Tenant’s Project Manager. Tenant shall retain a project manager (the “Project Manager”), subject to Landlord’s reasonable approval, to oversee the day-to-day construction of the Tenant Improvements and to direct the Contractor in connection with the construction of the Tenant Improvements. For the purposes of this Tenant EXHIBIT B 000 XXX XXXXXXXXXX XXXXXX Work Letter, The CRE Group is hereby approved as Tenant’s Project Manager. Landlord shall cause the Contractor to reasonably cooperate with Tenant and the Project Manager in connection with the construction of the Tenant Improvements.

Tenant’s Project Manager. Tenant shall enter into a contract with a third-party project manager reasonably approved by Landlord, and shall use commercially reasonable efforts to do so within sixty (60) days after the Effective Date of the Lease. Tenant’s project manager will participate in meetings when requested to do so by Landlord, and otherwise provide project management services to Tenant. If Tenant’s project manager is not granted decision-making authority on behalf of Tenant, Tenant shall also designate a representative who does have decision-making authority, and such representative shall also participate in any requested meetings. Tenant’s designated project manager or other representative shall be the only person authorized to communicate with Landlord or to request Tenant Modifications.
Tenant’s Project Manager. Tenant shall retain a project manager (the "Project Manager"), subject to Landlord's reasonable approval, to oversee the day-to-day work of construction included in the Landlord's SMB Work and to direct the general contractor engaged by Landlord pursuant to the SMB Construction Contract ("SMB Contractor" for the purposes of this Tenant Work Letter) in connection with the construction of the Site Modernization/Beautification Improvements. Landlord shall use commercially reasonable efforts to cause the SMB Architect and the SMB Contractor to reasonably cooperate with Tenant and the Project Manager in connection with the Landlord's SMB Work of construction of the Site Modernization/Beautification Improvements in accordance with the Project Schedule. Tenant shall use commercially reasonable efforts to cause the Project Manager to reasonably cooperate in good faith with Landlord's project manager, Project Management Advisors ("PMA"), in connection with Landlord's SMB Work of construction of the Site Modernization/Beautification Improvements. Tenant's Project Manager, as well as Tenant's Representative set forth in Section 6.3, below, shall have the right to perform a walk-through inspection of the Site Modernization/Beautification Improvements prior to Tenant's approval of each SMB Draw Request (as defined in Section 3.4 below) for purposes of determining the condition of the Site Modernization/Beautification Improvements and confirmation of the information contained in such SMB Draw Request (each, a "SMB Progress Payment Walk-Through Inspection"). Additionally, Tenant's Representative and Project Manager will have access to the Project Site and the Landlord's and the SMB Contractors' books and records with respect to the SMB Landlord's Work of construction of the Site Modernization/Beautification Improvements, and will be provided with copies of all shop drawings and samples for review for compliance with the Tenant-approved design documents for Site Modernization/Beautification Improvements, participate in weekly project meetings, as reasonably required for construction management services of the Landlord's SMB Work on behalf of Tenant, and to participate in the walk-through inspection of the Site Modernization/Beautification Improvements upon Substantial Completion of each SMB Project (and the final walk-through inspection upon Substantial Completion of the last phase of Landlord's SMB Work) to determine whether the Delivery Condition has been satisfied (in ...

Tenant’s Project Manager. Tenant has elected to retain CresaPartners’ Project Management Consulting Services (“Tenant’s Project Manager”) as Tenant’s construction manager to assist Tenant with the process of design and construction of the Tenant Improvements. Landlord will fully cooperate with Tenant’s Project Manager and Landlord will cause the Contractor to fully cooperate with Tenant’s Project Manager throughout the process of design and construction of the Tenant Improvements, in the review of all bid sets of the plans for the bidding of the Tenant Improvements and will keep Tenant’s Project Manager reasonably and timely informed of the progress of design and construction of the Tenant Improvements and will permit Tenant’s Project Manager to attend design and construction meetings during the course of the design and construction process. Landlord will pay Tenant’s Project Manager a sum equal to four percent (4%) of the Tenant Improvement Allowance, which payments will be deducted from (and which payment obligation is in all events subject to), the Improvement Allowance. Such payments will be made in equal monthly installments during the course of design and construction of the Tenant Improvements pursuant to a schedule approved by Tenant.
Tenant’s Project Manager. Tenant has employed The Staubach Company (the “Project Manager”) to provide project management services with respect to the Leasehold Work, and shall pay any fees due to the project manager for such services; provided that Tenant may draw upon the Improvements Allowance and the Additional Allowance to pay such fees.
