Manner of OperationThe Operator shall furnish all labor, supervision, uniforms, materials and supplies necessary to operate the valet parking service in a first- class manner and to ensure that prompt, courteous and efficient service is provided to all users of valet parking.
Manner of Operation. From and after the date of this Lease, Lessee ------------------- shall not install new equipment on the Premises if such equipment will or does cause interference with the operations of OpCo or any Affiliate. In the event any such interference occurs and does not cease promptly, OpCo shall have the right, in addition to any other rights or remedies under this Lease or at law or in equity, to terminate this Lease. Lessee shall conduct its operations on the Premises in such a manner as not to present a safety or operational hazard to the Utility Facilities.
Manner of OperationIn connection with the exercise of the privilege granted hereunder, the Permittee shall: (i) Use commercially reasonable efforts in every proper manner to develop and increase the business conducted by it hereunder; (ii) Not divert, and use commercially reasonable efforts not to cause or allow to be diverted, any business from any Port Authority Facility where System Operations are conducted, it being acknowledged that the Permittee shall not be deemed to be in violation of this subparagraph (ii) with respect to wireless communications services provided by Carrier Users through telecommunications systems other than the System, provided that neither the Permittee nor any affiliate of the Permittee has any ownership interest in such other systems; (iii) To the extent available technology permits at a commercially reasonable cost, periodically monitor existing wireless base stations operated by Carrier Users at locations other than Covered Facilities which may provide such Carrier Users with coverage in or otherwise overlap areas of Covered Facilities to ensure that a Carrier User does not intentionally avoid the System through additions to such User’s existing system; (iv) Maintain, in accordance with accepted accounting practice, during the Term and for one (1) year after the expiration or earlier termination of this Agreement, and for a further period extending until the Permittee shall receive written permission from the Port Authority to do otherwise, records and books of account regarding all transactions of the Permittee at, through or in any way connected with any Port Authority Facility, which records and books of account shall be kept at all times within the Port of New York District; (v) Permit, upon reasonable prior notice, in ordinary business hours during the Term of this Agreement, and for one (1) year thereafter, and during the further period described in subparagraph (iii), above, the examination and audit by the officers, employees and representatives of the Port Authority of such record and books of account and also any records and books of account of any Person which is owned or controlled by the Permittee, or which owns or controls the Permittee, if said Person performs services, similar to those performed by the Permittee, anywhere in the Port of New York District; (vi) Install and use all equipment reasonably available and necessary to accurately determine Gross Receipts; (vii) Permit the inspection, upon reasonable prior notice, by the...
Manner of Operation. Contractor shall operate the Parking Facilities in a first class manner at all times during the Term. Contractor shall furnish all labor, supervision, uniforms, materials and supplies (unless provided by Authority) as necessary to operate the Premises and to ensure that prompt, courteous and efficient service is provided to all users of the Parking Facilities. Contractor shall operate the Premises in accordance with the Budget, as set forth in Section 9.2 hereof, and shall pay from Contractor’s own operating funds, subject to the Budget, any and all necessary and approved expenses incurred in the operation of the Premises. Contractor shall be responsible for monitoring and managing the traffic within the Parking Facilities. Traffic control includes, but is not limited to, directing traffic to available spaces when certain areas are full, setting up and taking down cones or barricades, and placement of parking signs to manage the flow of traffic. Contractor shall also provide the following services free of charge to Airport patrons including but not limited to jump-start vehicles, inflate tires, lock-out assistance, car search assistance, maintain a list of local twenty-four (24) hour auto repair and towing services, provide information to Airport patrons regarding handicapped parking spaces and way-finding in the Airport vicinity. Contractor shall provide any additional services requested by Authority or as outlined in Contractor’s Proposal and agreed to by Authority, including but not limited to valet service. Contractor shall use reasonable care to avoid damaging existing facilities, equipment and vegetation on the Airport. Contractor shall replace or repair any damages it may cause at no expense to Authority. Operator is responsible for any damage caused by spillage or improper use of a product or equipment by their employees or agents. If Contractor fails or refuses to make such repairs or replacements, Authority may deduct the cost thereof from any current or future invoices to Authority from Contractor. Quarterly or at Authority’s request, Contractor shall meet with a representative of Authority to review any complaints or concerns and to promptly correct any deficiencies regarding operations under this Agreement. Authority’s determination as to quality of operations or services shall be conclusive and curative measures shall be implemented by Contactor as expeditiously as possible.
Manner of OperationThe Holding Company, Price Club de Mexico, and each other company in the Pricemex Group shall be operated in accordance with the Management Agreements and the objectives of the Business Plan.
Manner of Operation. Throughout the Term (subject to Section 4.6 herein), Tenant shall operate the Premises in a manner consistent with, and comparable to, the operation of Tenant’s other operating locations.

Manner of Operation. Tenant acknowledges that it is Landlord's intent that the Albany Street Plaza be operated and therefore, agrees to operate in a manner which is consistent with the highest standards of decency and morals prevailing in the community which it serves. Toward that end, Tenant agrees that it shall also operate in a manner which is consistent with the highest standards of decency and morals.
Manner of Operation. Licensee and its employees shall wear appropriate attire at all times while in the Center pursuant to this Agreement. Licensee agrees to comply with (and cause its officers, employees, contractors, invitees and all others doing business with Licensee, to comply with) all rules and regulations of general applicability regarding the Center as may be established by Licensor at any time and from time to time during the Term, including without limitation the Operating Rules set forth on Exhibit D, attached hereto and incorporated herein by reference, to the extent applicable and the rules and regulations pertaining to signs.
