MOVE-OUT PROCEDURES. Upon termination of this Lease Contract for any reason, Resident shall surrender possession of the Premises in the same condition as when received, in a good, clean and sanitary condition, including removing all trash from the Premises and returning furniture to its original placement. Owner shall note the condition of the Premises, including all appliances, furnishings and fixtures therein, and any damage done thereto which is deemed by Owner to have occurred during Resident’s occupancy and use of the Premises. Resident shall pay all utility and service bills to the Premises for which Resident is responsible and cancel all utility accounts in the name of the Resident. Resident shall return to Owner all keys, access cards, and remote control devices, if applicable, issued to the Resident by Owner. If all keys, cards, and devices issued to Resident are not returned to Owner, Resident shall pay all costs associated with re-keying and replacement of locks, keys, cards, and remote devices for the Premises. Resident’s failure to follow the prescribed move-out procedures may result in the partial or full application of the Deposit to cover these charges, but in no event shall such application be construed as liquidated damages. If no Deposit exists, Resident will be charged for all damages, cleaning, repairs, re-keying, and replacement costs, which will be due within 30 days of such billing. In the event Resident moves out prior to the end of the Lease Term, Resident shall be responsible for either the Reletting Fee or the Assignment Fee, in addition to continuing liability for Rent through the end of the Lease Term until a suitable replacement resident is identified.

A RESIDENT should accompany MANAGEMENT during the move out inspection. Failure of RESIDENT to do so shall constitute concurrence by RESIDENT of MANAGEMENT’S assessment of charges for damages or cleaning. After the inspection, charges will be assessed for any missing items, damages or repairs to the PREMISES, or its contents (normal wear and tear accepted.) Charges will include, but are not limited to: missing or burned out light bulbs, scratches, holes in the walls or doors, burned or torn floors, carpets, etc. and/or for cleaning the PREMISES including all kitchen appliances (refrigerator, microwave, oven range, dishwasher, washer/dryer), bathrooms, closets, storage areas, patios/balconies, vinyl floor covering, etc., so as to restore to the same condition as on the commencement date of the term of the LEASE. A charge for replacing locks and keys shall be assessed if all keys to the PREMISES are not returned to MANAGEMENT.

MOVE-OUT PROCEDURES. The move-out date cannot be changed unless we and you both agree in writing. You will not move out before the lease term or renewal period ends unless all rent for the entire lease term or renewal period is paid in full. You are prohibited by law from applying any security deposit to rent. You will not stay beyond the date you are supposed to move out. All residents, guests, and occupants must vacate the apartment before the fifteen (15) day period for deposit refund begins. You must give us and the U.S. Postal Service, in writing, each resident’s forwarding address.
MOVE-OUT PROCEDURES. The move-out date cannot be changed unless we and you both agree in writing. You will not move out before the lease term or renewal period ends unless all rent for the entire lease term or renewal period is paid in full. Early move-out may result in lease buy-out charges under paragraph 11. You are prohibited by law from applying any security deposit to rent. You will not stay beyond the date you are supposed to move out.
MOVE-OUT PROCEDURES. Unless a renewal lease has been executed, Resident must move out on or before the Lease end date and time as noted in Section 2. Resident shall not holdover beyond the move-out date. If you occupy your bedroom past the ending date of the Lease Term or the date on which you are notified to vacate your Bedroom, then you will be required to pay holdover rent in the amount of $150.00 per day, along with all other amounts you owe. Early move-out does not release Resident from liability for Rent for the full term of the Lease. The move-out date cannot be subsequently changed unless agreed to by both parties in writing. If Resident moves out before the end of this Lease, Owner will charge Resident reletting fees incurred and future accrued rent. Resident must surrender the Exclusive Space and Unit Common Area before the period of time for deposit refund begins. Resident must furnish in writing his forwarding address to Owner and the U.S. Postal Service.
