Gross Rentable Area definition

Gross Rentable Area as used herein, shall refer to all area measured from the outside surface of the outer glass or finished walls of the building to the outside surface of the opposite outer wall, glass, or in the case of multi-tenant floors, to the midpoint of the walls separating the Leased Premises of adjacent tenants. The term "Gross Rentable Area" includes a pro rata share of all common areas and facilities of the Building, but not limited to, bathrooms, hallways and service facilities, the rent and expenses of which are to be shared by Tenant proportionately. No deductions from Gross Rentable Area are made for columns or projections necessary to the Building. The Gross Rentable Area in the Leased Premises has been calculated on the basis of the foregoing definition and is hereby stipulated for all purposes hereof to be 4,872± square feet, whether the same should be more or less as a result of minor variations resulting from actual construction and completion of the Leased Premises for occupancy so long as such work is done substantially in accordance with the approved plans.
Gross Rentable Area or “GRA” means, in connection with the Premises, the area of the Premises expressed in square feet (or square meters) and measured in accordance with BOMA (ANSI Z65.1-1996) standards of measurement.
Gross Rentable Area means, in respect of a property, that portion of the Gross Floor Area of the relevant property determined by the Property Manager at any given time to be rentable.

Gross Rentable Area. With respect to any portion of the Real Estate, the floor area of a Building (exclusive of common areas) available for leasing to tenants determined in accordance with the Rent Roll for such Real Estate, the manner of such determination to be consistent for all Real Estate unless otherwise approved by the Agent. Gross Rentable Area means the number of square feet of floor area determined by the Landlord’s Expert.

Gross Rentable Area means, with respect to rentable premises in the Building, the area in square feet of all space in such premises, and measured from the exterior face of all exterior walls, doors and windows, to the centre line of partitions separating rentable premises from each other and to the outside of partitions separating rentable premises from interior enclosed corridors in the Building (if any). Such area of rentable premises shall include all areas such as enclosed vestibules and enclosed or roofed shipping and receiving areas, whether or not recessed within the boundary line of exterior walls and a proportionate share of any interior Common Areas, as well as any mezzanine or second floor space.
Gross Rentable Area shall take the meanings found in the "BOMA International Standards of Measurement".
Gross Rentable Area and "Net Rentable Area" mean the number of square feet of floor area determined in accordance with the Landlord's standard of floor measurement.
