ANIMAL RULESResident is responsible for the animals brought onto the Leased Premises and/or the Community by Resident and Resident's guests, even if the animals do not belong to Resident. Resident agrees to abide by the following rules: 1. Residents shall be limited to a maximum of 1 animal(s) while residing at the Residential Community. 2. Animals must not disturb other residents, regardless of whether animals are inside or outside the Leased Premises. 3. Animals must be under Resident's supervision when outside the Leased Premises, and shall not be tied to anything or left unattended outside the Leased Premises – except for areas designed to Resident's exclusive use. 4. Owner may, but has no obligation to, retrieve and return unleashed animals to the Leased Premises, or report them to the proper authorities. Owner may impose reasonable charges for picking up and/or keeping unleashed animals. 5. Due to health regulations, Resident must not let non-support animals into pool areas, laundry rooms, offices, or other recreational facilities.
ANIMAL RULES. You are responsible for the animal’s actions at all times. You agree to abide by these rules: 1) You are responsible for ensuring the animal is licensed by the appropriate governmental agency and cared for in accordance with the applicable State and local public health, animal control, and animal anti-cruelty laws and regulations. 2) To protect the health and safety of other residents, you must provide proof that the animal has received any and all necessary inoculations, shots, and vaccinations prior to lease signing from a certified veterinarian. You must provide proof of future inoculations, shots, and vaccinations to Bluestone on an annual basis from a certified veterinarian. 3) If an animal poses a direct threat to the health and safety of other residents or pets, or if an animal poses a direct threat to cause substantial property damage to the property of other residents, Bluestone personnel, or visitors of residents, Bluestone may exclude the specific animal from its housing and the associated common use or public space. The determination of whether an animal is a direct threat to health and safety and/or to cause substantial property damage will be based upon the assessment of reliable and objective evidence about the specific animal. 4) The animal must not disturb the quiet enjoyment of neighbors or other residents, regardless of whether the animal is inside or outside the building. 5) Animals must be housebroken. All other animals must be caged at all times. No animal offspring is allowed. 6) The animal may not be tied to any fixed object anywhere outside the dwelling units or apartment community. 7) You must not let the animal into the swimming pool, offices, amenity spaces, fitness room or other dwelling units. 8) The animal must be fed inside the apartment unit. Do no leave food or water outside the apartment unit. 9) The animal must be on a leash or U-shaped guidance handle or in a carrier at all times when outside the owner’s apartment unless it is carried or otherwise under the control of the resident or other responsible individual. The animal cannot roam at will, nor can it be tied anywhere on any of the property’s grounds. 10) The animal must wear a collar at all times, if appropriate, showing license, inoculations tag, and name and address of owner. 11) The animal may NOT urinate or defecate on Bluestone property; specifically, in the courtyard or curb appeal areas. You agree to abide by the following: • The animal must not disturb the neighbors or other residents, regardless of whether the animal is inside or outside the dwelling. • Dogs, cats, and support animals must be housebroken. All other animals must be caged at all times. No animal offspring are allowed. • Inside, the animal may urinate or defecate only in these designated areas: • Outside, the animal may urinate or defecate only in these designated areas: • Animals may not be tied to any fixed object anywhere outside the dwelling units, except in fenced yards (if any) for your exclusive use. • You must not let an animal other than support animals into other dwelling units. • Your animal must be fed and watered inside the dwelling unit. Don’t leave animal food or water outside the dwelling unit at any time, except in fenced yards (if any) for your exclusive use. • You must keep the animal on a leash and under your supervision when outside the dwelling or any private fenced area. We, or our representative, may pick up unleashed animals and/or report them to the proper authorities. We will impose reasonable charges for picking up and/or keeping unleashed animals. • Unless we have designated a particular area in your dwelling unit or on the grounds for animal defecation and urination, you are prohibited from letting an animal defecate or urinate anywhere on our property. You must take the animal off our property for that purpose. If we allow animal defecation inside the dwelling unit in this Addendum, you must ensure that it is done in a litter box with a kitty litter-type mix. If the animal defecates anywhere on our property (including in a fenced yard for your exclusive use), you will be responsible for immediately removing the waste and repairing any damage. Despite anything this Addendum says, you must comply with all local ordinances regarding animal defecation.
