Maintenance Agency. The Promoter shall appoint one or more agencies or persons (“Maintenance Agency”) to look after the acts relating to the purposes of managing maintaining up-keeping and security at the Project and in particular the Common Areas, Parking Spaces and Facilities, Amenities and Specifications, rendition of common services in common to the Co-owners and, collection and disbursement of the Common Expenses and dealing with the matters of common interest of the Co-owners and relating to their mutual rights and obligations for the beneficial use and enjoyment of their respective Units exclusively and the Common Areas in common (“Common Purposes”) on such terms and conditions as it deems fit and proper. The Maintenance Agency may appoint professional facility management agencies or persons for conducting the day to day affairs as it may deem fit and proper. The fees and costs for such Maintenance Agency shall be proportionately borne and paid by the Allottee.

Maintenance Agency. (i) The Purchaser(s) shall pay, as and when demanded, the Maintenance Charges including Maintenance Security Deposit for providing, maintaining and up-keep of the Tower/s and Common Areas and other deposits and charges for the various services therein, as may be determined by the Promoter or the Maintenance Company appointed for this purpose, as the case may be. The appointment of the Maintenance Company will be at the sole discretion of the Promoter and the Purchaser(s) shall abide by the decision of the Promoter and effect the payment. (ii) The Purchaser(s) upon taking possession of the said Residential Flat agree/s to enter into a Maintenance Agreement with the Promoter or Maintenance Company for the maintenance and upkeep of the Towers and the Purchaser(s) undertake/s to pay the Maintenance Charges as raised by the Promoter/Maintenance Company from the date as mentioned in Clause 12(e) and use granted by the competent authority on pro-rata basis irrespective of whether the Purchaser(s) is in occupation of the said Residential Flat or whether the work is still going on in adjacent towers/buildings and infrastructure facilities including Club House. (iii) The Purchaser(s) agree/s and understand/s that the right of entrance to the said Residential Flat shall be subject to the payment of the Maintenance Charges and performance of all the covenants of these presents or as may be imposed by the Promoter or the Maintenance Company appointed by the Promoter from time to time.
Maintenance Agency. Maintenance Agency shall mean the agency appointed by the PROMOTER for carrying out the day to day maintenance and upkeep of the common areas of the said Building and said Complex or appointed by the PROMOTER for the upkeep and maintenance of the equipment/s installed for the Complex.
