Required Services and UsesTENANT shall have a nonexclusive right to operate and manage a rental car concession on Airport. For that purpose, and under the terms and conditions of this Lease, TENANT agrees to install, operate and maintain a Service Counter in the terminal, Ready Car Parking Area as assigned by the Airport, and a rental car kiosk in the Parking Structure Level Zero Ready Car Parking Area as may be approved by Airport Director.
Required Services and Uses. County’s primary purpose for entering into this Lease is to promote the development of the Project consistent with this Lease. In furtherance of that purpose, Tenant shall rehabilitate and during the entire Term operate, maintain, replace and repair the Improvements in a manner consistent with the Laws and for the following uses: (a) multifamily affordable housing, and appurtenant improvements, including, without limitation, parking, (b) permanent supportive housing units and related services, and (c) related commercial and community-serving uses, as approved by the County.
Required Services and Uses. County’s primary purpose for entering into this Lease is to promote the development of the Project consistent with this Lease. In furtherance of that purpose, Tenant shall rehabilitate and during the entire Term operate, maintain, replace and repair the Improvements in a manner consistent with the Laws and for the following uses: (a) multifamily affordable housing, and appurtenant improvements, including, without limitation, parking, (b) permanent supportive housing units and related services, and (c) related commercial and community-serving uses, as approved by the County. Notwithstanding anything in this Lease to the contrary, commencing as of the Effective Date, Tenant shall perform necessary rehabilitation or other construction activities to the Improvements in order for the Improvements to be used as interim housing (the “Interim Use”). The Interim Use shall be permitted for a period of not more than five (5) years following the Effective Date, which may be extended with the prior written approval of the Chief Real Estate Officer. For the avoidance of doubt, all references in this Lease to Work and/or rehabilitation of the Improvements shall refer to the substantial rehabilitation work that comprises the Project after the Interim Use, and not the earlier rehabilitation work necessary to enable Tenant to use the Premises for the Interim Use; provided, however, that such minor rehabilitation work and such Interim Use shall be performed and carried out in accordance with all applicable Laws. Plans for the Interim Use shall be approved in writing in advance by the Chief Real Estate Officer, which approval shall not be unreasonably withheld, conditioned or delayed.

In furtherance of that purpose, Tenant shall cause Contractor to construct the Initial Improvements during the Term in a manner consistent with the Laws, and other uses which are in compliance with applicable Laws and approved by the Chief Real Estate Officer in writing from time to time (the "Permitted Uses").
Required Services and Uses. Lessor’s primary purpose for entering into this Lease is to promote the development of the Improvements consistent with this Lease. In furtherance of that purpose, Tenant shall construct and during the entire Term operate, maintain, replace and repair the Improvements in a manner consistent with the Laws and for the following uses: (a) multifamily affordable housing, and appurtenant improvements, including, without limitation, parking, (b) permanent supportive housing units and related services, and (c) related commercial and community-serving uses, as approved by the Lessor.
Required Services and Uses. District’s primary purpose for entering into this Lease is to promote the development of the Improvements consistent with this Lease and carry out the objectives and terms of the Orange County Flood Control Act, as set forth in the California uncodified Water Code, Act 5682, Section 2. In furtherance of that purpose, Tenant shall construct and during the entire Term operate, maintain, replace and repair the Improvements in a manner consistent with the Laws and for one or more of the following uses: (a) multifamily rental veteran’s housing, and (b) related commercial and community-serving uses.
Required Services and Uses. County’s primary purpose for entering into this Lease is to accommodate the use of the Premises for the uses set forth in this Article IV. In furtherance of that purpose, Tenant shall during the entire Term operate and maintain the Improvements in a manner consistent with the Laws and for one or more of the following uses (the “Permitted Uses”): (a) operation of a vehicle storage and parking business, primarily pursuant to storage or other parking agreements entered into by Tenant and the owner or owners of such vehicles. (b) storage and parking of vehicles, including but not limited to RVs, vans, boats, trailers, trucks and cars; (c) delivery and retrieval of vehicles to and from the Premises on a 24/7/365 basis; (d) grading, preparation, construction, maintenance and repair of the Premises to maintain any Improvements as approved by the County; (e) administrative and operational activities associated with the above; and/or (f) other uses which are in compliance with applicable laws or regulations and approved by the Chief Real Estate Officer in writing from time to time.
Required Services and UsesTENANT shall have a nonexclusive right to develop, operate and manage a Luggage Cart concession within designated locations at the Airport. The concession rights granted herein shall be exclusive within the Leased Premises but non-exclusive at the Airport. TENANT agrees not to use the Leased Premises for any other purpose nor to engage in or permit any other activity by TENANT's employees, agents or contractors, within or from the Leased Premises. TENANT agrees not to conduct or permit its employees, agents or contractors to conduct any public or private nuisance in, on or from the Airport, or to commit or permit its employees, agents or contractors to commit any waste in, on or from the Airport.
Required Services and Uses. District’s primary purpose for entering into this Lease is to promote the development of the Improvements consistent with this Lease. In furtherance of that purpose, but subject to all other provisions of this Lease, Tenant shall construct and during the entire Term operate and maintain the Improvements in a manner consistent with the Laws and for a lumber, hardware and home improvement store and related services and all other uses permitted under this Lease.
Required Services and Uses. TENANT's use of the Premises shall be to develop and operate the facilities necessary to provide marine education and recreation programs in furtherance of the PURPOSE 13 as defined in this Lease. TENANT shall, during the entire lease term, maintain and operate a public education and recreation facility dedicated to providing opportunities primarily for Scouting youth, other 14 youth organizations and other young adult groups to experience programs concerned with marine education and recreation. 15 Said facility shall be operated and administered in accordance with the management plan ("Management Plan"), attached hereto as Exhibit "C" and by reference made a part hereof. Any change to the Management Plan shall first be approved in writing by the Director.
