Term and Premises. In consideration of the covenants and agreements herein contained and in consideration of the payment by Xxxxx Xxxxxx the sum of $0.00 on execution of this Agreement, the District leases to Xxxxx Xxxxxx that certain real and personal property herein described for a term commencing on August 14, 2019, and ending on May 22, 2020. A. The real and personal property covered by this Lease is described as : i. All that real property situated in the County of Canyon, State of Idaho described as: ii. All the personal property located on the above-described reality and described as: B. Xxxxx Xxxxxx shall have no option to purchase or otherwise acquire title to or ownership of any of the property or equipment of the District and shall only have the right to use it under and subject to the provisions of this Agreement. A key to the outside of the building and Xxxxx Xxxxxx office will be furnished by the District. a. Access to the building is Monday – Thursday 7:30 am to 4:30 pm. b. If school is not in session, no access will be given to building.

Term and Premises. For the term and upon the provisions set forth in that certain written lease of even date herewith from Landlord to Tenant (“Lease”), all of which provisions are specifically made a part hereof as fully and completely as if set out in full herein, Landlord leases to Tenant and Tenant leases from Landlord that certain real property consisting of land and improvements (“Premises”) located in the City of West Columbia, Lexington County, State of South Carolina, described on Exhibit “A”, which exhibit is attached hereto and made a part hereof, together with all rights of ingress and egress and all other rights appurtenant to said Premises, including, without limitation, the right to use the building(s) constructed or to be constructed on the Premises for the purposes contemplated in the Lease, all of which rights are more particularly described in the Lease. 2.

The entire Premises is marked in blue on the plat attached hereto and made a part hereof as Exhibit "A, " with the initial 7,500/rsf being called the "Initial Premises" and the additional 2,500/rsf (outlined in yellow) being called the "Expansion Space." (b) Lessee accepts the Premises in its current "AS-IS" condition without requiring any improvements or alterations by Lessor. Lessee represents that it has been afforded the opportunity and has the expertise, or the resources necessary to engage others with the expertise, to fully inspect and examine the condition of the Building and the Premises, and Lessee has concluded that the existing condition of the Premises and the Building is acceptable to Lessee and suitable for Lessee's intended uses and purposes, except for any latent defects contained in the Premises that would materially interfere with the use of the Premises as general office space. (c) As used throughout this Lease, the phrase "Term" shall mean the Original Term, and any renewal term which is exercised by the Lessee pursuant to the provisions hereof, and any other extensions or renewals of this Lease. As used throughout this Lease, any reference to "termination" of the Lease shall include termination by expiration of the Term, as well as any other termination of the Lease. No termination of this Lease shall be deemed to release any party hereunder from any obligations or liabilities owed to the other party hereunder which accrued prior to the date of termination.
