OFFICE IMPROVEMENTS a. The Buyer may choose to add office and other improvements to the scope of the Project that are not included in Exhibit "C-1" (the "Office Improvements"), provided that cost and schedule impacts resulting from such change of scope are approved as provided in this Section 4. Seller and Buyer shall cooperate in good faith at all stages of design and construction to promote the efficient and expeditious design and construction of the Office Improvements in accordance with the Drawings for the Office Improvements and the terms of this Agreement. The Office Improvements shall be performed at Buyer's cost, payable in accordance with the terms of the construction contract therefor. Seller and Buyer have discussed the possibility of Seller managing the construction of the Office Improvements in addition to the Seller's Improvements, but Buyer has not determined as of the date of this Agreement to engage Seller for that purpose. If Buyer shall engage Seller, Buyer and Seller shall amend this agreement to provide for Seller's management of the construction of the Office Improvements in substantial conformance with the terms of this Agreement, based on project-specific design review, economics, and scheduling agreements. If Buyer shall not engage Seller for construction of the Office Improvements, Buyer's contractor shall be subject in all respects to the terms of Section 8 of this Agreement relating to access to the premises prior to completion of Seller's Improvements.
b. In order to incorporate the Office Improvements into the Seller's Improvements, Buyer may at Buyer's cost utilize the services of Seller's Project Architect (herein so-called) and mechanical and electrical engineer or may, subject to Seller's reasonable approval, cause the plans for Office Improvements to be prepared by another registered professional architect and mechanical and electrical engineer. In the event Buyer selects another architect and/or mechanical and electrical engineer, Buyer shall be responsible for the reasonable actual cost (if any) of Seller's architect and mechanical and electrical engineer to redraw the Drawings in order to conform them with the Office Improvements (excluding, however, Office Improvement plan review costs), such cost to be reimbursable to Seller within twenty (20) days of Buyer's receipt of statements therefor. OFFICE IMPROVEMENTS. Assuming the Office Property is acquired by the Development Sponsored SPE on or before August 1, 2017 pursuant to the Office PSA, but in any event not later than February 1, 2018, Developer or the Developer Sponsored SPE shall cause Office Commencement to occur.
OFFICE IMPROVEMENTS. Lessor hereby grants to Lessee the right, at any time and from time to time, to make, in the restaurant, temporary, detachable installations and improvements of a type necessary for general office purposes, hereinafter called "Office Improvements". Office improvements shall be limited to installation of additional electrical conduit and outlets, light fixtures, shelving, counters, carpets, and drapes.
OFFICE IMPROVEMENTS. Landlord shall construct four (4) private offices, including sidelight, as generally depicted in the Plans attached hereto as Schedule 1 (the “Office Improvements”), and except as provided below to the contrary, pay for the entire cost of constructing the Office Improvements. Tenant may request changes to the Plans for the Office Improvements provided that (a) the changes shall not be of a lesser quality than Landlord’s standard specifications for such improvements for the Building, as the same may be changed from time to time by Landlord (the “Standards”); (b) the changes conform to applicable governmental regulations and necessary governmental permits and approvals can be secured; (c) the changes do not have any adverse affect on the structural integrity or systems of the Building; (d) the changes will not, in Landlord’s opinion, unreasonably delay construction of the Office Improvements or Allowance Improvements; and (f) Landlord has determined in its sole but reasonable discretion that the changes are of a nature and quality consistent with the overall objectives of Landlord for the Building. If Landlord approves a change requested by Tenant, then, as a condition to the effectiveness of Landlord’s approval, Tenant shall pay to Landlord upon demand by Landlord the increased cost attributable to such change, as reasonably determined by Landlord. To the extent any such change results in a delay of completion of construction of the Tenant Improvements, then such delay shall constitute a delay caused by Tenant as described below.
OFFICE IMPROVEMENTS. Purchase at book value all improvements, additions, or leasehold improvements that have been made by Business Manager at any Office and that relate solely to the performance of Business Manager's obligations under this Agreement;

The Landlord’s general contractor, F▇▇▇▇▇▇ Building Company, shall competitively bid the work of all major subcontractors. Any costs incurred in excess of $168,000.00 shall be paid for by Tenant.