MOVE-OUT PROCEDURES. So that there are no misunderstandings regarding our move-out procedures, please take time to read these procedures carefully. You must:
A. Comply with the terms of your Lease.
B. Give a PROPER 30 day written notice if you plan to vacate. This means:
1. Notice to be received by our office by the first day of the month.
2. If you hold over the 30 days, you will be liable for the entire month's rent.
C. Do not allow any undue damage to the apartment. At the time of move-in, you were given a Check-In Inventory Sheet to complete. Our inspection after you have vacated your apartment will be made using this check list as the basis for determining damages. Any damages to the apartment other than normal wear and tear, which were not noted on the Check-In Inventory Sheet, may be charged to you. When a Tenant vacates, the apartment should be left as clean as at the time of move-in. This includes removal of all personal items, coat hangers, shelving paper and trash from the apartment. The refrigerator should be defrosted and cleaned. The range, including the burner drip pans and the area under the burners, the oven, as well as the range hood, should be cleaned thoroughly. All cabinets, light fixtures and closets should be cleaned inside and out. Clean all bathroom fixtures, bathtub file, shower rod, medicine cabinets, and remove all stickers on the bottom of the tub. Kitchen and bathroom floors should be scrubbed. The inside of the windows are to be cleaned, the carpet vacuumed and all missing and burnt out light bulbs replaced. Leave all keys to the building, your apartment and mail box with the manager at the local onsite office. Also please leave your forwarding address with the main office too.
MOVE-OUT PROCEDURES. Residents must be fully vacated from their room no later than 11:00 AM on the day of their departure. A check-out list will be provided to the Resident two (2) days prior to the scheduled departure date. At this time, a refund form must be completed in order to allow Residence to refund the damage deposit back to a credit card (no cash refunds). These forms must be completed and returned to the Resident Centre prior to departure. Once received, an inspection of the room will take place once the Resident has vacated the room. Providing there are no violations or damage to the room observed by the inspection team, the designated portion of the deposit will be refunded to the Resident. Any violations or damages observed will be photographed and damage repair will be assessed to determine what portion of the deposit will be forfeited in order to enable repairs.
MOVE-OUT PROCEDURES. Prior to moving out, the Lease Agreement requires that tenants leave the property in a clean and undamaged condition. We have every intention of returning your security deposit as long as tenants have fulfilled their agreement with us. Funds withheld are for expenses incurred to return the Premises to the same condition as when tenants moved in. The following information is provided to help tenants get their security deposit returned without any misunderstandings:
a) CLEAN the rental property inside/outside to avoid any charges against the deposit because tenants will not be allowed to re-enter for additional cleaning or repairs once the keys have been surrendered to the Manager. Our experience has been that after the work and stress of moving, tenants may be too tired to clean the house. We recommend considering a professional cleaning company. Call Manager for a recommendation of affordable cleaning companies. If you hire a professional cleaning service, you should provide them with a list of what is expected, tenant is responsible to oversee and inspect their work.
b) Upon vacating, the final requirement is to have the carpets professionally steam cleaned by a professional carpet cleaning company, with a TRUCK-MOUNTED unit. Please call Manager for our preferred vendor. All receipts must be provided to the Manager as proof of service. If the house is not clean, with all property and debris removed, or the carpets have not been professionally steam cleaned after the inspection, applicable charges will be made with no exceptions.
c) Tenant must provide Manager with a complete Forwarding Address.
d) All keys, remotes and garage door openers must be turned in by NOON on the final Lease date or the holdover charges will apply. If you purchased mailbox keys, or additional garage door openers, these must be return to Manager.
e) Upon leaving, please be sure to fully secure the property by locking all windows and doors. By surrendering the keys to the Manager, Tenant is certifying that all property and debris has been removed, trash and recycling bins are empty and all CLEANING has been complete. The manager will conduct the final move-out inspection ONLY after the keys have been surrendered. Tenants acknowledge and agree that they will not be present, for any reason, at the move out inspection.
