Project Site and all parts thereof in safe condition and free from filth, nuisance or conditions unreasonably increasing the danger of fire or other casualty. The Lessor shall have no responsibility for any of these repairs, replacements or improvements.
(b) The Lessee shall contract in its own name and pay for all utilities and utility services used by the Lessee in, on or about the Project Site, and the Lessee, shall, at its sole cost and expense, procure any and all permits, licenses or authorizations necessary in connection therewith.
Maintenance, Repairs and Utilities. Owner agrees that any emergency repair under $200 shall be handled and paid for by property manager and thus forth subtracted from rent collected. Any repair over $200 shall be consulted and approved by owner in writing via email or text before moving forward with such repair. Manager agrees to maintain, and to repair the property as needed including hiring and supervising all employees and contractors, unless otherwise discussed and set forth in add’l comments. All service calls will be documented for both Manager and Owner’s records. If the home is vacant, 50% of cost shall be made by owner to property manager for any repairs or rehab work that needs to be done to the property prior to start of work and other 50% upon completion of work. Owner is responsible for all functional utilities while property is vacant. If Owner would like property manager to take on responsibility of functional utilities Owner agrees to pay Manager a $200 non-refundable fee to take on responsibility. Owner also agrees to pay for any usage of utilities prior to tenant move in and during rehab of property. Owner agrees that emergency repairs stated below can be done without written consent: ● Sanitary Situation (sewerage backup) ● Furnace out during winter ● Damage to home that puts tenant or home at risk (tree fall on home/Broken Window, etc)

(a) The Lessee covenants and agrees that throughout the Lease Term and at its own expense it will (i) maintain, preserve and keep the Facilities and all parts thereof in good repair, working order and condition, and will from time to time make all repairs, replacements and improvements necessary to keep the Facilities and all parts thereof in safe condition and free from filth, nuisance or conditions unreasonably increasing the danger of fire or other casualty, and (ii) operate the Facilities in accordance with applicable law. The Lessor shall have no responsibility for any of these repairs, replacements or improvements.
(b) The Lessee shall contract in its own name and pay for all utilities and utility services used by the Lessee in, on or about the Facilities, and the Lessee, shall, at its sole cost and expense, procure any and all permits, licenses or authorizations necessary in connection therewith.
Maintenance, Repairs and Utilities. (a) The Lessee shall throughout the Lease Term at its own expense (i) keep and maintain the Project and all parts thereof in good repair and operating condition, making from time to time all necessary repairs thereto and renewals and replacements thereof, and (ii) keep the Project and all parts thereof in safe condition and free from contamination by filth, nuisance or conditions unreasonably increasing the danger of fire.
(b) All utilities and utility services used by the Lessee in, on or about the Project shall be paid for by the Lessee or the Sublessee and shall be contracted for by the Lessee in the Lessee’s own name or by the Sublessee in its own name, and the Lessee shall, at its sole cost and expense, procure any and all permits, licenses or authorizations necessary in connection therewith.
Maintenance, Repairs and Utilities a. Lessee will, at its sole expense, keep and maintain the Premises and appurtenances in good and sanitary condition and repair during the term of this Agreement. Without limiting the generality of the foregoing, Lessee shall:
i. Keep all windows, glass, window coverings, doors, locks and hardware in good, clean order and repair;
ii. Not obstruct or cover the windows or doors;
iii. Not leave windows or doors in an open position during any inclement weather;
iv. Keep all lavatories, sinks, toilets, and all other water and plumbing apparatus in good order and repair and shall use same only for the purposes for which they were constructed. Lessee shall not allow any sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited therein. Any damage to any such apparatus and the cost of clearing stopped plumbing resulting from misuse shall be borne by Lessee;
v. Be responsible for the maintenance and repair of the exterior grounds, landscaping, driveway, pavement and walkways located anywhere on the Premises;
vi. Make any repairs to the Premises resulting from Lessee's negligence or misuse will be the responsibility of Lessee.
b. Notwithstanding anything to the contrary herein, if County elects to make a repair that County determines to be a result of Lessee's negligence or misuse, Lessee shall be responsible for full payment of repairs and reimburse County within ten (10) days of said repair.
c. Lessee shall be responsible for all utility charges to the Premises; including but not limited to water, sewage, electricity, trash & recycling collection, cable TV and pest control.
Maintenance, Repairs and Utilities. The Licensee shall, when applicable: • Quit and surrender the Premises in the same order and condition as it was prior to acceptance of this license. • The Licensee will maintain the area within the License in a neat and orderly manner and will allow no waste or debris to accumulate thereon.
Maintenance, Repairs and Utilities. CLUB shall continuously maintain and keep in good repair and safe condition, at its sole cost and expense, the Land (including but not limited to all improvements). CLUB shall be responsible, at its sole cost and expense, for the installation and maintenance charges for any telephone facilities, computer facilities, or other communication facilities utilized by CLUB at the Land, and for telephone, power, gas, electric, water, sewer, and garbage costs as well as mowing of the fields, irrigation repairs, and overall maintenance of the parking lot, landscape, and any improvements to the Land; it being understood the CLUB shall pay and be responsible for the costs of all use, maintenance, and repair associated with CLUB's Permitted Use of the Land.
