Temporary Office Space. From February 1, 1998, through the commencement date of the Lease (the "Pre-Occupancy Period"), Landlord (or an affiliate of Landlord) shall provide Tenant with approximately 300 square feet of space on the first floor of the building located at 800 Heinz Street, Berkeley, California, for use by three (3) employeex xx Xxxxxx (xxx "Xxxxxxxxx Xxxxx"). Xenant shall take the Temporary Space on an "As-Is" basis. Monthly rent for the Temporary Space shall be $275 per month fully serviced from lease execution through occupancy of the finished spaces, payable on the first day of each month during the Pre-Occupancy Period. Tenant's occupancy of the Temporary Space shall be on all of the terms and conditions as specified in the Lease for Tenant's Occupancy of the Premises; and prior to Tenant's occupancy of the Temporary Space, Tenant shall deliver to Landlord certificates of Tenant's liability insurance coverage for the Temporary space showing Landlord (and the owner of the building, if other than Landlord) as an additional insured thereunder.
Temporary Office Space. Simultaneous with the execution of this Lease, Tenant may occupy the space shown on Exhibit K hereto, rent free, including furniture and phone service, for a maximum of twenty (20) employees until the Commencement Date of this Lease, at which time Tenant shall promptly surrender possession of the office area described in the Temporary Lease and return such space in the condition that it was first provided to Tenant.
Temporary Office Space. Sublessor agrees to sublease, "as-is, where is", the space indicated in Exhibit "A.1." for use as temporary office space (the "Temporary Office Space"). The commencement date for the term of the sublease of the Temporary Office Space on the 1st floor consisting of 15,000 rentable square feet shall be the later of December 15, 1998 or the date that Sublessee takes occupancy of the Temporary Office Space. On or before January 31, 1999, this First Amendment shall be reasonably modified to reflect the actual rentable square feet of the final design of the Temporary Office Space, such modification to be mutually determined by Sublessor and Sublessee. Usable square feet shall be measured according to the Standard Method for Measuring Area in Office Buildings, ANSI Z65.1-1996 (BOMA). The rental rate for the Temporary Office Space shall be $19.00 per rentable square foot which is a full service rate including operating expenses. Set forth in Exhibit B is a schedule of rent for the Temporary Office Space during the period from December 15, 1998 to December 14, 1999, subject to appropriate adjustment if the Commencement Date is other than December 15th. The term of the sublease of the Temporary Office Space shall end twelve (12) months from the date of commencement of same. Notwithstanding the foregoing, Sublessee shall have the option to extend the term of all or a portion of the Temporary Office Space (such portion as, in the sole opinion of the Sublessor, must not interfere with the use or sublease of the remainder of the Temporary Office Space and shall be no less than 2,000 rentable square feet) for an additional period of time terminating on the same date as the expiration of the Term of the Sublease (including any renewal thereof) upon the same terms and conditions set forth herein except the Base Rent therefore shall escalate by 3% per annum on each anniversary date, by delivering to Sublessor notice of its intent to do so provided such notice is delivered at least 90 days prior to the expiration of the term of the sublease of the Temporary Office Space.
Temporary Office Space. Upon request of the Company, the Authority agrees to provide the Company and its employees and agents office space for use in connection with the design, construction and equipping of the Project (the “Temporary Office Space”); provided that the total cost to the Authority to provide such Temporary Office Space shall not exceed $24,000.
Temporary Office Space. The Landlord shall provide Tenant with approximately 34,200 square feet of temporary office space across the south side of the building as identified on the plan attached as Exhibit F until May 1, 1996. Tenant shall have this temporary space rent-free until May 1, 1996, but shall pay its prorated share of CAM and utility expenses, as follows:
(1) an agreed sum of $15,732 in CAM charges through May 1, 1996, or a pro-rata amount if Tenant vacates prior to May 1, 1996;
Temporary Office Space. The City will provide temporary office space of approximately 5,000 square feet (3,000 square feet of office and 2,000 square feet of storage) for a period of approximately 140 days. The location of such space shall be determined by the City. The Company shall pay all utilities for such space and shall maintain insurance. The City shall not charge rent to the Company. The space shall be available beginning January 1, 2001.
Temporary Office Space. The Board shall use good faith commercially reasonable efforts to cooperate with the Company and the Xxxxxx Group and to facilitate discussions between the Company and the Xxxxxx Group for the provision of temporary office space for the Company.

Temporary Office Space. For a period of ninety (90) days after the date of ---------------------- this Agreement (the "Use Period") the Option Holder will have the right to occupy that portion of the Office Space being leased by Canaan on April 1, 2002, without paying rent on such Office Space and use the Office Equipment. The foregoing use of the Office Space and Office Equipment is conditioned on: (a) any consents or other actions which Chesapeake determines is necessary or appropriate to permit the use by the Option Holder of the Office Space and the items covered by the Equipment Leases; (b) the payment by the Option Holder of all expenses (other than base rent under the Lease) allocable or chargeable to the Use Period including, without implied limitation, any taxes, utilities, telephone charges, repairs, communication charges, line access charges and other expenses of occupying the Office Space; and (c) the payment of all charges under the Equipment Leases allocable to the Use Period. Notwithstanding anything herein to the contrary, Chesapeake, CHK and Canaan (the "Canaan Parties") will not be required to take any actions which will impose any expense, liability or payment obligation on the Canaan Parties in excess of the amounts that were being paid by Canaan under the Lease or the Equipment Leases prior to the date of the Merger Agreement and the Canaan Parties will not be required to amend, renew, extend or expand the Lease or any of the Equipment Leases.
Temporary Office Space. FHCRC will deliver possession of the Temporary Office Space to Atossa upon execution of this Sublease, subject to receipt of Master Landlord’s consent as provided in Section 29 below;
