Common Building Facilities definition

Common Building Facilities means all of the common facilities in the Building designed and intended for use by all tenants in the Building or in the portion of the Executive Park (excluding parking spaces in Phase II designated for single tenant use which do not exceed 329 spaces) designed and intended for use by tenants in the buildings designated as 4,5 , and 6 in the Executive Park, in common with Landlord and each other, including, but not limited to hallways, lobbies, receiving areas, loading docks, elevators, stairways, telephone and electrical closets, walkways, plazas, courts, service areas, landscaped areas and all other common and service areas of the Building or the Executive Park intended for such use.
Common Building Facilities means all of the common 51 facilities in or around the Building designed and intended for use by the tenants of the Building in common with Owner and each other, including, but not limited to, hallways, fire stairs, elevator shaftways, voice, data and signal equipment, if any, telephone and electric closets, truckdocks, public restrooms, service areas, lobbies, landscaped areas, and all other common and service areas of the Real Property and Building).
Common Building Facilities means all of the common facilities in or around the building designed and intended for use by all tenants in the building in common with the Landlord and each other, including but not limited to, hallways, elevators, fire stairs, common area telephone closets, if any, aisles, walkways, truck docks, common area plazas, if any, common area courts, if any, common area restrooms, if any, service areas, lobbies, landscaped areas, and all other common and service areas of the project and the building intended for such use. Use To be used and occupied by the Tenant as office space and for no other purpose. Without limiting the generality of the foregoing, the premises shall not be used as an office for a medical or dental ractitioner, a political party or political campaign organization, or any foreign, federal, state or local governmental entity or agency, or for any unlawful purpose. Tenant shall not use the premises or any part thereof for any purpose deemed by the Landlord's insurer to be extra hazardous on account of fire risk or 12 that will increase the existing rate of insurance on the building or cause a cancellation of any insurance policy covering the building. Term That this lease is effective as of the date Landlord acquires the building (the "Commencement Date") and to end on August 31, 2003; unless sooner terminated as hereinafter provided. The parties hereto do hereby agree and covenant as follows:

Examples of Common Building Facilities in a sentence

  • Landlord, at its expense, shall install separate electrical meters and other mechanical equipment meters which will permit Tenant to operate the Building utilities within the Leased Premises, independently of the all other building tenants and Common Building Facilities.

  • Landlord shall have the continuing right to transfer, sell and/or assign all of its rights and obligations under this Lease and in the Building, land and Common Building Facilities and to assign, in whole or in part, (but only if Landlord sells the Building) the Rent payable by Tenant under this Lease (subject to the terms of this Lease).

  • Landlord shall furnish and/or install as an Operating Expense all initial and replacement fluorescent and incandescent light bulbs and ballast in the Premises, Common Building Facilities and Building Parking Garage, provided that they are the Building's standard bulbs and ballasts.

  • Landlord shall employ and/or contract with persons of sufficient number and experience to maintain the Building and Common Building Facilities and to perform the services which Landlord is required to perform under this Lease.

  • Landlord shall perform all maintenance ------------------ and make all repairs and replacements to the Leased Premises, Leased Premises Service Systems, Building, Building Service Systems, Building Parking Area, and Common Building Facilities not specifically imposed upon Tenant by the provisions hereof and not due to the willful act or negligence of Tenant, its agents, contractors, employees, invitees and licensees.


