Close-Out Documents has the same meaning as defined in UGC Section 1.10 and includes the Contractor’s marked-up “as-builts” and A/E’s Record Drawings.

Close-Out Documents. Coordinate and transmit project close-out documents to the City including:
Close-Out Documents. The Architect shall receive and review the Contractor’s close-out documents for delivery to the District, including without limitation, Record As-built Drawings, Operations and Maintenance manuals, key schedules and warranties. The Architect shall prepare and submit for processing such documentation as required by governmental agencies, including DSA, in connection with completion of the Work of the Project. Within a date determined reasonable by the AOR and Owner from the date of Final Completion, Architect shall provide District with a complete reproducible set of “Architect’s Record Drawings” which shall be drafted “as shown” in the Contractor’s “As-Built” drawings showing significant changes between the Work of the Drawings made during construction, including those incorporated into Change Orders issued under the Construction Contract, RFIs clearly noted, locations of building systems concealed or covered, including without limitation, utility structures and distribution systems and electrical, mechanical, plumbing and structural systems when identified in the Contractor’s “As Built” Drawings. Each sheet of the Architect’s Record Drawings shall note clearly “RECORD” with the data source, date of drawing and signature on behalf of Architect. Architect is entitled to rely upon the “As Built” information provided by the Contractor with no representation or warranty expressed or implied by the Architect. Concurrently with delivery of the reproducible set of the Architect’s Record Drawings, the Architect shall deliver to the District two (2) corresponding electronic files of the Architect’s Record Drawings on CD ROM.
Close-Out Documents. The DB Entity shall prepare and submit the following documentation before requesting final inspection or final payment: final operating and maintenance documentation (with revisions made after Substantial Completion), warranties, inspection certificates, as-built/Record Documents, release of payment claim forms, and all other required documents.
Close-Out Documents. Close out documentation is due no later than thirty (30) days prior to scheduled completion date or as otherwise specified in the Contract Documents. Failure to submit all close out documentation by this date may result in a back charge to Subcontractor for delay. Close Out documentation includes:
1. As-Built Drawings and Specifications.
2. Operating & Maintenance Manuals (as specified).
3. Maintenance and Cleaning Instructions (required for all architectural items).
Close-Out Documents. The Concessionaire’s architect and engineer of record must transmit to the CDA POC as dictated in the Concessionaire’s signed Lease and License Agreement all architectural and engineering “As-Built Documents”. If no time period is specified, then the “As-Built Documents” must be submitted within thirty (30) business days. The items listed below are required to support maintenance of accurate facility records and future construction. The Concessionaire must submit two (2) copies of the below documents on CD and (1) full size hard copy:
1) One (1) full size hard copy As-Built Documents, including the General Contractor’s redline mark- ups and clouding construction changes
2) One (1) CD / DVD of CAD files either in AutoCAD and/or BIM format – all CAD files to be submitted per CDA BIM standards
3) One (1) CD / DVD of all image files in PDF format
4) If applicable, one (1) PDF of the finalized XXX™ Construction Checklist
5) If applicable, one (1) PDF of all Operating and Maintenance Manuals (O&M Manual) for equipment being maintained by the CDA
6) One (1) PDF of the General Contractor’s, and if applicable, subcontractor’s, manufacturer’s, and equipment warranties
7) One (1) PDF of all the specifications
8) One (1) PDF of the Building Permit (both sides) with all required rough and final inspection signoffs
9) If applicable, PDFs of the preventative maintenance schedules listing:
(a) the systems and equipment that require preventative maintenance
(b) scope of maintenance to be performed (c) frequency
Close-Out Documents. No later than thirty (30) days following the Substantial Completion Date, the A/E shall prepare and submit: (i) a complete set of its Project files; (ii) a set of record drawings; (iii) CAD/BIM files and (iv) any additional documentation required by the Turnover Protocol Document (Exhibit A3). The A/E shall prepare an “as-built” plan of the site including all the modifications performed during construction, within 30 days of completion.
Close-Out Documents. The Architect shall compile and assemble the Contractor’s close-out documents for delivery to the District, including without limitation, Record As-built Drawings, Operations and Maintenance manuals, key schedules and warranties. The Architect shall prepare and submit for processing such documentation as required by governmental agencies, including DSA, in connection with completion of the Work of the Project. Within sixty (60) days of the date of Final Completion, Architect shall provide District with a complete reproducible set of “Architect’s Record Drawings” which shall be based upon the Contractor’s
Close-Out Documents. Operation and Maintenance manuals, as-built drawings, the Record Model, warranties, keying schedules, attic stock, and any other items required under the Implementation Documents.
