Site Constraints. The developable area of the lot is limited because of a watercourse and 20 metre non-disturbance area around the watercourse. Additionally, the space required for vehicular access, access to the underground parking area, surface parking spaces, and outdoor amenity area means the size of the building’s footprint is constrained. The underlying zone permits a maximum lot coverage of 50%, whereas the proposed development has a lot coverage of 26.8%. Building up, rather than out, is necessitated on this site.
Site Constraints. Prior to mobilization on the Project Site, Design-Builder shall submit to City for approval a Site Constraint Plan, including layout drawings to scale as required to fully describe the proposed locations of all temporary construction facilities and controls. This plan shall show the proposed activities in each portion of the Work area and identify the areas of limited use or nonuse. This plan shall also show proposed vehicle access routes and traffic control. Design-Builder shall confine operations at the Project to the areas designated in the Contract Documents and the approved Site Constraint Plan and within the hours permitted by all codes, laws, ordinances or permits, and shall not unreasonably encumber the Site or the adjoining sidewalks, streets, and alleyways with any material, equipment, or debris. In that regard, Design-Builder shall keep the Site and surroundings clean and in a safe condition. Design-Builder shall use only those locations approved by City for locating Design-Builder’s trailers, staging areas, lay-down areas, and other construction operations. Design-Builder shall not unreasonably encumber the Site with any materials or equipment, nor permit any persons on the Site or any activity at the Site, except as the presence of those persons or that activity is directly related to the Project. Design-Builder shall be liable for any and all damage caused by it to City’s premises.
Site Constraints. (1) The Contractor assesses and identifies all constraints at the Employer’s site. Possible constraints include, but is not limited to:
(1.1) Uncontrolled environmental conditions as a result of ambient temperature fluctuation, relative humidity, wind fluctuation, dust ingress, water ingress, oil ingress, electromagnetic interference, radio frequency interference, noise interference, vibration interference and lightning interference.
(1.2) Accessibility for maintenance. (1.3) Availability of power sources.
Site Constraints. The delivery of the bladders will be at Vereeniging Pumping Station (VG). VG is the National Key Point (NKP) and the NKP regulations are applicable. Permit to access will have to arranged prior the delivery date to minimize any delays during the delivery date. VG operating hours are from 07:00 to 16:00 Monday to Thursday and 07:00 to 14:00 on Fridays. The supplier to ensure that proper equipment is available to offload the bladders are provided as part of this tender. Rand Water will not free issue any offloading machinery to the supplier.
Site Constraints. The site has a geodetic elevation of 3 to 4 feet (0.9 to 1.2 metres) and is located within the Fraser River flood plain. It is subject to regulations that limit the development at grade for each unit to 451.9 square feet (42 square metres) for automobile parking and 118.4 square feet (11 square metres) for an entry area. No storage or habitable floor space is normally allowed at grade. The underside of the floor system for the habitable space must be clear of 11.53 feet (3.53 metres) GSC.
Site Constraints. Despite its strategic location, the site is heavily constrained by natural topography and existing development as well as its proximity to the busy Western Harbour waters. The existing land area at the site is insufficient to accommodate the required 200ha container terminal and 80ha port backup area specified in the brief. Opportunities for formation of a land platform for the development on existing land are limited by the adjoining hillsides and man-made slopes as well as the existing Nam Wan and planned Tsing Yi Lantau Link (TYLL) tunnels. Reclamation is restricted by the Victoria Harbour Limit to the East and the Ma Wan Fairway to the west and accordingly, the required land area can only be provided through significant reclamation to the south, with associated impacts on the existing marine users in the Western Harbour (refer Figure 2.1.2).
Site Constraints. 5.2.1 As mentioned in Paragraph 2.2 above, the capacity of the South Works has to be increased by more than 50% in the current footprint available for the South Works. The space available for the reprovisioning is further constrained by the need to maintain the continuous operation of the North Works and the fact that all the reprovisioned common facilities will have to be completed and commissioned before the existing common facilities can be decommissioned. Therefore, vertical excavation with earth lateral support (ELS) will be adopted for construction of treatment process units.
5.2.2 Due to space constraints on the existing site and to allow a more effective delivery of water treatment chemicals from chemical house to various treatment units, it is proposed to reprovide a chemical house (named as Water Treatment Works Logistics Centre) to be placed in a central location of the site. As a result, it is necessary to cut-back the above mentioned engineered slope. This has been presented and agreed in-principle with the Sha Tin District Council in its Development and Housing Committee (D&HC) meeting held on 3 September 2009.
Site Constraints. Prior to mobilization on the Site of a Project, Contractor shall submit to Owner for review and acceptance a Site Constraint Plan for such Project, as defined in and in accordance with the requirements of the Supplementary Conditions.