More Definitions of Common Building Facilities

Common Building Facilities. The common facilities in or around the Building designed and intended for use by all tenants in the Building in common with Landlord and each other, including but not limited to hallways, elevators, fire stairs, delivery docks, restrooms, lobbies, and grounds, and shall also include such service establishments as may be available from time to time in the Building The terms and conditions governing the provision, use and availability of such common facilities and service establishments are further set forth in Article 6 hereof.
Common Building Facilities means all of the facilities in or around the Building designed and intended for use by the tenants of the building in common with Landlord and each other, including corridors, fire stairs, telephone and electric closets, telephone trunk lines and electric risers, aisles, walkways, truck docks, customer parking areas not reserved for the exclusive use by Landlord and others, courts, service areas, landscaped areas, and all other common and service areas of the Building designated for such use from time to time. All common Building Facilities during the initial five years of this lease shall at all times be subject to the control and management of the Tenant. Thereafter all common building facilities shall be subject to the control and management of the Landlord with due regard to Tenant's use of Premises "A" as a restaurant serving lunch and dinner, and the Landlord shall have the right, from time to time, to change the area, level, location and arrangement of parking areas and other facilities hereinabove referred to. Landlord reserves the right to do and perform such acts in and to the Common Building Facilities as, in the use of good business judgment, the Landlord shall determine to be advisable with view to the improvement of the convenience and use thereof by tenants and customers.
Common Building Facilities means all of the common facilities in or around the Building designed and intended for use by the tenants in the Building in common with Landlord and each other, including but not limited to hallways, elevators, fire stairs, telephone and electric closets, and risers, aisles, walkways, truck docks, plazas, courts, restrooms (excluding restrooms on floors entirely leased by or held for lease to other tenants), service areas, lobbies, landscaped areas, and all other common and service areas of the Land and the Building intended for such use on the date
Common Building Facilities means all of the common facilities in or around the Building designed and intended for use by all tenants in the Building in common with Landlord and each other, including but not limited to the parking garage constructed on the land (the "Building Parking Garage") the other parking areas (the "Additional Parking"), hallways, elevators, fire stairs, telephone and electric closets, aisles, walkways, truck docks, plazas, courts, restrooms, service areas, lobbies, landscaped areas, and all other common and service areas of the land and the 2 Building intended for such use. Floors wholly occupied by Tenant shall not have any facilities which shall be used in common with other tenants, except for (i) fire stairs and (ii) mechanical, equipment and janitorial rooms and general service areas for Landlord's exclusive use serving the Building generally. Use of the Common Building Facilities is subject to rules and regulations promulgated by the Landlord.
Common Building Facilities means all of the facilities in or around the Buildings designed and intended for use by the tenants of the Buildings in common with Landlord and each other, including corridors; elevators; fire stairs; telephone and electric closets; telephone trunk lines and electric risers; aisles; walkways; truck docks; plazas; the roof and Building Parking Area to the extent not reserved for exclusive use by Landlord or others; courts; restrooms; service areas; lobbies; landscaped areas, and all other common and service areas of the Buildings intended for such use on the date hereof; excluding, however, (1) that part of the roof of the Buildings licensed for the exclusive use of Tenant in accordance with Section 33.7 and/or 33.8 and (2) the restrooms, lobbies, corridors and telephone and electric closets on floors leased entirely by Tenant which shall be for the exclusive use of Tenant and shall not be used in common with other tenants or occupants of the Buildings.
Common Building Facilities means all of the facilities in or around Building 3 designed and intended for use by tenants of Building 3 in common with Landlord and other tenants of Building 3, if any, including corridors; elevators; fire stairs; telephone and electric closets; telephone trunk lines and electric risers; aisles; walkways; truck docks; plazas; the roof and parking areas dedicated for use by occupants of and visitors to the Buildings (the "Building Parking Area") to the extent not reserved for exclusive use by Landlord or others; courts; restrooms; service areas; lobbies; landscaped areas, and all other common and service areas of Building 3 intended for such use on the date hereof; excluding, however, restrooms, lobbies, corridors and telephone and electric closets on floors leased entirely by Tenant which shall be for the exclusive use of Tenant and shall not be used in common with other tenants or occupants of the Buildings.
Common Building Facilities means all of the common facilities in or around the Building designed and intended for use by all tenants in the Building in common with Landlord and each other, including, but not limited to, the parking garage constructed on the land as described on Exhibit J hereto (the "Building Parking Garage") the other parking areas as described on Exhibit K hereto (the "Additional Parking Area"), hallways, elevators, fire stairs, telephone and electric closets, aisles, walkways, truck docks, plazas, courts, restrooms, service areas, lobbies, landscaped areas, and all other common and service areas of the land and the Building intended for such use. Floors wholly occupied by Tenant shall not have any facilities which shall be used in common with other tenants, except for (i) fire stairs and (ii) mechanical, equipment and janitorial rooms (iii) HVAC System including fans and ducts, and (iv) general service areas for Landlord's exclusive use serving the Building generally. Use of the Common Building Facilities is subject to rules and regulations reasonably promulgated and generally applied to all tenants uniformly by the Landlord. The rules and regulations promulgated by Landlord shall not modify or amend or be inconsistent with the provisions of this Lease, nor shall such rules or regulations require the payment or expenditure of additional monies by Tenant.
