NEIGHBORHOOD ANALYSIS. The subject neighborhood is generally the waterfront side of Congress Way just north of the White Pass Dock. This area is approximately 1/4 mile south of the downtown core and serves as access to town from the cruise ship dock. Immediate improvements include the dock, the city harbor, a small lease for Petro Marine’s fuel service for the harbor, and two restaurants on leased lands (including the subject). There is an RV campground just to the north of the subject and the harbor parking area. This area generally encompasses the entire White Pass Dock and goes to Xxxxxx Creek to the north. The sea walk along the bulkhead has redirected pedestrian traffic away from Congress Way and along the walkway. NEIGHBORHOOD ANALYSIS. Grantee shall prepare a written analysis on a minimum of four (4) up to seven (7) older neighborhoods in accordance with paragraph 3.A above. Deliverable due date: April 15, 2017 Completion of Deliverable 1 as evidenced by submittal of all of the following: 1.Written analysis of the neighborhoods, including: a. Demographics, housing, amenities, and housing and neighborhood conditions. b. Five graphs and/or maps as visual aids. Grantee shall submit copies of all required documentation on paper or electronically in MS Word or PDF format, and all maps on a compact disc in PDF format with ArcGis compatible shapefiles. $8,000 As provided in paragraph 14 below.
NEIGHBORHOOD ANALYSIS. After the regional analysis, the next step in the preliminary study is to analyze the specific neighborhood where the property is located. The definition of a neighborhood varies considerably f rom one place to another. In rural areas, a neighborhood may consist of many square miles. In an urban area, a neighborhood may be only a few blocks. The qualities of the neighborhood have a significant bearing on the property’s value and use. Important neighborhood characteristics include:  the level of maintenance ( Are the buildings and grounds well cared for, or in poor condition?);  a growth or decline in population; and  the economic status of the residents. A property manager should discover the reasons behind any neighborhood trends. Is the population density increasing because of further development or because single- family homes are changing into rooming houses? Development is a sign of economic prosperity; rooming house tenancies are not. A neighborhood analysis helps a property manager factor location into the management plan. No matter how effectively a property is operated, i ts profitability will be strongly affected by its location. Once the characteristics of the location have been determined, realistic management goals can be set.
NEIGHBORHOOD ANALYSIS. The subject is located in a transitional zone adjacent to the waterfront areas. Several blocks to the north of the subject are zoned Industrial as part of this transitional area. The airport tarmac (plane parking) is directly across the street from the subject. The neighborhood also has such uses as the public works shop. More industrial uses are found south of the subject toward the waterfront primarily related to storage and shipping as opposed to manufacturing. Generally, the subject neighborhood reflects other areas in the Skagway market, with relatively stable values.

  • Statistical Analysis 31 F-tests and t-tests will be used to analyze OV and Quality Acceptance data. The F-test is a 32 comparison of variances to determine if the OV and Quality Acceptance population variances 33 are equal.   • Study An application for leave of absence for professional study must be supported by a written statement indicating what study or research is to be undertaken, or, if applicable, what subjects are to be studied and at what institutions.

  • Disturbance Analysis Data Exchange The Parties will cooperate with one another and the NYISO in the analysis of disturbances to either the Large Generating Facility or the New York State Transmission System by gathering and providing access to any information relating to any disturbance, including information from disturbance recording equipment, protective relay targets, breaker operations and sequence of events records, and any disturbance information required by Good Utility Practice.

  • Drug Test Results 1. All records pertaining to department-required drug tests shall remain confidential, and shall not be provided to other employers or agencies without the written permission of the person whose records are sought. However, medical, administrative, and immediate supervisory personnel may have access to relevant portions of the records as necessary to insure the acceptable performance of the officer's job duties.
