Commencement of Tenant’s Work. Within a reasonable period of ----------------------------- time following Tenant's receipt of written notice from Landlord approving Tenant's Plans and Specifications, Tenant shall, at its expense, commence the construction and installation to the interior of the Leased Premises of those improvements including those more particularly listed and described on the schedule of work to be accomplished by Tenant attached hereto as Exhibit B (the "Tenant's Work"). Tenant shall use its commercially reasonable efforts to cause all of Tenant's Work to be substantially completed and a certificate of occupancy issued therefor and for the Leased Premises on or before December 31, 1999, subject to force majeure. Tenant warrants and represents to Landlord that all such Tenant's Work will be performed in a good and workmanlike manner and in conformance with all applicable laws, ordinances, requirements, orders, directions, rules and regulations of all governmental authorities, and in accordance with Tenant's Plans and Specifications. The contractor selected by Tenant to perform Tenant's Work shall be approved by Landlord in writing prior to commencement of construction, which approval shall not be unreasonably withheld, delayed or conditioned. The construction contract to be executed by Tenant and its contractor for Tenant's Work shall expressly provide that the contractor shall be insured in amounts reasonably satisfactory to Landlord and Tenant and shall name Landlord and Tenant as additional insureds. Tenant shall provide evidence of such contractor's insurance to Landlord prior to commencing Tenant's Work.

Commencement of Tenant’s Work. Promptly following (a) the Delivery Date, (b) Landlord’s approval of the Approved Plans, (c) Tenant’s receipt of all permits and licenses required by governmental authorities and (d) the complete satisfaction of all requirements under the Lease, this Exhibit C and the Tenant Package which Tenant and Tenant’s Contractor are obligated to perform prior to commencing construction of Tenant’s Work, Tenant shall cause Tenant’s Contractor to commence Tenant’s Work in accordance with the Approved Plans, the Lease, this Exhibit C and the Tenant Package and to diligently pursue the same to completion and to initially open the Premises for business on or before the Required Opening Date.
Commencement of Tenant’s Work. Tenant shall only permit Work to be performed for which Tenant, Contractor and/or Architect have obtained all appropriate and necessary permits and shall not permit any Work to commence for which a permit is required without first obtaining any and all necessary permits. It shall be a condition to the grant by Landlord and continued effectiveness of such license that: (a) Tenant shall give to Landlord not less than five (5) days prior to the date on which the Work will commence, the following items, all in form and substance reasonably acceptable to Landlord: (i) a detailed description of and schedule for the Work; (ii) the names and addresses of all contractors, subcontractors and material suppliers and all other representatives of Tenant who or which will be entering the Premises on behalf of Tenant to perform the Work or will be supplying materials for such Work, and the approximate number of individuals, itemized by trade, who will be present in the Premises; (iii) copies of all contracts, subcontracts and material purchase orders pertaining to the Work;
Commencement of Tenant’s Work. Tenant shall not commence Tenant's Work until Tenant has: 4.1 Received Landlord's written approval of the Tenant's Plans. 4.2 Notified Landlord in writing of Xxxxxx's intent to commence construction activities. 4.3 Delivered to Landlord a certificate or copy of an insurance policy showing evidence of insurance as required by the Lease for both Tenant and Xxxxxx's contractors. The certificates shall state that the required coverage will remain in force for the duration of construction. 4.4 Delivered to Landlord copies of all required building and/or special permits and approvals issued by the appropriate governmental authorities for the Tenant's Work. 4.5 Delivered to Landlord a copy of the executed construction contract(s) for the Tenant's Work or a list of all contractors, subcontractors and materials suppliers who will perform work or supply materials in connection with the Tenant's Work.
Commencement of Tenant’s Work. Tenant shall, on or before August 1, 2006 (the “Tenant Work Commencement Date”), commence the performance of Tenant’s Work, and Tenant shall thereafter use reasonable care and diligence to complete Tenant’s Work as quickly and efficiently as possible.

Commencement of Tenant’s Work. Tenant shall not commence construction of Tenant’s Work until (i) the Building Permit is issued, and a copy provided to Landlord; and (ii) Tenant has delivered to Landlord certificates of insurance evidencing that the General Contractor is carrying all coverages required to be carried by contractors employed by Tenant under the Lease.
Commencement of Tenant’s Work. Tenant shall commence Tenant’s Work within one hundred eighty (180) days following the execution of the First Amendment. Tenant shall diligently proceed with Tenant’s Work and shall complete Tenant’s Work on or before the date which is one hundred twenty (120) days after the commencement of the construction of Tenant’s Work. In the event that Tenant does not commence Tenant’s Work or Tenant’s Work is not completed in the time periods set forth in this Section 6.1, Landlord shall have no further obligation to pay the Allowance. Notwithstanding the foregoing sentence, The time periods set forth in this Section 6.1 shall be extended by one day for each day of delay attributable to a Force Majeure Event. A “Force Majeure Event” shall mean any occurrence, prevention, delay, stoppage or contingency due to acts of God, earthquakes, floods, fires, lightning, labor disputes and strikes, riots, war, acts of the public enemy, insurrections, civil commotions, embargoes, blockages, shortages of materials, rationing, utility or communication failures and other casualties directly or indirectly affecting Tenant’s contractor’s ability to obtain services, labor, or materials or reasonable substitutes therefor.
Commencement of Tenant’s Work. Tenant shall use reasonable care and diligence to complete Tenant’s Work as quickly and efficiently as possible.
