Façade Enhancements. Façade Enhancements shall consist of the following: Redeveloper’s cost to construct the exterior façade of the New Building in accordance with the approved Exterior Construction Drawings for the greater good of the community in excess of that required by the City of Lincoln Building Code and the Lincoln Downtown Design Standards.

Façade Enhancements. Façade Enhancements shall consist of the following: Redeveloper’s cost to construct the exterior façade of the Private Improvements in accordance with the approved Exterior Construction Documents for the greater good of the community exceeding that required by the City of Lincoln Building Code and applicable City of Lincoln Design Standards. Redeveloper may seek reimbursement from Phase I TIF Bond Proceeds up to Three Million Five Hundred Ninety-One Thousand and NO/100 Dollars ($3,760,104.00) for Façade Enhancements. Redeveloper shall grant to the City a Façade Easement Agreement in the form substantially similar to Exhibit L related to the Façade Enhancements as part of the Private Enhancements approved herein in order to prevent significant alteration of the key façade features while also ensuring that the façade is properly maintained.
Façade Enhancements. Redeveloper shall, at its own cost and expense, subject to reimbursement with available TIF Bond Proceeds as set forth in this Redevelopment Agreement, construct the Façade Enhancements. No reimbursement request shall be approved until Redevelopers architect or engineer has submitted a letter to the Urban Development Department Director certifying the Façade Enhancements are complete and requesting reimbursement. The letter must set forth the estimated base cost for the minimum façade improvements required to meet applicable City code(s) and/or design standards and the delta for the costs of the enhancements to be reimbursed. The City shall not have any obligation to reimburse Redeveloper for the cost of the Façade Enhancements in excess of available TIF Bond Proceeds as provided for in this Redevelopment Agreement. Redeveloper shall use its own funds to fund any Façade Enhancements costs that exceed the TIF Bond Proceeds that are lawfully available and granted to Redeveloper under this Redevelopment Agreement.
Façade Enhancements. The RDA and/or City shall make a good faith effort to work with owners of real property adjacent to and in the vicinity of the Property to make aesthetic and artistic improvements to façades fronting the Property, Xxxxx Street, Bridge Street, and Pearl Street.

Façade Enhancements a. Façade/Day lighting; and b. Brick Façade. Payment of TIF funds to reimburse the Redeveloper for the cost of Energy Enhancements shall occur only after Redeveloper provides a timely certification from the project’s architect or engineer to the City that Energy Enhancements have been included in the design, construction, and operation of the project. Such certification shall include, at a minimum, a description of the Energy Enhancements included and the percentage of estimated energy savings to be realized from the energy enhancements compared to a similar building constructed according to the minimum standards found in the existing applicable building code. The City shall not have any obligations to fund the Public Enhancements or make grants to the Redeveloper in excess of the available TIF Proceeds as provided within this Agreement. Any reimbursement shortfall resulting from costs incurred for construction of any Public Enhancements that exceed the TIF Proceeds that are lawfully available and granted to the Redeveloper hereunder shall be borne entirely by the Redeveloper without recourse of any kind against the City.
Façade Enhancements. Facade Enhancements shall consist of the installation and use of materials on the exterior of the New Building that, based on superior aesthetic qualities and an expected life-span exceeding that of those minimum materials required by the City of Lincoln Building Code and applicable Downtown Design Standards, will benefit the community by preventing the recurrence of blighted and substandard conditions. The Façade Enhancements, including references to specific materials, shall be shown on the Exterior Construction Drawings.
Façade Enhancements. Redeveloper shall install a masonry façade on the exterior of the Private Improvements to the extent shown in the Preliminary Plans shown by Exhibit D.
