Right to Use Common Areas. Tenant shall have the non-exclusive right, in common with others, to the use of any common entrances, ramps, drives and similar access and serviceways and other Common Areas in the Project. The rights of Tenant hereunder in and to the Common Areas shall at all times be subject to the rights of Landlord and other tenants and owners in the Project who use the same in common with Tenant, and it shall be the duty of Tenant to keep all the Common Areas free and clear of any obstructions created or permitted by Tenant or resulting from Tenant’s operations. Tenant shall not use the Common Areas or common facilities of the Building or the Project, including the Building’s electrical room, parking lot or trash enclosures, for storage purposes. Nothing herein shall affect the right of Landlord at any time to remove any persons not authorized to use the Common Areas or common facilities from such areas or facilities or to prevent their use by unauthorized persons.
Right to Use Common Areas. As an appurtenant right to Tenant’s right to the use of the Leased Premises, Tenant shall have the non-exclusive right to use the Common Areas in conjunction with other tenants of the Project and their invitees, subject to the limitations on such use as set forth in Article 4, and solely for the purposes for which they were designed and intended. Tenant’s right to use the Common Areas shall terminate concurrently with any termination of this Lease.
Right to Use Common Areas. Tenant and Tenant’s agents, representatives, employees and visitors, shall have the exclusive right to use during the Term the Building Common Areas, subject to Landlord’s reasonable rules and regulations and the provisions of this Lease.
Right to Use Common Areas. Landlord gives Tenant and its authorized employees, agents, customers, representatives and invitees the nonexclusive right to use the Common Areas with others who are entitled to use the Common Areas, subject to Landlord’s rights as set forth in this Section 7.4.
Right to Use Common Areas. As an appurtenant right to Tenant's right to the use the Leased Premises, Tenant shall have the right to use the Common Areas in conjunction with its use of the Leased Premises solely for the purposes for which they were designated and intended and for no other purposes whatsoever. Tenant's right to so use the Common Areas shall terminate concurrently with any termination of this Lease. Tenant, in its use of the Common Areas, shall at all times keep the Common Areas in a safe condition free and clear of all materials, equipment, debris, trash (except within existing enclosed trash areas), inoperable vehicles, and other items which are not specifically permitted by Landlord to be stored or located thereon by Tenant. Landlord shall have no liability to Tenant, its agents, employees, contractors and invitees in connection with their use of the Common Areas (including, without limitation, the recreation facilities located within the Common Areas) and Tenant, its agents, employees, contractors and invitees assume all risk of injury in connection with their use thereof, except for liability arising from the negligence or willful misconduct of Landlord, or Landlord's agents or employees.

Tenant shall in addition have the nonexclusive right, in common with Landlord and any tenant or other user of all or any portion of the remainder of Building 3 (the “Adjacent Space”) to use the area designated on Exhibit A-1 as the common areas (Building Common Areas”). In addition to Tenant’s obligations as set forth in this Lease, Tenant shall repair and maintain the Building Common Areas and keep the Building Common Areas clean at all times, the cost thereof to be shared between Tenant and any other tenant in Building 3 (“Adjacent Tenant”), based on relative square footage leased from Landlord under the applicable leases. Landlord agrees to provide in any lease with an Adjacent Tenant, that such Adjacent Tenant shall reimburse Tenant for the Adjacent Tenants share of such repair, maintenance and cleaning costs incurred by Tenant for the Building Common Areas pursuant to this paragraph. Tenant shall be solely responsible for collecting any amounts owed for such costs directly from the Adjacent Tenants.
Right to Use Common Areas. It is understood that Lessee and Lessee’s employees and customers shall have the right in common with other lessees of the building and their employees and customers to use the common areas designated by Lessor such as halls, stairs, parking, restrooms, malls and other public parts of the building and property.
Right to Use Common Areas. (a) Common Area Defined. The term “common areas” means all areas and facilities outside the Premises that are not leased to other Tenants and that are provided and designated by Landlord in its sole discretion from time to time, for the general use and convenience of Tenant and its authorized representatives and invitee’s, of other Tenants of the project and their respective authorized representatives and invitee’s, and of the general public. Common areas within and outside of buildings on the project such as, without limitation, pedestrian walkways, patios, landscaped areas, sidewalks, service corridors, elevators, restrooms stairways, decorative walls, plazas, malls, throughways, loading areas, parking areas and roads.
Right to Use Common Areas. As an appurtenant right to Tenant’s right to the use of the Leased Premises. Tenant shall have the exclusive right, except to the extent noted elsewhere herein, to use the Common Areas.
Right to Use Common Areas. VPC hereby license to Hut 8 (i) the non-exclusive right of the Hut 8, in common with VPC and its employees, agents and a contractors to the use of the common areas and facilities of the building in which the Office Space is located (including but not limited to the parking areas, exterior facilities, driveways, sidewalks, kitchen area and washrooms); (ii) the non-exclusive use to pass over the Lands to access the Premises and the Licensed Premises, which license may not be revoked during the Term.
