Utilities Charges Sample Clauses

Utilities Charges. All the charges for electricity only made by the Operational Companies to their respective tenants have been made in compliance with applicable Laws and regulations.
Utilities ChargesTenant shall pay for all gas, electricity, telephone, sewer, water and all other utilities service separately metered or chargeable to the Premises. If any such services are not separately metered to Tenant, Tenant shall pay a reasonable proportion, to be determined by Landlord, of all charges jointly metered with other tenants of the Shopping Center. In no event shall Landlord be liable for the quality, quantity, failure or interruption of such service to the Premises.
Utilities ChargesTenant shall be solely responsible for and promptly pay all charges for heat, water, gas electricity or any other utility used or consumed in the leased premises. Should Landlord elect to supply the water, gas, heat, electricity or any other utility used or consumed in the leased premises, Xxxxxx agrees to purchase and pay for the same as additional rent at the applicable rages filed by the Landlord with the proper regulatory authority. In no event shall Landlord be liable for an interruption or failure in the supply of any such utilities to the leased premises. Should the Landlord elect to install a central heating and/or air conditioning system and offer to supply either chilled air or water or warm air or water, Tenant agrees to adopt Landlord's heating and cooling equipment and at Tenant's expense to connect said equipment to facilities provided by Landlord, and to pay for such chilled air or water and/or warm air, as metered through meters installed by the Landlord.. All charges for services provided by Landlord under this paragraph shall be paid by Tenant within ten (10) days after receipt of the bill from Landlord
Utilities Charges. All charges for water, sewer, gas, heat, light, power, telephone service, electricity, refuse collection and other utility and communication services rendered or used on or about all or any part of the Land or the Improvements and all other similar costs and expenses relating to the use, operation and maintenance of the Land or the Improvements.
Utilities ChargesLandlord shall not be liable for any interruption or delay in electric or any other utility service for any reason unless caused by the gross negligence or willful misconduct of Landlord or its agents. Landlord shall have the right to change the electric and other utility provider to the Project or Building at any time. Tenant shall pay to Landlord, as Additional Rent, within fifteen (15) business days of receipt of Landlord’s billing statement therefor, all charges incurred by Landlord, or its agent, for electricity, water and sewer only servicing the Premises and the common area of the Building, such charges to be based upon Tenant’s Allocated Share. The aforesaid utility charges shall commence upon occupancy by Tenant of the Premises. Landlord, during the hours of 8:00 A.M. to 6:00 P.M. on weekdays and on Saturdays from 8:00 A.M. to 1:00 P.M. (“Working Hours”), excluding legal holidays, shall furnish the Premises with heat and air-conditioning for the normal use and occupancy of the Premises as general offices. Landlord hereby agrees that it shall (1) provide and maintain heat during the normal heating season to maintain an average indoor dry bulb temperature of not less than 68 degrees Fahrenheit when the dry outdoor bulb temperature is 0 degrees or more Fahrenheit, and (2) provide and maintain comfort cooling for an average indoor dry bulb temperature of not more than 78 degrees Fahrenheit when the outside dry bulb temperature is 95 degrees or less Fahrenheit. At any hours other than the aforementioned, such HVAC services will be provided at Tenant’s expense at $35.00 per hour. Notwithstanding anything herein to the contrary, if Landlord reasonably determines that Tenant’s use of such utility services is excessive, Tenant agrees to pay for the installation of a separate meter to measure usage in excess of normal office use and to pay Landlord for all such excess registered in such submeter.
Utilities ChargesThroughout the Lease Term the Tenant will pay all Utilities Charges incurred on and after the beginning of the Lease Term, before the same become delinquent, and the Landlord will have no obligation with respect thereto.
