Interior Improvements definition

Interior Improvements. The term "Interior Improvements" shall mean all interior improvements to be constructed by Landlord in accordance with the Approved Specifications (e.g., HVAC equipment and distribution, transformer and power distribution, partitions, floor, wall, and window covering, lighting fixtures).

Interior Improvements means all improvements to be constructed by Tenant and paid for by Tenant as hereinafter set forth, and not included in the Shell Improvements set forth in Paragraph 1B above e.g., by way of example the Interior Improvements shall include and not be limited to, interior and exterior fire protection system to the extent not already existing at or in the shell as of the date of this Agreement; interior domestic water piping and electrical system; heating and air-conditioning system complete including associated roof screen(s), building interior sanitary system, interior water and gas piping systems, processing piping (if any), standard stair handrails, standard ten foot high suspended ceilings, standard ten foot high interior doors with standard door hardware in office areas and areas leading into the general laboratories and ceiling systems and heights, door heights and hardware in laboratories and manufacturing areas specific to and appropriate for their function and typical of a biotech laboratory/manufacturing environment, interior walls and movable or non-movable floor to ceiling partitioning, toilet cores and restrooms, painting, interior carpeting, vinyl floor covering, loading docks (if any), additional utility pads (including all construction elements of subject utility pads, including but not limited to enclosures), all permit and plan fees of any type whatsoever related to the Interior Improvements and Builder’s Risk insurance premiums as related to the Interior Improvements. Notwithstanding the foregoing, the termInterior Improvement Costs” shall not include real property taxes and assessments accruing prior to the Commencement Date. Such costs are covered in Paragraph 8 (“Tax Increases During Construction Period”) below.

Examples of Interior Improvements in a sentence

  • Tenant agrees to cooperate with construction personnel completing the Interior Improvements in the Premises and not cause any delay in the completion of these improvements.

  • Upon request by Tenant, Landlord shall inform Tenant of all written construction and equipment warranties existing in favor of Landlord which affect the Interior Improvements.

  • Tenant shall approve the final plans for the Interior Improvements or notify Landlord in writing of its specific objections by the due date specified in the Schedule of Performance.

  • When the Interior Improvements are Substantially Completed, Landlord shall submit to Tenant a final and detailed accounting of all Interior Improvement Costs paid by Landlord, certified as true and correct by Landlord's financial officers.

More Definitions of Interior Improvements

Interior Improvements. The term "Interior Improvements" shall mean all improvements to be constructed by Tenant and paid for by Tenant, both within the Building shell of each Building and any additional improvements which Tenant may, with the approval of Landlord, desire to make to the Property, to the extent not included in the definition of Shell Improvements as set forth above. By way of example, Interior Improvements shall include, but not be limited to, what are customarily considered tenant space improvements as applicable to the use being made of any interior portion of the Building, such as carpeting, vinyl floor covering, drop ceilings, interior plumbing, heating and air conditioning distribution systems, electrical distribution systems, painting, interior walls, floor to ceiling partitioning, the installation or distribution within any tenant spaces of any fire sprinkler, fire protection and life safety systems and equipment, any clean room modules, any monument signs for a particular Building (to the extent not constructed or completed as part of the Shell Improvements), any building permit fees, school fees, or other building mitigation fees associated with any Interior Improvements, premiums for any additional amount or period of coverage of insurance required to be carried hereunder (whether by Tenant or any Prime Contractors) with respect to the construction of any Interior Improvements and any contractor's fees, architect's fees and engineer's fees, applicable to the design or construction of any Interior Improvements. Interior Improvements as used herein shall include only the initial full buildout of any portion of the Building sufficient to obtain a certificate of occupancy or its equivalent for the use of such portion of the Building (and shall not include any subsequent alterations or additions to the initial buildout of such portion of the Building).
Interior Improvements means those improvements described by the Approved Plans that Tenant has the right to construct in the Premises pursuant to paragraph 2 hereof.
Interior Improvements means all partitions, windows, walls, wall coverings, HVAC equipment, lighting, ceilings, utility fixtures, and other improvements and fixtures, installed in the Building Shell to the extent that such improvements and fixtures are specified on the Final Interior Improvement Plans. In the event the bid of the independent contractor is less that quote from the existing architect and Xxxxx Xxxxx, Inc., by ten percent (10%) or more, Tenant may use the independent contractor unless the existing architect and Xxxxx Xxxxx, Inc., agree to meet the bid of the independent contractor, and paid for by the tenant as hereinafter set forth, and/or not included in the Shell Improvements set forth in the Paragraph above e.g., by way of example interior improvements shall include, but not be limited to, the fire sprinkler system drop heads; interior drop ceilings; interior plumbing; distribution of HVAC extensions beyond main HVAC shaft; HVAC pneumatic or DDC controls; electrical distribution from the main electrical room; emergency generator and UPS system; carpeting; vinyl floor covering; interior painting; window coverings; interior walls and movable floor to ceiling partitioning; interior doors and door hardware; security systems; data and telephone distribution beyond main riser, acoustic insulation; signage of any type beyond code required; Contractor's fees; Architect's fees; Engineer's fees; Builder's Risk insurance premiums as related to the Interior Improvements; and any Building Permit fees. Interior Improvements means all improvements to be constructed by Landlord and paid for by the parties as hereinafter set forth, within the building shell and/or not included in the Shell Improvements set forth in Paragraph 1A above E.G., by way of example interior improvements shall include, and not be limited to, the fire sprinkler system, elevators (if any), loading docks (if any), roof screens, drop ceilings, interior plumbing, heating and air conditioning system, electrical system, parking lot lighting, carpeting, vinyl floor covering, painting, interior walls and movable floor to ceiling partitioning, utility pads (including all construction elements of subject utility pads, including but not limited to, the exterior walls), normal contractor's fees, architect's fees, engineer's fees, Builder's Risk insurance premiums, and any school fees, City or governmental fees for connection to utilities.
Interior Improvements as defined in the Construction Agreement, in accordance with plans and specifications to be prepared by the Seller's architect who shall be approved by Buyer and Seller.
