Repair and Maintenance Services. 11.1 The Landlord is responsible for structural and other major repairs (such as re-wiring; re- roofing; installing damp-proof course; re-pointing; replacement windows), improvements to the Property and maintaining and keeping tidy the garden. The Agent will only accept responsibility for major repairs or improvements that are within the Agent’s capability and the subject of a separate written instruction. Such work is subject to additional charges that must be agreed and recorded in writing before the Agent will act on the instruction.
11.2 The Landlord is responsible for carrying out a ‘spring clean’ at the end of each tenancy (windows, curtains, paintwork, light fittings, flooring and carpets), unless a deep clean has been carried out at the outgoing tenants’ expense.
11.3 It is the Landlord’s responsibility to ensure that the Property is available with vacant possession and meets the requirements of the Tenancy Agreement or Lease (as applicable) when the tenant is entitled to take possession.
11.4 The Agent will on the Landlord’s behalf arrange day-to-day and emergency repairs and maintenance to the Property in accordance with clauses 11.5 to 11.7.
Repair and Maintenance Services. The City of ▇▇▇ Arbor, a Michigan municipal corporation, having its offices at ▇▇▇ ▇. ▇▇▇▇▇ ▇▇. ▇▇▇ ▇▇▇▇▇, ▇▇▇▇▇▇▇▇ ▇▇▇▇▇ ("City"), and ▇▇▇▇▇▇▇ Industries, Inc. (“Contractor”) a Michigan Corporation with its address at ▇▇▇▇ ▇▇▇▇▇ ▇▇, Wixom, MI 48393, agree as follows on this 5th day of June, 2018. The Contractor agrees to provide services to the City under the following terms and conditions:
Repair and Maintenance Services. Owner authorizes Manager to perform maintenance and repair work at Owner’s expense, as Manager deems prudent or necessary, in Manager's reasonable discretion, to maintain the Condominium in excellent, rentable condition. Maintenance labor provided by Manager’s employees, which is less than one-quarter hour in a single occurrence, shall be provided at Manager’s expense. In addition, individual parts, which cost less than $10 per item, shall be at Manager’s expense. In addition, Owner may request that Manager perform repair and maintenance services, which Manager may accept or decline in Manager’s discretion. If Manager accepts the request to provide such services, Owner shall be charged (i) for materials and parts (at the cost to Manager), (ii) for the cost of services of third party service providers, if necessary (at the cost to Manager), and (ii) for actual time, at the rate of (a) $35 per hour for general labor requiring basic tools, (b) $50 per hour for skilled labor (cutting, measuring, installing, finishing), and (c) $65 per hour for technical labor (plumbing, electrical). Manager shall attempt to obtain Owner's advance approval for chargeable services and materials, if the cost is expected to exceed $250 for any one item or occurrence; no such advance approval shall be required for expenditures that are expected to cost less than $250; for emergency work required to protect the Condominium, other condominiums within the Project, or other common property from damage; for work required to maintain services to occupants of the Project; or when it is not feasible to contact Owner.
Repair and Maintenance Services. To the extent the Services include equipment repair and maintenance under an Order Form for any identified Covered Equipment, Ricoh will, during Normal Business Hours (as defined in an Order Form), repair or replace in accordance with the terms and conditions of this Agreement any part of the Covered Equipment that becomes unserviceable due to normal usage (other than consumable supplies). Replacement parts may be furnished on an exchange basis and will be new, reconditioned or used as determined by Ricoh in its sole discretion. Travel and labor- time for service calls outside of Normal Business Hours, if and when available and only in the event and to the extent that Ricoh agrees to provide such non-standard coverage, will be charged on a time-and- material basis. Ricoh representatives will not handle, disconnect or repair unauthorized attachments or components. Customer is responsible for disconnecting and re-connecting unauthorized attachments or components. Customer shall hold Ricoh and its employees and representatives harmless from and against damages to any unauthorized parts, components or accessories as well as any claims arising therefrom. Reconditioning and similar major overhauls may be covered by applicable manufacturer warranties, but are not covered by this Agreement or any Order Form. If Ricoh determines that such actions may be necessary as a result of normal wear and tear of materials and age factors caused by normal usage in order to keep the Covered Equipment in working condition, Ricoh will submit to Customer an estimate of the needed repairs and the cost for such repairs (which costs will be in addition to the charges payable under the applicable Order Form).
