Repairs and Other Services. Except as otherwise provided in the Articles entitled “CASUALTY” and “CONDEMNATION - EMINENT DOMAIN”, and subject to Tenant’s obligations in the Article contained herein entitled “MAINTENANCE OF AND IMPROVEMENTS TO PREMISES” and elsewhere in this Lease, Landlord shall (a) keep and maintain the roof, exterior walls and windows, structural floor slabs and columns of the Building in as good condition and repair as they are in on the Term Commencement Date, reasonable use and wear excepted, (b) keep and maintain in workable condition the Building’s sanitary, electrical, heating, air conditioning and other systems, (c) keep all walkways on the Property clean and remove all snow and ice therefrom and (d) provide grounds maintenance to all landscaped areas.

Repairs and Other Services. Except as otherwise provided in -------------------------- Articles 16 and 18, and subject to Tenant's obligations in Article 12 and elsewhere in this Lease, Landlord shall (a) keep and maintain the roof, exterior walls, structural floor slabs and columns, windows (exclusive of glass components), and common areas of the Building in as good condition and repair as they are in on the Term Commencement Date, reasonable use and wear excepted, (b) keep and maintain in workable condition the Building's sanitary, electrical, heating, air conditioning and other systems, (c) provide cleaning services to the Demised Premises and the common areas of the Building on Business Days according to the cleaning specifications set forth in Exhibit E attached hereto --------- and made a part hereof, (d) provide maintenance and snow removal for all roadways, walkways and parking areas on the Property, (e) provide grounds maintenance to all landscaped areas, and (f) employ a uniformed guard to be stationed at the main entrance of the Building on an around-the-clock basis. All expenses incurred by Landlord in connection with the foregoing repairs and other services shall be included as part of operating expenses pursuant to Section 6.3.
Repairs and Other Services. Except as otherwise provided in Article 14, and subject to Sublessee's obligations in Article 10 and Section 5.7 or as otherwise agreed in writing by the parties hereto, Sublessor shall (a) keep and maintain in good operating condition the Building's sanitary, electrical, elevator, heating, air conditioning, ventilation, vacuum, water, sewer, plumbing, mechanical, fire safety and other systems (specifically excluding (except to the extent otherwise provided in Section 5.7 hereof) those systems used exclusively by Sublessee or individual lessees or occupants in the Building), (b) provide cleaning services to the common areas of the Building according to the cleaning standards generally prevailing in comparable research/development buildings in the City of Boston, (c) keep all driveways, roadways, walkways, if any, on the Property clean, and remove all snow therefrom and cause the Landlord to do the same with respect to the Parking Facility, and (d) provide grounds maintenance to all landscaped areas according to the standards generally prevailing in comparable research/development buildings in the City of Boston. Sublessor shall also provide to the Sublease Premises and to Sublessee, (A) twenty-four (24) hours per day, seven (7) days per week elevator service (through 2 passenger elevators) and (B) during hours of 9:00 A.M. to 5:00 P.M., Monday through Friday (excluding all federal and state and municipal holidays), use of the Building's loading docks and freight elevators subject to periods of disuse, Sublessor's maintenance obligations and Force Majeure Delays.
Repairs and Other Services. Except as otherwise provided in Articles 16 and 18, and subject to Tenant's obligations in Article 12 and elsewhere in this Lease, Landlord shall (a) keep and maintain the roof (including the existing skylight), exterior walls, structural floor slabs and columns of the Building in good condition and repair, reasonable use and wear excepted, and maintain in good and workable condition the vertical xxxx ducts referenced in Section 27.9 as well as the common sanitary, electrical, heating, air conditioning and other systems of the Building, (b) provide cleaning services according to the cleaning standards set forth in Exhibit B attached hereto and made a part hereof, (c) keep all roadways, walkways and parking areas on the Property clean and remove all snow and ice therefrom, (d) replace windows whenever broken other than as a result of the act, omission, fault, negligence or misconduct of Tenant or Tenant's agents, contractors, employees or invitees, (e) employ a guard to be stationed at the main entrance of the Building from 4:30 p.m. until Midnight on Business Days and (f) arrange for the extermination of vermin in the common areas of the Building. In addition, Landlord shall complete the ongoing installation of a card system to regulate access to the main entrance and elevators of the Building no later than April 15, 1995 (in the case of said main entrance) and February 28, 1995 (in the case of said elevators).

Repairs and Other Services. Except as otherwise provided in Articles 14 and 15, and subject to Tenant's obligations in Article 11 and elsewhere in this Lease, Landlord shall in a manner consistent with the operation of a first-class office building in the Town of Westborough keep and maintain (and replace, as necessary) the roof, exterior walls, structural floor slabs and columns, windows (exclusive of glass components), of the Demised Premises in as good condition and repair as they are in on the Commencement Date, reasonable use and wear excepted. Repairs and Other Services. Except as otherwise provided in Articles 8 and 16, and subject to Tenant’s obligations in Article 12 and elsewhere in this Lease, Landlord shall at Landlord’s expense (a) keep and maintain the roof, exterior walls, structural floor slabs and columns of the Building in as good condition and repair as they are in on the Term Commencement Date, reasonable use and wear excepted, (b) keep and maintain in workable condition the Building’s sanitary, electrical, heating, air conditioning and other systems, (c) keep all walkways on the Property clean and remove all snow and ice therefrom, (d) provide grounds maintenance to all landscaped areas, (e) arrange for the extermination of rodents and vermin in the Building (other than rodents arising out of Tenant’s small animal facility), and (f) keep and maintain the parking lot adjacent to the Building in good condition and repair.
