Phase I Improvements. RFA shall construct no less than 1.35 parking spaces per apartment unit for Phase I as shown on the Revised Development Plan, the entire Loop Road, as well as any other improvements described below and/or as otherwise noted on the Revised Land Development Plans (as may be modified during the PLDRP) as Phase I improvements. During Phase I, RFA shall also (i) remove 3,000 s.f. of cast-off railroad ballast and replace the same with green space and (ii) rough grade and seed the Phase II area.

Phase I Improvements. A. The Redeveloper shall construct on the Project Site within the time limits sets forth in this Agreement, the Improvements (“Phase I Improvements”) more particularly described in Section 2.1(B) below; together with surface and/or structured parking and circulation space, and appropriate landscaping and pedestrian and vehicular circulation areas, which shall be developed and constructed in accordance with the Conceptual Master Site Plan, the Redevelopment Plan and the Plan Requirements. B. The Phase I Improvements to be constructed by the Redeveloper on the Project Site are the following:
Phase I Improvements. Construction of the Phase I Improvements on the Project Site shall be commenced by the Redeveloper within ninety (90) days after all of the above approvals set forth in this Article III have been obtained for the Phase I Improvements and shall be completed (as evidenced by Certificate(s) of Completion issued by the Agency) within thirty six (36) months after all such approvals have been obtained.

For any additional leasable space in Phase I, if any, Developer shall use commercially reasonable efforts to recruit and secure tenants that are connected to the digital media or entertainment industry.

Phase I Improvements. To the best of Xxxxxx'x Knowledge, Kaiser has satisfied its obligations in all material respects under Section 6.4 ("Covenants of Kaiser - Phase I Improvements") of the Contribution Agreement. In addition, to the best of its knowledge, upon the Closing of the Transactions, Kaiser will have satisfied any known obligations to the Company and the General Partner under the Contribution Agreement and the Erie Lease Agreement and with respect to the Landlord's Work (as defined in the Erie Lease Agreement).
Phase I Improvements. The first phase of the Initial Improvements (“Phase I Improvements”) covers the renovation of the Premises into dance studios, rehearsal and performance facilities, classrooms, offices, common use areas, and building systems to provide for the relocation of the Sacramento Ballet into the building. Lessee shall commence Phase I Improvements within 24 months of the Effective Date and complete the Phase I Improvements within 48 months of the Effective Date of this Lease.
