The Base Building Definition clause establishes what constitutes the fundamental structure and systems of a building, excluding tenant-specific improvements or alterations. Base Building Definition. The Base Building shall include the following.
Base Building Definition. To the best knowledge and belief of Landlord the building shell was completed in accordance with the project specifications set forth in the Base Building Definition attached hereto as, Exhibit B and incorporated herein, (the “Base Building Definition”).
Base Building Definition. Landlord has constructed the Building consisting of the following: (a) the Building shell and exterior, (b) the core area, including necessary mechanical, electrical, sprinkler, plumbing, life safety, heating, air conditioning, ventilation and structural systems within the Building core, stubbed out to the face of the core wall at locations determined by Landlord, (c) finished core area toilet rooms including necessary plumbing fixtures, ceramic tile floors, accessories, ceilings and lighting, (d) unpainted exterior dry wall or lath and plaster covering the exposed side of all exposed core walls, core and perimeter columns and the interior exposed side of all exterior building wall areas except at and under windows, (e) public stairways, (f) passenger and freight elevators, (g) parking facilities, (h) ground floor lobby, (i) unfinished elevator lobbies (except for dry-wall, taped walls, and prime painted elevator doors), (j) exterior plazas and landscaping, (k) loading dock, (1) sprinkler main loop from core into the Premises, (m) Building standard window coverings and (n) drinking fountains as required by code (collectively referred to as the “Base Building Improvements”). To the extent that the Base Building Improvements must be changed or added to in order to accommodate the special needs of Tenant in the Premises, such changes or additions shall be considered Tenant Improvements. Any items provided by Landlord in the Premises in addition to the Base Building Improvements shall be paid for by Tenant, subject to Section 3 below.
Base Building Definition. Landlord has constructed the Building consisting of the following: (a) the Building shell and exterior, (b) the core area, including necessary mechanical, sprinkler, plumbing, life safety, and structural systems within the Building core, all delivered to Tenant in their as-is where-is condition, (c) one (1) electrical panel serving the floor of the Premises providing power sufficient to serve the Premises as provided in Section 7.1(a) of the Lease, at a location determined by Landlord (any movement thereof shall be at Tenant’s sole cost) (d) four 5-ton air conditioning units and related heating and ventilation system in their as-is where-is condition, (e) one finished core area unisex toilet room on each floor and one finished toilet room (alternating men’s and women’s) between each floor accessed from the common stairwell, (f) unpainted exterior dry wall or lath and plaster covering the exposed side of all exposed core walls, core and perimeter columns and the interior exposed side of all exterior building wall areas except at and under windows, (g) public stairways, (h) passenger elevators, (i) ground floor lobby with finished elevator lobby, (j) concrete slab floors in their as-is condition (collectively referred to as the “Base Building Improvements”). To the extent that the Base Building Improvements must be changed or added to in order to accommodate the special needs of Tenant in the Premises, or otherwise in connection with, such changes or additions shall be considered Tenant Improvements (as defined in Section 2.3 below). Any items provided by Landlord in the Premises in addition to the Base Building Improvements shall be paid for by Tenant, subject to Section 3 below.
Base Building Definition. Landlord shall construct the Premises consisting of the following: (a) the Premises’ shell and exterior, (b) the core area, including necessary mechanical, electrical, plumbing, life safety, heating, air conditioning (approximately one ton per 250 square feet) and ventilation systems within the Premises, (c) unpainted exterior dry wall or lath and plaster covering the exposed side of all exposed core walls, core and perimeter columns, in accordance with the Standard of the Building Schedule attached hereto (collectively referred to as the “Base Building Improvements”). Any items provided by Landlord in the Premises in addition to the Base Building Improvements shall be paid for by Tenant, subject to Section 3 below.
Base Building Definition. The Base Building shall include the following items: (a) Primary heating, ventilating and air-conditioning service ("HVAC") including the main distribution loop and base system and base building thermostatic control system (all delivered in good working order). (b) Primary electrical system which will service the floor of the Building on which the Premises are located (delivered in good working order). (c) Main loop Fire/Life-safety systems as required by applicable building code on an unoccupied basis. (d) Main telephone terminal panel located in the telephone/electrical room designated by Landlord and available for secondary branching by Tenant of lines to the Premises. (e) Building standard window coverings in "as-is" condition.
Base Building Definition. The Base Building shall be substantially in accordance with SCHEDULE 2 attached hereto.
