Repairs by Lessee. (a) The Lessee shall, at its cost and expense, maintain the Leased Premises and all mechanical and non-mechanical installations therein and the exterior (including the roof) of that portion which houses the Leased Premises of the building of which the Leased Premises are a part, in good condition and repair, and at the expiration of this Lease or earlier termination hereof for any cause herein provided for shall deliver up the Leased Premises to the Lessor in the same condition and state of repair as at the beginning of the term hereof, reasonable wear and tear, taking by eminent domain and damage insurable under the standard New Hampshire fire insurance policy with extended coverage excepted. (b) The Lessee shall make normal repairs to and perform normal maintenance to the Leased Premises as needed, including, without limitation, the replacement of broken glass, interior repainting, the repair of floors, the keeping of windows and doors water tight and the maintenance in good operating condition of all plumbing, electrical, heating, sprinkling and other utility systems, it being understood that the Lessee may make any further repairs and replacements which the Lessee may desire although neither party shall be under obligation to do so. (c) The Lessee shall be responsible for replacement of windows, overhead doors and parking lot resurfacing, together with other repairs and replacements, utilizing, as a guideline, the Criterium-Turner Engineers report entitled, "Property Condition Assessment, 10▇-▇▇▇ Northeastern Boulevard, Nashua, New Hampshire, prepared for ▇▇▇▇▇▇▇▇▇ ▇▇▇▇▇▇▇▇▇▇▇, ▇▇ ▇▇▇▇▇▇▇▇▇▇ ▇▇▇▇ ▇▇▇▇▇, ▇▇▇▇ua, New Hampshire, dated April 16, 200▇". Repairs by Lessee. Lessee shall at its own cost and expense, make all repairs, structural or otherwise to the interior and exterior of said Premises. Repairs, as used herein shall mean all repairs, replacements, renewals, alterations, additions, improvements and betterment. The provisions of this section shall not apply in the case of damage or destruction by fire or other insured casualty or by eminent domain, in which event the obligations of the Lessor and Lessee shall be controlled as hereinafter provided.
Repairs by Lessee. Except as provided in paragraph 7.1 of this lease, Lessee shall, at its own cost and expense, maintain the Premises in a clean condition, and shall repair any damages to the roof, walls, structural supports, foundation, fences, parking area, plumbing, heating, air conditioning and electrical systems on the Premises that are rendered necessary by the negligence or abuse by Lessee.

Repairs by Lessee. Subject to Section 43, hereof, at its own cost and expense, Lessee agrees to repair or replace any damage or injury done to the Building, or any part thereof, caused by Lessee or Lessee’s agents, contractors, employees, invitees, or visitors, provided, however, if Lessee fails to make such repairs or replacement promptly, Lessor may, at its option, make repairs or replacements, and Lessee shall repay the cost thereof to the Lessor on demand, subject to Section 43.

Repairs by Lessee. LESSEE shall maintain, repair, and/or replace components as needed and keep in clean and good working order the electrical and interior plumbing fixtures, the electrical switches and receptacles, the commode and basins, the heating and air conditioning units, including thermostatic controls and filters and the sprinkler system. LESSEE shall maintain and repair to match all masonry, truck door and drainage downspouts damaged by LESSEE, LESSEE's agents, employees or invitees. LESSEE shall make all other repairs and perform all other maintenance which may be necessary to keep the Premises in clean and good working order other than those hereinabove set forth as the responsibility of LESSOR. It shall be the Landlord's responsibility to have the HVAC, electrical, lighting fixtures and plumbing fixtures in satisfactory working condition at the beginning of the lease term, and for ninety (90) days thereafter it shall be the Landlord's responsibility to keep it in good working order. After the ninety (90) day period it becomes Tenant's full and complete responsibility per the terms of this lease. LESSEE, at its sole cost and expense, shall enter into a regularly scheduled preventive maintenance/service contract with a maintenance contractor for servicing all hot water, heating and air conditioning systems and equipment within the Premises. LESSEE shall provide a certificate of coverage to LESSOR. The service contract must include all services suggested by the equipment manufacturer in its operations/maintenance manual and an executed copy of such contract must be provided to LESSOR prior to the date LESSEE takes possession of the Premises. The effective date of the service contract would be 90 days from the lease commencement date. If any repairs or maintenance described in this Paragraph 5 is not undertaken, LESSOR shall have the right (but not the obligation) to coordinate all repairs and maintenance and all costs so incurred by LESSOR shall be added to the rental of the Premises and be immediately due and payable by LESSEE to LESSOR.
Repairs by Lessee. All maintenance and repairs with respect to the leased premises and any fixtures attached thereto which are not the obligation of the Lessor shall be made by the Lessee. The Lessee's obligation to maintain and repair includes, but is not limited to, the plumbing, electrical wiring and equipment, heating and air-conditioning equipment, plate and window glass, overhead doors, pest control and other interior improvements. The Lessee covenants to take good care of the property and the fixtures and suffer no waste.
Repairs by Lessee. Except as otherwise provided, Lessee shall keep and maintain said Premises in a neat, clean and sanitary condition and in as good condition as at the inception of this Lease or as they may be in at any time during the continuance of this Lease, including without limitation all HVAC systems and equipment, all electrical wiring and fixtures, all cranes, all plumbing and sewage facilities and all windows, overhead doors and man doors, docks and appurtenances, within or attached to Building #7 or on the Premises. Lessee's duty to repair shall include replacement of parts or components of the Premises, or fixtures in the Premises that cannot be repaired. In the event Lessee fails to promptly undertake and reasonably complete repairs required under this paragraph, Lessor may, at its option, make the repairs at the expense of Lessee and the cost of the repairs shall be additional rent and shall be immediately due and payable.