ANIMAL RULES. Resident shall comply with the following rules regarding Resident’s animal in addition to compliance with the terms of the Lease as well as any supplemental rules established by Owner with respect to animals or animals in the apartment community: a. Animals must be full-grown (at least 1 year of age) and weigh less than 75 pounds. b. Animals should not be left unattended on patios or balconies. c. Resident is responsible for immediately cleaning up any animal defection and animal defecation must be dealt with as follows: Cats—inside the litter box only. Dogs—outside, around the perimeter of the apartment community in designated animal walks or other designated areas only. Pet stations will be provided as a convenience. However, if the pet station is without bags then the animal’s owner must provide bag for the remains and notify management. d. Animals must not disturb neighbors or others in and around the apartment community, whether the animals are inside or outside the Premises. e. Animals must not be tied to any fixed object anywhere outside the Premises. f. Animals, other than support animals, must not be let into swimming pool areas, laundry rooms, offices, club rooms, or other recreational facilities or common areas. g. Animals must not be fed or watered outside the Premises. h. No more than two animals per unit are permitted. i. Cats must be spayed, neutered and declawed on front paws only. j. Exotic animals are not allowed including, but not limited to: birds, parrots, toucans, hamsters, gerbils, rats, mice, snakes, frogs, spiders, chinchillas, ferrets. k. Animals shall be kept on a leash and under the Resident’s supervision when outside the Premises. The Owner or Owner’s representative has the right to pick up unleashed animals or report them to the proper authorities. l. Visiting animals are not allowed. m. The community may restrict certain breeds of dogs, including but not limited to: Pit Bull Terrier/Staffordshire Terrier, Rottweiler, Doberman Pinscher, Chow, Presa Canarios, Akita, Alaskan Malamutes, Wolf Hybrid. The restricted breed list is subject to change without notice.
ANIMAL RULES. A. DOGS AND CATS 1. Dogs and cats shall be maintained within the tenant animal owner's unit. When outside, the animal shall be kept on a leash and under the control of the tenant at all times. Under no circumstances shall any cat or dog be permitted to roam free in any common area. Animals are not permitted in the laundry rooms (service animals excluded) When animal must be unattended in the unit, said animal is to be contained in an approved animal carrier or cage. The tenant is responsible for all damage to apartment when animal is left unattended. 2. All animal waste or litter from cat litter boxes shall be picked up immediately by the animal’s owner and disposed of in sealed plastic trash bags and placed in trash bins. 3. Cat litter shall not be disposed of by flushing down toilets. Charges for unclogging toilets or clean-up of common area as a result of animal nuisance shall be billed to and paid by the tenant animal owner. 4. Tenant animal owners agree to be responsible for immediately cleaning up any dirt tracked through the common area lobby, halls or elevators by his/her animal. 5. Animal owners shall keep their animals under control at all times. Animal owners shall assume sole responsibility for liability arising from any injury sustained by any person attributable to their animal and agree to hold the owner and management harmless in such proceedings. 6. Tenant animal owners agree to control the noise of his/her animal such that it does not constitute a nuisance to other tenants. Failure to control animal noise may result in the removal of the animal from the premises. 7. No animal shall be left unattended in any unit for longer than 12 hours. In the case of an emergency it is recommended that tenant designate a trusted relative or friend as an emergency caretaker of the animal. This information should be given to Rental Manager during the signing of Animal Policies Agreement. It is the tenant’s responsibility to arrange for care of animals including providing access to unit. 8. All tenant animal owners shall provide adequate care, nutrition, exercise and medical attention for his/her animal. Animals which appear to be poorly cared for or which are left unattended for longer than 12 hours will be reported to the SPCA or other appropriate authority and will be removed from the premises at the animal owner's expense. 9. ANIMAL RULES. Tenant must: (1) take all reasonable action to ensure that any animal does not violate the rights of other persons; (2) comply with all applicable statutes, ordinances, restrictions, owners' association rules, and other enforceable regulations regarding any animal; (3) keep the rabies shots of any animal current; (4) confine any animal that is a dog or cat, when outside, by fences or on leashes under animal is likely to limit or prohibit Landlord or other persons access to Property in its entirety as permitted by the lease.

We or our representative may pick up unleashed animals and/or report them to the proper authorities. We may impose reasonable charges for picking up and/or keeping unleashed animals. Hallways, elevators, and any interior area will be strictly enforced. • Tenant(s) shall immediately remove their pet(s) animal waste from the grounds of the property and dispose of it in a sanitary way so as it does not affect the health and safety of the other tenants. • No animal is permitted on the property or in the dwelling unit who is not registered, whether or not that animal is owned by or “visiting” the tenant(s).

The animal at all times must have current rabies shots and licences required by law. D. Confine any animal that is a dog or cat, when outside, by fences or on leashes under Tenant’s control. E. Promptly remove any animal waste from the Property, including all living areas, garages, storage areas, yards, porches, patios, courtyards, and decks. Failure to remove all waste will result in charges to the tenant for the cost of waste removal.
